Why do 3.5 m ceilings and double-volume lofts change a Clearwater brief?
Clearwater is one 18-storey block of 108 homes, built in 2011 with 3.5 m ceilings, two-storey lofts and penthouses with plunge pools. The brief here is about using that height well, and renewing what fifteen years have worn.
Sundays in Bed is a residential interior design studio in Kuala Lumpur, working across Damansara Heights for a fee per room, agreed in writing before we begin.
Clearwater Residence is one freehold block of 18 storeys on Jalan Changkat Semantan, a short walk from Semantan MRT, completed in 2011. Singapore’s Eco-id designed it for Clearwater Developments as a small, spa-minded building, with a three-floor wellness club built next door.
Clearwater’s 108 units range from 826 to 4,735 sq ft built-up.

Ceilings are 3.5 m, 4.2 m in the penthouses, and lofts rise two floors behind full-height glass. Lower the ceiling to hide a pipe and you lose the reason people bought here.
The other half of the brief is age. Every master bathroom was built as a small spa, with a deep tub and a steam shower, and the air-conditioning hides in the ceilings. Fifteen years on, some deserves keeping; some needs renewing.
Steam shower, jacuzzi terrace, the loft stair: what should a Clearwater owner settle first?
The parts of the home that are special to this building, and that cost the most to change later. Decide them early and the rest of the design follows easily.
The double-height living room. In the lofts the living room rises through two floors. Curtains, a pendant and art all need planning at that scale, and soft surfaces stop a tall room from echoing. A standard-length sofa can look lost here.
Who sleeps upstairs. In one loft described in 2014, the guest room and study were up a glass-railed stair. That suits parents who’d rather avoid steps, or a quiet study. We plan the rooms around who climbs.
The steam shower. Each master shower was built to double as a steam room. After fifteen years, the seals, the waterproofing and the steam unit decide whether it stays. We have it checked before designing the bathroom around it, or replacing it.
Water outdoors. Superpads have a jacuzzi on the terrace and penthouses a plunge pool. Both need shade, drainage and upkeep. Whether yours stays filled, and how the terrace is furnished, is worth deciding before the rooms inside it.
What we leave alone. The 3.5 m ceilings and full-height glass are the building’s best features, so we keep both and work around them. Sound 2011 kitchen cabinets or wardrobes can often be refaced rather than ripped out.
What does it cost to design and furnish a Clearwater Residence loft or penthouse?
For a 1,555 sq ft 2+1 loft here, the Sundays in Bed design fee is estimated at RM23,310–30,440; for a 3,283 sq ft penthouse, RM30,440–37,570. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 2+1 loft here comes to about RM235k–389k in all.
Spend where it matters. Skip what doesn’t. At Clearwater that usually means bathrooms, air-conditioning and lighting for a tall room, rarely the glass. Pick your type, then turn on only the rooms you’d like drawn. Every figure is an estimate until contractors quote.
2 bedrooms, a study and 2 bathrooms: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a usual Clearwater brief: living and dining with the kitchen, each bedroom, any study, and every bathroom but one (a one-bedroom’s only bathroom is counted). The higher adds a room, or two from 1,200 sq ft, such as that last bathroom or a closed kitchen.

Every Clearwater home is now a resale, so we’ve assumed not every bathroom needs designing and counted one fewer than each plan has, but never fewer than one. The three-bedroom loft and penthouse bathroom counts are assumed. The study is priced; the maid’s room isn’t.
No kitchen plan is published, so each type is priced with an open kitchen, confirmed on the visit. The ranges include new air-conditioners, kitchen cabinets and wardrobes. Clearwater handed over all three in 2011; where yours are sound and kept, expect to spend less.
Furnishing to let? Clearwater homes, near Semantan MRT, let for RM3,800–14,000 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. We charge RM3,565 for each bedroom, bathroom or study we design, and RM5,485 for the living and dining together. A loft’s upstairs guest room you’re happy with simply isn’t counted.
The sum is written down and agreed before any drawing, then paid in stages. Since it never follows the contractors’ bills, choosing stone for the steam shower over tiles leaves it unchanged.
Your figure comes first. Tell us what you’d like to spend on a one-bedroom or a penthouse, and we design to that number. Making it larger isn’t our job.
How does a renovation run in a block of only 108 homes, fifteen years on?
Quietly, and with the neighbours in mind: in a building of only 108 homes, neighbours notice the work. One designer stays with you from the first call to the styled rooms. We design and manage; contractors you choose build, from quotes we collect and compare.

A fifteen-year-old spa bathroom, a ceiling full of hidden air-conditioning and a management office to satisfy: there’s plenty to keep track of. That’s our part of the work, not yours. How a project runs
Before work begins at Clearwater. The DBKL permit, where the works need one, is normally applied for by your licensed contractor. The building’s management will usually want to see and approve the plans first.
Clearwater’s renovation deposit, permitted working hours and how lifts are booked for deliveries aren’t published, so we ask for the current terms before anything is priced. Work on a steam shower, jacuzzi or plunge pool also deserves waterproofing checks below and beside it.
Fifteen years on, how does a Clearwater home become yours rather than the last owner’s?
By keeping the building’s good bones and replacing the rest with things chosen for you. Homes here have often been let, some as monthly serviced stays, so a new owner can start with someone else’s sofa and someone else’s taste.
A loft might hold a couple working from home, a parent who’d rather not climb, or a family with a helper. We start with yours: who cooks, who stays, who needs a desk. A tall room impresses easily; making it comfortable takes care.

Damansara Heights renovations, on the published record
We haven’t designed a Clearwater home yet. Published renovation records for Damansara Heights give a median of RM131 a sq ft. Two are apartments: 1,200 sq ft at Residensi Damansara 56 for RM100,000; 5,000 sq ft at Aira Residence, RM800,000.
At that median, renovating a 1,555 sq ft loft end to end comes near RM205,000, a 3,283 sq ft penthouse near RM430,000. Keep sound 2011 fittings and it costs less. The records are on our Kenny Hills and Damansara Heights renovation cost index.

Clearwater Residence questions, answered
Can the steam shower in a Clearwater master bathroom be kept?
Often, if the enclosure still seals and the waterproofing beneath is sound. After fifteen years the steam unit may need servicing or replacing. We run it on the site visit and, if there’s doubt, have a contractor check the waterproofing before we design around it or make it a generous ordinary shower.
What can be done with a Superpad’s jacuzzi terrace?
Plenty. Shade, outdoor-grade furniture and planting can make it the best room in the home. If you rarely use the jacuzzi, ask management what changes are allowed before planning around it. Good drainage matters either way, so rain doesn’t sit on the terrace.
How do you light and dress a double-height loft living room?
In layers. A pendant sized for the volume, wall lights at a human height and lamps near seats keep it warm at night. Curtains run the full height on a track that’s easy to reach or motorised. Rugs and upholstery soften the echo.
Can the study or maid’s room in a loft or 2+1 change its job?
Yes. The study can become a nursery, a guest room or a dressing room, and the maid’s room a store or laundry. A room we design adds RM3,565 to our fee; one you leave as it is adds nothing.
How much does it cost to renovate and furnish a Clearwater loft?
A 1,555 sq ft 2+1 loft is estimated at RM212k–366k to renovate and furnish at Curated (Commune, Cellini or Poet Living), or RM410k–791k at Bespoke (Space Furniture, BoConcept or Molteni&C), before our fee. Keeping sound 2011 fittings brings it down.
Who needs to approve renovation work at Clearwater Residence?
The building’s management first, and DBKL where the works need a permit, usually through your licensed contractor. Deposit, working hours and lift bookings aren’t published, so we confirm them before pricing. Steam showers and pools need extra care with waterproofing.
