What does a 1990 Tan & Tan home on Jalan Cempenai ask of its next owner?
Thirty-six years of living, and often a previous owner’s renovation. Prima Damansara is 100 freehold homes in five low blocks, so the brief is renewal: wiring and pipes first, then rooms that suit how you live now.
Sundays in Bed is a Kuala Lumpur studio that designs homes and manages their renovation. Prima Damansara would be a new building for us, so what follows comes from public sources, and we check it in your home on the site visit.
Prima Damansara is five freehold blocks of five storeys and 100 homes, completed by Tan & Tan in 1990 at 8 Jalan Cempenai, off Jalan Bruas. Walkways link the blocks through the gardens, and there is a pool, tennis and squash courts and a gym.
Prima Damansara units range from about 1,200 to 2,100 sq ft built-up, with two to four bedrooms.

These are generous homes for their bedroom count: a 2+1 of 1,270 sq ft can have three bathrooms. Space is rarely the problem.
Age is. Whatever the last owner did, the wiring, pipes and bathroom waterproofing underneath may still be from 1990. We find out what’s behind the walls before anyone chooses a tile.
Then comes the household. With four-bedroom types and schools such as Bukit Damansara primary close by, storage, a place for homework and a proper dining table often lead the brief.
No floor plan is published. We draw yours from measurements on the visit, and work from what is actually there.
Old wiring, a third room, three bathrooms: which does a Prima Damansara home settle first?
The things you can’t see, then the room nobody has named. Get those two right and the rest of the design follows easily.
Behind the walls. A home finished in 1990 was wired for fewer appliances and fewer air-conditioners. Before choosing anything, we have the board, the pipes and the bathroom floors checked, so nothing new is laid over an old problem.
The room with two names. Homes of 1,300 to 1,600 sq ft are sold as three-bedrooms here, but also as a 2+1 with a utility room. Study, helper’s room, guest room or store: we settle its job before drawing.
Three bathrooms. Even a 1,270 sq ft 2+1 can have three. Most households use two daily. We put the money into those and refresh the third with taps, a mirror and lighting, rather than rebuilding it.
Room for a family. With four-bedroom types and schools close by, the brief here is often a family’s. School bags, sports kit and a long dining table all need a home, so built-in storage is planned before loose furniture.
What already works. Some homes here have already been renovated by a previous owner. Sound cabinets, good doors and solid floors stay. And with a pool, courts, a gym and a launderette on site, no spare room needs to be a gym.
What does it cost to design and furnish a Prima Damansara 2+1 or four-bedroom?
Designing a 1,270 sq ft 2+1 here puts our fee at an estimated RM23,310–30,440; a four-bedroom of about 2,000 sq ft, RM30,440–37,570. The rooms you hand us set the final figure, agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 2+1 here comes to about RM230k–378k in all.
Spend where it matters. Skip what doesn’t. In a 1990 home, that means the wiring and the two bathrooms used daily, before any feature wall. Pick a size, then switch on the rooms for us to draw. Every figure is an estimate until quotes arrive.
2 bedrooms, 2 bathrooms and the kitchen: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure covers a typical layout: living and dining, the kitchen, the bedrooms and two of the three bathrooms. The higher adds two rooms, say that third bathroom and the utility room turned into a study.
Curated furniture is priced from Commune, Cellini or Poet Living, and Bespoke from Space Furniture, BoConcept or Molteni&C. These are October 2026 guides; only your contractors can give a quotation.
Every home here is a 1990 resale and priced as one. We’ve assumed not every bathroom needs designing, so each size counts two of its three. Count only the ones you’d change.
With no kitchen plan published, we’ve priced a closed kitchen and confirm yours on the visit. New air-conditioners, cabinets, appliances and wardrobes sit inside the ranges; keep a previous owner’s that still work well, and the figure falls.
Furnishing to let? Larger furnished 2+1s list at RM4,800–5,500 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

What our fee is made of. Each bedroom, bathroom or study we design is RM3,565, and the open-plan living and dining is RM5,485. Leave the utility room or the third bathroom as it is, and neither is counted.
The total goes into writing before any drawing starts, and you pay it in stages. It doesn’t follow the contractors’ bills, so choosing solid timber over vinyl for the floors leaves it unchanged.

How does a renovation run in a five-storey block where every neighbour will hear it?
Every home here is a resale, and the work happens with neighbours above, below and beside. Your designer is the same person from the first call to the day the rooms are dressed. Licensed contractors do the building, and you pick them from quotes we collect and compare side by side.

Renovating a 1990 home on Jalan Cempenai. Any DBKL permit the works need is applied for by your licensed contractor, and management will usually want the renovation approved in writing before it starts.
Prima Damansara’s deposit, working hours and rules for moving materials haven’t been published, so we get the current terms before anything is priced. In a five-storey block, a word with the neighbours before the noisy weeks is worth a great deal.
Can a home built in 1990 be made to fit the way your family lives now?
Yes, and usually without starting again. The rooms are generous; it’s the services, the storage and the unnamed third room that tend to need rethinking.
Somewhere in these rooms is the place the school bags land, the wall the long table goes against, the bedroom that gets the morning light. We find those first, before choosing a single finish.

Other firms have published renovation records for Damansara Heights, at a median of RM131 per sq ft. The nearest in size is a 1,200 sq ft three-bedroom at Residensi Damansara 56, renovated for about RM100,000 in eight weeks, well under the median, because scopes vary.
At that median, the renovation alone on a 1,270 sq ft 2+1 here would come to about RM166,000, and on a 2,000 sq ft four-bedroom about RM262,000, before furniture and our fee. Keep a sound kitchen or bathroom and it comes down.

Before you renovate at Prima Damansara
Is this the Prima Damansara in Damansara Heights, or the one in Damansara Damai?
This page is for the Damansara Heights one: Tan & Tan’s five low blocks at 8 Jalan Cempenai, off Jalan Bruas, completed in 1990. The Prima Damansara in Damansara Damai, Selangor, is a separate development with its own management and rules.
What might the design fee be for a Prima Damansara home?
An estimated RM23,310–30,440 for the 1,270 sq ft 2+1, and RM30,440–37,570 for a 2,000 sq ft four-bedroom, before renovation and furniture. The rooms you choose set the final sum, agreed in writing before we begin.
Can the utility room in a 2+1 become a study?
Often. It’s usually small, sometimes with its own bathroom, so it can be a study, walk-in wardrobe, store or helper’s room. Ventilation and air-conditioning decide which. If we design it, that’s RM3,565 on our fee; left as it is, nothing.
With three bathrooms in a 1,270 sq ft home, do all of them need redoing?
Seldom. We redesign the ones used every day and refresh the third with new taps, a mirror and lighting. In a 1990 building, though, we check the waterproofing under every bathroom floor before anything new goes down.
Can the kitchen here be opened to the dining room?
Possibly. No plan is published, so on the visit we see which walls carry load and where the water and drainage run. If a wok goes on most nights, a glass screen often keeps the smell in while letting the light through.
Who approves a renovation at Prima Damansara?
Management, usually in writing, plus DBKL if the works need a permit, which your licensed contractor applies for. Deposit, hours and rules for moving materials aren’t online for this estate, so the management office gives us its current terms before any quote is drawn up.
