Why do two homes to a lift lobby change a Damansara Fifty6 brief?

Only 56 homes on just over an acre on Jalan Bukit Ledang, each lift lobby shared by just two of them. Each came with timber bedroom floors, fitted wardrobes and a cement-topped kitchen island, so the work is fitting your household in, not starting over.

We’re Sundays in Bed, a Kuala Lumpur studio that designs homes and manages their renovation. No Damansara Fifty6 home has been ours yet. Yours would be drawn room by room, on a fee we both sign before any work starts.

Allstones Group Asia built it on 1.11 acres, to designs by Architects 61, as two low blocks on a lease that runs to 2108. Every floor holds four homes around two small lift lobbies.

Damansara Fifty6 units range from 1,356 to 3,510 sq ft built-up; all but four are three-bedrooms with a utility room.

Every home has a powder room, so visitors never wander into yours, and the utility room sits behind the kitchen. The plans are sensible, which means walls seldom need to move.

It starts with what the specification left plain. Bathrooms came in white ceramic with acrylic shower screens. Kitchen cabinets are post-formed, around an island topped in industrial cement. Those are the places owners tend to change first.

Most homes also open from the living room onto a lanai, many looking over the courtyard and pool. Planned as part of the room, it gives you a reading chair or a breakfast table without taking space from anyone else.

The cement island, the lanai, the utility room: which gets decided first in a Damansara Fifty6 home?

How your household will use the spaces that aren’t bedrooms: the lanai, the island, the utility room and, in some homes, the lofts. The look follows from those answers.

The shared lobby. Only two homes use each lift lobby, and in 2022 Allstones was upgrading the lobbies at its own cost. Your front door works almost like a private entrance, so the foyer can take a proper shoe cabinet, a bench and one good piece of art.

The cement island. The kitchen opens onto the dining area around an island with an industrial cement top. Keep it as the anchor and warm the room around it, or reclad it; either way, decide before choosing cabinet fronts.

Everyday cooking. With the kitchen open to the dining table, smoke and smell travel straight into the living room. If a wok goes on most nights, a glass partition or a stronger hood matters more than any finish.

The utility room and lofts. The +1 has its own basic bathroom with a fixed shower. Helper’s room, laundry or store, it needs a clear job. Some homes also have cement-floored lofts over the kitchen or a bedroom, for suitcases and festive boxes.

What already works. The solid timber bedroom floors and fitted wardrobes are worth keeping; new doors or handles refresh a wardrobe for far less. The money is better spent on the bathrooms, the lighting and the furniture you live with.

What does it cost to design and furnish a Damansara Fifty6 3+1 or garden duplex?

Our design fee for a standard Fifty6 3+1 is estimated at RM23,310–30,440, and for a garden duplex at RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a standard 3+1 here comes to about RM246k–408k in all.

Bathrooms and the island first; the timber floors can wait. The ceramic bathrooms and cement-topped kitchen earn the money here. Pick your plan, switch on the rooms we’d draw, and treat each number as an estimate until real quotes land.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The first figure is the usual brief: living, dining and open kitchen as one room, each bedroom, the master bath and bath 2. The second adds a room or two, such as the utility bathroom or a duplex’s family hall. The corner home’s extra floor area barely moves these figures; the rooms you choose do.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Allstones handed keys over in 2023, so these rows price a lived-in home. Few owners redo every bathroom: we’ve counted two of a 3+1’s three and five of the duplex’s six. Count only those you’d actually change.

The +1 counts as a helper’s room or storeroom here, so it isn’t in these fees; as a study it adds RM3,565. Treat all of it as an October 2026 guide; only contractors’ quotes are prices.

The ranges buy air-conditioners, wardrobes, kitchen cabinets and water heaters new. Every Fifty6 home came with all four, so where yours still work and stay, your spend drops.

Furnishing to let? Few Fifty6 3+1s are listed to let at once. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

The design fee is counted room by room. Every bedroom, study or bathroom we draw is RM3,565; the living and dining, which at Fifty6 takes in the open kitchen and island, is RM5,485. A bedroom you’re happy with simply drops off.

The total is written down and signed before any drawing, then paid in stages. It isn’t tied to what contractors charge, so choosing marble over the handover ceramic for the master bath leaves it unchanged.

The budget is yours to name, before a line is drawn, for the standard, corner or duplex home you own. Our work is to fit it, not stretch it.

How does a renovation run in a 2023 building where one neighbour shares your lobby?

Owners here have held keys since 2023, so most projects are a lived-in home being put right. The same designer sees it through, call to cushions. Licensed contractors do the building, chosen by you from quotes we gather and weigh up together.

  1. The discovery call Free
    Block A or B, which floor and plan, who shares the home, and the sum you have in mind.
  2. The site visit RM200, waived if you go ahead with us
    Tape measure out, a look up into any loft, the utility room checked, courtyard light noted, and a list of handover fittings that deserve to stay.
  3. The scope, then the design
    A signed note of the rooms, your budget and our fee comes first. After it: plans, lighting and finishes, solving the island, the lanai and the bathrooms as one.
  4. Drawings and quotes
    Every contractor prices the same drawing set, so quotes line up fairly. We sit down with you over each; hiring is your call.
  5. On site, then moving in
    Management agrees the lift times, the shared lobby gets covered, each stage is checked against our drawings, and the rooms are styled last.

Renovating a 2023 home. The certificate of completion came on 27 March 2023, so the 24-month defect period from Allstones has lapsed for homes handed over that year. Fixes now fall to management, for common parts, or to your own contractor.

Kuala Lumpur City Hall (DBKL) approved the building, and a licensed contractor files any permit your works require. Expect management’s written consent too. Deposits, permitted hours and lift bookings aren’t public, so we request them before anyone prices.

Standard, corner or garden duplex: will my Fifty6 home look like the rest?

Not once it’s planned around you. Allstones styled a show unit to sell the building; yours gets styled around the household inside it, whichever plan you hold.

The same 3+1 might hold empty-nesters back from a big house, a young family with a helper, or an expatriate on a two-year posting. So we ask first about mornings, guests, hobbies and how much you own.

A Damansara Fifty6 renovation, on the record

Another firm’s Fifty6 project sits among the published renovation records for this part of KL: three bedrooms, logged as roughly 1,200 sq ft, RM100,000 and eight weeks of work. Call it RM83 a sq ft.

Has Sundays in Bed designed a Damansara Fifty6 home yet?

Not yet. What we bring is a reading of the handover, timber floors and wardrobes included, and a per-room fee signed before we start. Our cost index lists one Fifty6 renovation, by another firm.

What would the design fee be for a Fifty6 3+1 or duplex?

A standard or corner 3+1 is estimated at RM23,310–30,440; a 3,207 sq ft garden duplex at RM41,135–48,265. Your chosen rooms decide it, signed before we begin. Building work and furniture are extra, priced by contractors.

What can the utility room become?

It sits behind the kitchen, with a small bathroom of 300 × 300 tiles, a fixed shower and no listed heater. Helper’s room, laundry or store suit it. As a study it needs air-conditioning; drawing it adds RM3,565.

What are the lofts for, and does every home have one?

No. Allstones spoke of only a few loft units; the plans show them over a kitchen and a bedroom, with cement-render floors. Suitcases, festive boxes and archive files fit well. Ladder access and headroom get checked before we suggest more.

Should I replace the cement top on the kitchen island?

Not necessarily. Industrial cement suits timber, linen and rattan well. If it’s stained or chipped, it can be resealed, or clad in stone or quartz while the cabinets below stay. We decide it alongside the cabinet fronts, so the kitchen reads as one piece.

Do I need DBKL approval to renovate at Damansara Fifty6?

Usually, for building work. City Hall approved the project, and your licensed contractor submits the application. Management consent is needed too. Since the house rules on deposits, hours and lifts aren’t online, we obtain them before contractors quote.
