Why do twelve four-bedroom homes on one quiet hill need a different brief?

Just 12 homes in one three-storey block, listed from about 2,685 to 3,919 sq ft, each with four bedrooms or more. So the work here is renewing a generous, older home, not finding room in a small one.

Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t designed a Villa Vista home yet; we would price yours the way we price every home, room by room, and put it in writing before we begin.

Villa Vista stands at 25 Jalan Teruntung, on a cul-de-sac near the top of the hill: one freehold block of three storeys on about 32,000 sq ft of land.

Villa Vista has ten apartments and two duplex penthouses, with homes listed in three built-up sizes.

Homes of this size don’t lack space. What they can lack is a reason to use all of it: four bedrooms and 2,700 sq ft can easily become one room you live in and three you walk past.

Every home here now changes hands as a resale, so each new owner inherits somebody else’s decisions. A kitchen fitted for another family, wiring sized for fewer appliances, bathrooms finished in the style of their decade.

Sorting which of those still serve you, and which quietly don’t, is where a Villa Vista brief begins.

With only a dozen households sharing the pool, gym, sauna, Jacuzzi, playground, covered parking and 24-hour guards, renovation courtesies matter more than in a tower of hundreds: when the drilling happens, where the lorry parks, and who hears about it first.

What should you settle before redesigning a four-bedroom Villa Vista resale?

Start with how many people really live here day to day, then give the remaining rooms a job. The materials come later.

The fourth bedroom. Even the smaller plans here have four bedrooms, so one is often spare. A study, a room for visiting parents, a den for the television: we settle its use before drawing anything, because its furniture and lighting follow.

The stair. In the two duplex penthouses, an internal staircase joins the floors. We decide which life happens upstairs and which below, light the stair as a room rather than a passage, and check its balustrade for small children or older parents.

The breeze. The building sits on a hilltop cul-de-sac, and is described as catching a breeze through the day. Where yours does, ceiling fans and opening windows can carry an evening before the air-conditioning goes on, and seating and curtains follow it.

The services behind the walls. An older home was wired and plumbed for its first owners. Before a single finish is chosen, we have the electrical board, water pipes and bathroom waterproofing checked. Opening a new wall twice costs more than opening it once.

What stays. A previous owner may have left good work: timber doors, a sound kitchen, a recently redone bathroom. We keep what is in good order and spend where it isn’t.

What does it cost to design and furnish a Villa Vista apartment or duplex penthouse?

The Sundays in Bed design fee for a 2,685 sq ft four-bedroom apartment here is estimated at RM34,005–41,135; for the 3,919 sq ft duplex penthouse, RM37,570–44,700. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a four-bedroom apartment here comes to about RM313k–535k in all.

Spend where it matters. Skip what doesn’t. In a resale home this large, that tends to be the kitchen, the wiring and the bathrooms used daily. Pick a plan, then switch on only the rooms for us to design. Every figure is an estimate until contractors quote.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a usual brief here: living and dining, the kitchen, every bedroom and all but one bathroom. The higher one allows two more rooms, such as that last bathroom or, in the larger duplex, the +1 made into a study.

Every home here is a resale, priced as one. We’ve assumed not every bathroom needs designing, so each plan counts one fewer than it has. Count only the ones you’d change.

No Villa Vista kitchen plan is published, so we’ve priced a closed kitchen and confirm yours on the visit. The ranges also assume new air-conditioners, kitchen cabinets, appliances and wardrobes. Where the last owner’s are sound and you keep them, expect to spend less.

Furnishing to let? One Villa Vista duplex was listed to let in 2025. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How we count the fee. RM3,565 for each bedroom, bathroom or study we design, and RM5,485 for the open-plan living and dining. A guest bedroom you’re content to leave as it is simply isn’t counted.

The total is written down and agreed before any drawing starts, then paid in stages. It isn’t tied to what the works cost, so choosing teak over laminate for a duplex’s stair treads won’t move it.

How does a renovation run in a three-storey block of only twelve homes?

From your first call to the styled rooms, one designer stays with you. We design and manage; licensed contractors build, chosen by you from quotes we gather and compare.

    Which home you have, apartment or duplex, who will live in it, what the last owner left behind, and the sum you’d like to spend.
  2. The site visit RM200, waived if you go ahead with us
    We measure every room, open the electrical board, look for damp around older bathrooms and windows, and note the fittings worth keeping.
  3. The scope, then the design
    The rooms, your budget and our fee go into writing first. Then plans, lighting and materials, with a clear purpose for the spare bedroom and, in a duplex, the stair.
  4. Drawings and quotes
    Contractors price against our drawings, so like is compared with like. We take you through each quote; which builder you appoint is your decision.
  5. On site, then moving in
    Work runs to the building’s rules, which we confirm with management first. We check every stage against the drawings, then bring in the furniture, art and lamps.

An older home keeps a few surprises behind its plaster, and an approval or two lies along the way. Keeping track of what comes next is our job, so it needn’t be yours. How a project runs

Before work starts at Villa Vista. Your licensed contractor applies to DBKL for any permit the works need, and the building’s management will usually want to approve a renovation in writing first.

Villa Vista’s renovation deposit, permitted working hours and arrangements for deliveries up the hill aren’t published, nor is whether materials go up by lift or by stair in a three-storey block, so we collect the current terms before pricing.

With only 12 homes, a note to the neighbours before the noisy days goes a long way.

Will my home look like every other home at Villa Vista?

It shouldn’t. Only 12 homes share this hill, and each has passed through its own owners’ hands. The aim is a home that fits your household now, not the one that first moved in.

A home of this size has room for things a smaller flat rarely does: the piano, a dining table that seats the whole family, the books still in boxes from the last move. We begin with what you love, and plan the rooms around it.

What Damansara Heights renovations have cost

Other firms have published eight renovation records in Damansara Heights, at a median of RM131 per sq ft.

Two are apartments in named buildings: about RM100,000 over eight weeks for 1,200 sq ft at Residensi Damansara 56, and RM800,000 over 20 weeks for 5,000 sq ft at Aira Residence.

Most of the other six are houses, so take the median as a rough guide.

At that median, renovating a 2,685 sq ft Villa Vista apartment end to end would come near RM350,000, and the 3,919 sq ft penthouse near RM513,000. Keep a sound kitchen or bathroom and you’d spend less.

Who built Villa Vista, and when?

Neither is published. The portals name no developer or completion year, only that it is freehold, three storeys and 12 homes. Every sale here is a resale, so we treat each home as older and check its wiring, plumbing and waterproofing on the visit.

What might the design fee be for a Villa Vista apartment or penthouse?

Our design fee is estimated at RM34,005–41,135 for a 2,685 sq ft apartment and RM37,570–44,700 for the 3,919 sq ft penthouse, agreed in writing before we begin. Renovation and furniture are extra, at Curated (Commune, Cellini, Poet Living) or Bespoke (Space Furniture, BoConcept, Molteni&C).

Is it worth redoing all four or five bathrooms in a Villa Vista home?

Rarely. Homes here have up to five, and not all of them see daily use. We usually redesign the ones you use most and refresh the others with new taps, mirrors and lighting. Only the bathrooms we design are counted in the fee.

What should a duplex penthouse owner plan for?

The stair, first. It decides how the floors connect, where daylight falls and whether older parents can manage it. Then a clear split: living on one floor, sleeping on the other. We confirm which suits your plan on the site visit.

Do I need approval to renovate at Villa Vista?

Yes. Management usually approves the works in writing, and your licensed contractor applies to DBKL for any permit needed. Villa Vista’s house rules aren’t published, so we ask management for the deposit, working hours and delivery arrangements before pricing anything.

Can a four-bedroom home here suit a smaller household?

Very well. One bedroom can become a study and another a room for visiting family. With a gym and pool on site, no room needs to be a home gym. We furnish the spare rooms so they feel used on an ordinary weekday.
