Sri Hartamas interior design begins with the room you avoid
Sri Hartamas is a Kuala Lumpur neighbourhood of low-rise condominiums, townhouses, semi-detached houses and small bungalows, built from the 1980s, and Sundays in Bed is an interior designer for its condos and houses.
If you’ve lived in your home for a while, you already know which rooms work. They can stay as they are.
Before you call anyone, notice for a week which room you walk past, or put off tidying, or never quite sit in. That room tells us more about where to begin than any wish list.
The neighbourhood grew from the 1980s on a 260-acre former rubber plantation. Desa Sri Hartamas, around Plaza Damas, is its commercial centre; Mont Kiara lies next door and Bukit Damansara to the south-east. Our studio is a few minutes away, in Damansara Heights.
An underground Sri Hartamas station is planned on the MRT Circle Line, with construction expected to start in 2027. On the nine undeveloped parcels off Jalan Sri Hartamas 1, no homes had been announced by April 2026.
The room in the photograph near the top shows the restraint we mean: a long sideboard, two chairs and a plain plaster wall, with nothing built that didn’t need building.
Sri Hartamas layouts, from curved towers to bungalow lots
In Sri Hartamas, Sundays in Bed has an owner’s guide to Sunway Palazzio, and the neighbourhood’s other homes run from ten-storey condominiums to the bungalow lots of Hartamas Heights.
If your home is at Sunway Palazzio, some of its outer walls curve. Its two towers were drawn like a bird’s wings.
A sofa, a bed or a wardrobe never sits happily against a curve, so we’d furnish from the straight walls and leave the curved one to its window, with a curtain track bent to follow it.
Each home is reached by two lifts that open into its own lobby, and a separate service entrance leads in by the wet kitchen. We’d design that side as the working door: a place for deliveries, the shopping and the laundry to arrive without crossing the living room.
Palazzio’s Types A/F, J/K and L/M add a study, and in Type J/K each of the four bedrooms has its own bathroom. Six penthouses at the top run from about 8,000 to 10,258 sq ft.
We found no new homes due to complete inside Sri Hartamas before 2028, so every home below has years of living behind it.
Much of the smaller stock is Mayland’s. The developer of Plaza Damas, on a 14.17-acre freehold site, also built Menara Hartamas and, across from Hartamas Shopping Centre, Plaza Damas 3: 1,452 serviced apartments of 430 to 1,300 sq ft in the Carlton, Chelsea and Cliveden blocks, over three floors of shop offices, begun in 2008. Its Waldorf Tower on Jalan Sri Hartamas 1, finished in September 2008, holds 228 homes, mostly studios from 480 sq ft. In a studio of that size, a screen between the bed and the sitting area can do more than a larger sofa.

In Sri Hartamas, the Sundays in Bed design fee for a three-bedroom Sunway Palazzio home, with both kitchens and two bathrooms redone, is an estimated RM30,440–37,570: a fee per room, agreed in writing before we begin.
A Sri Hartamas kitchen or bathroom can be a project of its own. If it’s the kitchen or a bathroom that bothers you, the rest of the home can be left alone. Each room is designed and priced on its own.
At Palazzio every plan has a dry kitchen open to the dining and a wet kitchen closed off beyond it, with the laundry and the helper’s room. After fifteen years, both sets of cabinets may be due at once, while the plumbing points stay put, so keeping the layout is the sensible place to start.
With four or five bathrooms in the larger homes, start with the one you use every morning, and leave the others until you’ve lived with it.

No one has published Sri Hartamas renovation costs, so here is what we’d use
No cost index covers Sri Hartamas, so for a resale three-bedroom of about 1,600 sq ft, with two bathrooms redone and new floors, Sundays in Bed estimates renovation and furniture at RM232k–398k at Curated finishes, before the design fee.
If you’ve searched for what a Sri Hartamas kitchen costs and found nothing local, that matches what we found. We won’t borrow Mont Kiara’s figures, because they describe other buildings.
Our estimate comes from typical costs for each part of the job. The number to trust is your contractors’ quotes on our drawings, so ask each one to price the kitchen and every bathroom as separate lines, and decide room by room.
Renovating in Sri Hartamas: what needs an architect, and what doesn’t
In Sri Hartamas, DBKL lets a house owner apply directly for minor works, while structural or layout changes need an architect’s or engineer’s plans.
Sundays in Bed draws the plans and looks after the site.
If you’re thinking of opening a semi-D’s kitchen to the dining room, the wall between them decides the paperwork.
So we’d find out what it carries before drawing anything, and you’d know whose signature the plan needs. Call us before you sign with a contractor, so the drawings and the permits follow one plan.
Who says yes in Sri Hartamas
We’d ask for your house’s approved plans, or your building’s renovation rules, before the first sketch.
- DBKL, for minor works on a houseRM100 a permit, one job each, finished within three months, Monday to Saturday, 9am to 6pm, and you can apply yourself. Built-in cabinets, wiring, lighting and paint need none.
- DBKL’s house guidelinesIt publishes renovation guidelines for existing semi-detached houses (June 2020) and terraces (2020, with a 2025 update), and none for bungalows, so a Hartamas Heights house works from its setback, hillside and slope guidelines.

Sri Hartamas questions, answered
Can you redesign just the kitchen or a bathroom in my Sri Hartamas home?
Yes. Each room is designed and priced on its own at RM3,565, so a kitchen and a bathroom make a brief in themselves. A dry kitchen and a wet kitchen count as two rooms. We’d check the plumbing and waterproofing before choosing any finish.
Do you design Sri Hartamas townhouses and semi-Ds as well as condos?
Both, room by room and at the same rate. New homes after handover are our specialty, and none are due in Sri Hartamas before 2028, so with a townhouse or semi-D we’d look at what earlier owners changed and walk through the scope with you on the first call.
Do you design homes at Sunway Palazzio?
Yes, at the same fee per room. Its 160 homes run from 2,507 sq ft, and every one opens from a private lift lobby. Our Sunway Palazzio guide walks through the plans.
Where does Sri Hartamas end and Mont Kiara begin?
The line blurs both ways. Sunway Vivaldi’s postal address is in Desa Sri Hartamas, though it is sold as Mont Kiara, and Hartamas Regency 2 has a Jalan Duta Kiara address. We design homes on either side, and Mont Kiara has its own page.
How much does it cost to hire an interior designer in Sri Hartamas?

What is a normal budget for interior design in Sri Hartamas?

What is the 70/30 rule in interior design?
The rule gives most of a room, about seven parts in ten, to a single colour or material, and the other three to a contrast. At Sunway Palazzio in Sri Hartamas, the dry kitchen is open to the dining, so its fronts and worktop belong to the living room’s seven parts, while the wet kitchen, shut away behind it with the laundry, can keep a plainer, harder-wearing palette of its own.
What is the 3-5-7 rule in interior design?
Group objects in threes, fives or sevens and they look collected; pairs tend to look arranged. In a Sri Hartamas condo such as Sunway Palazzio, the private lift lobby is the first space a guest sees, and three well-chosen pieces on a console there say more than a crowded shelf; ask the management first, since it may count the lobby as common property.
Can I redo the kitchen in a Sri Hartamas condo?
Yes, once your building’s management has agreed in writing, perhaps with a deposit held and a completion date set. Moving the sink or any other plumbing also needs DBKL’s approval, so at Sunway Palazzio, where the plumbing points are set in place, we’d renew the cabinets and worktops around them rather than move them.
Does retiling a bathroom in a Sri Hartamas house need a permit?
Yes. New floor or wall finishes on a Sri Hartamas house count as minor works under DBKL, and the permit, at RM100 for each job, is for existing houses that have a CF or CCC. You can apply yourself, without an architect; each permit runs three months, and work may go on between 9am and 6pm on any day from Monday to Saturday.
How do deliveries reach Sri Hartamas by expressway?
By Sprint’s Penchala Link, which opened in August 2004 with the 700 m Penchala Tunnel and gave Sri Hartamas its own expressway access. A ramp from the Kerinchi Link onto the Penchala Link at the Mont Kiara interchange followed on 3 June 2010. For a stone top or a long sofa, we’d tell the driver which link to take, and the building which gate to open.
