Interior design in Damansara Heights begins with the shade
Damansara Heights, the Kuala Lumpur neighbourhood also called Bukit Damansara, is where Sundays in Bed designs new condos and landed homes across the hill.
If your home sits high on the hill, you’ll notice the light before anything else. It comes in hard and from above, and by afternoon it has moved well across the floor.
So we’d plan the shade as carefully as the furniture: a sheer for the bright hours, a dim-out layer behind it, and nothing precious left where the sun lands. Solid timber fades unevenly in strong light, and a well-placed rug spares it.
Before you buy a sofa, spend one afternoon in the empty rooms and mark where the sun sits at three o’clock. That’s where a rug protects the floor, and where you’ll want the sheer drawn on most days.
The Peak sits about 130 m above sea level, one of the highest points in the neighbourhood, and its developer drew large overhangs for shade.
The hill was a rubber estate until the early 1970s, when it was laid out as housing for government officers. DBKL’s low-density guideline still names Bukit Damansara, so detached lots here stay as houses.

Time on site shapes what a Damansara Heights renovation costs
In Damansara Heights, eight renovations published by other firms had a median spend of RM440,000 and ran from 4 to 110 weeks on site, and the length of the work moved the cost more than floor area did.
If your plans include a house, the calendar may move the cost more than the floor area does.
So we’d settle the drawings before anyone starts and ask each contractor for weeks on site alongside the price, so no trade waits on a decision.
Where those records give the home’s value, the work came to 2% to 13% of it.

What some buildings hand over
- The Peak: a Binova dry kitchen, Miele and Bosch appliances, Hansgrohe, Villeroy & Boch, Toto and Kasch in the bathrooms, a Guzzini & Fontana master wardrobe, solid timber and marble floors, and ceilings of about 3.3 m. These are the developer’s descriptions before completion; your sale agreement governs.
- Aira Residence, new tower: imported marble in the gallery, kitchens and bathrooms, engineered white oak laid in herringbone, a Miele dry kitchen and a De Dietrich wet kitchen, and ducted air-conditioning you control room by room.
- DC Residensi: Poggenpohl kitchen cabinets, Miele appliances, granite tops, Catalano sanitaryware, Gessi tapware, and marble and walnut parquet floors, as sold between 2013 and 2016.
- Windsor Suites: compressed marble in the living, dining, kitchen and bathrooms, solid timber strip in the bedrooms and study, and chilled-water air-conditioning with its own control in each home. Kitchen cabinets, appliances and wardrobes aren’t on the specification list.

- DBKL’s low-density guidelineIts title names Bukit Damansara. Detached lots stay as houses, and any building on a hill slope needs a geotechnical study first.
- Your building’s managementAgrees in writing before work starts, and can ask for a deposit, set hours and name a finishing date. None of the twelve buildings above publishes its rules, so we ask the office first.

Do you design bungalows in Damansara Heights?
Yes, room by room, with a fee for each room you’d like designed. Our specialty is new homes after handover, so for an older house we’d walk through the scope with you on the first call. DBKL has no renovation guideline written for bungalows; its low-density, slope and minor-works guidelines are the ones that apply.

Do I need DBKL approval to renovate in Damansara Heights?

Is Bukit Damansara the same place as Damansara Heights?
Yes, one neighbourhood under two names. DBKL’s low-density guideline calls it Bukit Damansara, while addresses here read Damansara Heights, Kuala Lumpur 50490. Either way City Hall (DBKL) is the council, and either way it’s where our studio is.
What does a three-bedroom home in Damansara Heights cost to design and furnish?
A three-bedroom we designed at Regent Suites, about 1,450 sq ft, came to about RM145,000 with furniture. The owners cook seriously, so the developer’s kitchen was kept, then modified and extended; the rest went to built-ins, joinery and furniture. That sits well below the RM440,000 median of the renovations other firms have published here, five of the eight of them houses.
What is the 3-5-7 rule in interior design?
It’s the habit of grouping objects in odd numbers, three, five or seven, because odd groups look gathered rather than lined up. It suits an entrance that is a room in its own right, like the private lift hall of a full-floor home at The Peak: three pieces of different heights on a console make a better welcome than one vase on its own.
What is the 70/30 rule in interior design?
It’s a balance for a calm room: roughly 70% in one base look or colour, 30% in something that contrasts with it. At DC Residensi in Damansara Heights, the walnut parquet and Poggenpohl kitchens the homes were sold with already set much of the larger share, so the smaller one is where your own pieces come in: the art, a rug, the lighting.
Can I renovate the kitchen in a Damansara Heights condo?
Yes, once your management agrees in writing, and moving the sink or other plumbing needs the authority’s sign-off too. Many kitchens in Damansara Heights come fitted, such as The Peak’s Binova dry kitchen and DC Residensi’s Poggenpohl cabinets, so the work is often new tops, fronts or a better layout rather than a new kitchen. Windsor Suites’ specification list names no kitchen cabinets at all, so we check what yours came with first.
Is wainscoting still in style?
It is, when it’s drawn for the room rather than copied from a period house. In a Regent Suites living room we designed in Damansara Heights, classic cornices and wainscoting were redrawn with cleaner lines, then set against forest green, maroon and walnut, so the panelling reads as calm rather than old-fashioned.
Is your studio in Damansara Heights?
Yes, our studio is in Bukit Damansara, the same neighbourhood as Damansara Heights, at a Kuala Lumpur 50490 address, so a home on this hill is a few minutes from us. The RM200 site visit is waived if you go ahead with us.
