Three low blocks, four bedrooms and short-stay guests in the building: what shapes a Chempenai Park brief?
Homes of about 1,700 to 1,900 sq ft, built around 1990, in a development where some apartments are let as serviced suites. So the work is renewing a large, older home and making it feel entirely private.

Chempenai Park, also spelt Cempenai Parc, sits on Jalan Chempenai in the quieter Semantan side of Bukit Damansara. It is freehold, and small by any measure: three blocks of five storeys each, completed around 1990.
Residents share a pool, jacuzzi, sauna, gym, clubhouse and jogging track, with 24-hour guards. Semantan MRT is about 1 km away, and Jalan Semantan, Jalan Duta and the SPRINT are close by.
Chempenai Park units are about 1,700–1,900 sq ft built-up, with three or four bedrooms.

PropertyGuru likens the layouts to a house, and the sizes bear it out. At up to 1,900 sq ft, the question is what each room is for, not how to fit everything in.
Age is the other half of the brief. Whatever a previous owner changed, the wiring, pipes and waterproofing underneath may date from the first handover.
And the neighbours vary. Hotel sites list several apartments here as furnished short-stay suites, under the name Cempenai Parc Residences. For an owner who lives here, a quiet, secure front door matters more than usual.
A spare bedroom, an older kitchen, short-stay neighbours: what does a Chempenai Park home decide first?
Who uses each room, and what you hear from outside your front door. Settle those, and the finishes almost choose themselves.
Rooms with a purpose. In 1,900 sq ft with four bedrooms, one room often drifts into storage. We give it a role first, a study, a room for visiting parents or a den, because its lighting and joinery depend on that.
The kitchen. Short-stay listings here describe full kitchens, with ovens and dishwashers; yours may differ. If it is closed, we decide whether heavy cooking keeps it that way, or a glass screen opens it to the dining.
Quiet at the door. With some neighbours on short stays, suitcases and late arrivals can come and go in your block. A solid-core door, acoustic seals and a door closer keep that noise outside, and an owner’s lockable cupboard helps anyone who lets.
The services. A home from around 1990 was wired for fewer air-conditioners and no induction hob. We have the distribution board and bathroom floors checked before anything is chosen, so new tiles never cover an old leak.
What to leave alone. A previous owner or a letting fit-out may have left sound cabinets, doors or appliances. We keep what works. And with a pool, sauna and gym downstairs, no bedroom needs to become a home gym.
What does it cost to design and furnish a three- or four-bedroom at Chempenai Park?
For a 1,700 sq ft three-bedroom here, the Sundays in Bed design fee is estimated at RM26,875–34,005; for a 1,900 sq ft four-bedroom, RM30,440–37,570. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a three-bedroom here comes to about RM259k–425k in all.
Spend where it matters. Skip what doesn’t. At Chempenai Park that usually means the wiring, the kitchen and the bathrooms used every day. Choose a size, then switch on the rooms you want designed. Each figure is an estimate until contractors quote.
3 bedrooms, 2 bathrooms and the kitchen: 6 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is the usual brief here: the living and dining, the closed kitchen, every bedroom and two bathrooms. The higher one allows for two more rooms you might want designed, such as the remaining bathroom or a powder room for guests.
Curated is priced with furniture from Commune, Cellini or Poet Living, and Bespoke with Space Furniture, BoConcept or Molteni&C. Both are October 2026 guides, not quotations.
Every home here is a resale from around 1990, and priced as one. We’ve assumed not every bathroom needs designing, so each size counts two. Count only the ones you’d change.
No Chempenai Park floor plan is published, so a closed kitchen is priced and yours is confirmed on the visit. The ranges include new air-conditioners, cabinets, appliances and wardrobes. Where a letting fit-out left usable appliances, keep them and spend less.
Furnishing to let? Some Chempenai Park homes are let, a few as short-stay suites. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for each bedroom, bathroom, study or closed kitchen we design, and RM5,485 for the living and dining when they share one open space. A bedroom you’re happy to leave untouched isn’t counted.
We write the total down and agree it with you before drawing begins, and you pay it in stages. Our fee has no link to what the builders charge, so marble in place of porcelain on a four-bedroom’s floors adds nothing to it.

Planning works at Chempenai Park. Where the works need a DBKL permit, your licensed contractor applies for it. The management office will usually want to see and approve the renovation first.
Chempenai Park’s renovation deposit, permitted hours and delivery rules aren’t published, so we ask for the current terms before any contractor prices the job. A note to your neighbours, and to the serviced-suite operator if one is next door, saves a lot of goodwill.

The closest in size is a 1,730 sq ft three-bedroom at Seri Duta II in Taman Duta: RM300,000, about RM173 per sq ft, over ten weeks on site.
Keep a sound kitchen or bathroom and you would spend less. Our fee is the same whichever of these you build, because it is set per room, not on the works.

Is an apartment here from around 1990 worth renovating fully, or just refreshing?
That depends on what’s behind the walls. If the wiring, pipes and bathroom waterproofing have been redone, a refresh of finishes and furniture may be enough. If they date from around 1990, it is usually worth doing them once, properly, before anything decorative.
