Ampang interior design starts where the lift opens into your hall
Ampang is two places: Ampang Hilir, in Kuala Lumpur under DBKL, and Ampang Jaya, in Selangor under MPAJ.
Sundays in Bed designs apartments and houses on both sides of that line.
Picture coming home to an apartment at 18 Madge or Rimbun @ Embassy Row. The lift doors part, and the space in front of you is already yours: no corridor, no neighbour’s shoe rack.
That lobby is the first room we’d design. Shoes come off there, so it needs a bench, a shoe cabinet with vents for the humidity, and somewhere for umbrellas and parcels. It also sets the tone for everything behind the next door, so we’d choose its floor, its light and its one good piece of furniture with the living room in mind.
Before you buy anything, stand in your lobby with the shopping in both hands. Wherever you instinctively set the bags down is where the console belongs.
The split dates from 1974, when the Federal Territory was drawn: the western part of the old district became Ampang Hilir, in Kuala Lumpur, and the eastern part stayed in Selangor and later became Ampang Jaya, whose council, MPAJ, was formed in 1992. Taman U-Thant, at the heart of Ampang Hilir, dates from the 1960s and is home to several embassies.
Up top, the long, low console is the kind of piece we’d plan for a big living room here: storage at hand height, and nothing tall in front of the glass.
Ampang layouts, from Embassy Row to the Ukay hills, and what each asks
Ampang has seventeen buildings with a Sundays in Bed guide: fourteen condominiums in Ampang Hilir and Taman U-Thant, 19Trees and Sierra Hijauan in Ampang Jaya, and The Reya at KL East.
If your home is on Embassy Row, its size may be the first thing a designer notices. Homes in these buildings run from 566 sq ft at The Atrium to 8,396 sq ft at Madge Mansions, and several of the larger plans have a family room as well as a living room, and a dry kitchen in front of a wet one.
A plan that generous needs zones before it needs furniture: a place to receive guests, a place to sit as a family, and a table that seats everyone at once.
Ampang Hilir and Taman U-Thant
In a home with three living areas, we’d give each one a job before choosing a single sofa.

Styling an Ampang home means furniture, lighting, rugs, curtains and art chosen around how you live, with no works, so it suits a rented home as well as one you own.
It is RM1,715 for each room we style and RM2,635 for an open-plan living and dining, an estimated RM7,780–11,210 for a three-bedroom condo, agreed in writing before we begin.
You might have arrived in Ampang with a shipment still at sea, or taken a home that came bare, half furnished or with someone else’s furniture. Madge Mansions, for one, launched with every home to be furnished by one firm of interior architects. Styling makes any of these feel like yours with no works: furniture, lighting, rugs, curtains and art, chosen around how you live, starting with a look round what is already there.
If the home came furnished
We list what is there before anything is bought, room by room, and mark each piece keep, move or return. A landlord’s dining table in good order can stay; a sofa that doesn’t suit how you sit in the evening can go back, if your tenancy allows it.
We rework the pieces already in the rooms before suggesting anything new. In a large Ampang living room, a rug that draws the seating together and two lamps at sitting height often do more than a new sofa would.
What a tenancy usually allows
Read the furnishing and alterations clauses first. Loose pieces are yours to change. Picture hooks, curtain rods and shelves usually need the landlord’s agreement, because they leave holes; hacking, new built-ins, rewiring and plumbing need it in writing, and then the management’s written approval, under the building’s own rules.
Where the answer is no, there are ways round it: art leaned on a console or a picture ledge, a freestanding rail in the spare room, floor and table lamps in place of new ceiling lights, and curtains hung from whatever is already there.

Furnishing to a move-in date
Tell us the date on the first call, which can happen over video with your photos and floor plan, even before you land. The long-lead pieces, a sofa or a dining table, are chosen first and the cushions last, and the bedroom is done first, so there is somewhere calm to sleep while the rest arrives.
Styling itself takes one to two weeks. Where new furniture is needed, deliveries usually add four to twelve weeks. Where your lift opens into your own foyer, as at 7 U-Thant or Rimbun @ Embassy Row, we still ask the management office for delivery times and measure the lift before the sofa is ordered.
Pieces that travel to the next home
If Ampang is one home of several, we style it with the next one in mind. Rugs, lamps, art and a dining table move easily; a sofa sized for a 4+1 at 7 U-Thant may not fit the next living room. We choose the large pieces so they can sit in a smaller room later, and keep anything made to measure to a minimum.
What styling includes
A first call, in person or over video, with your photos and floor plan. A visit to measure and to see what you own. Then a placement guide and a shopping list for each room: where the furniture goes, how the art is hung, and the lighting, textiles and accessories that finish it, shortlisted to suit your budget. Once everything has arrived, your stylist styles the rooms in person.

Styling rates of October 2026; every total here is an estimate, agreed in writing before we begin. Each bedroom is RM1,715 and the open-plan living and dining RM2,635, so a 3+1 is 3 × RM1,715 + RM2,635 = RM7,780. The upper figure adds two more rooms, such as the +1 room and a family room, or one more in a home under 1,200 sq ft. Styling has no free rooms, and furniture is bought separately.
When an Ampang home needs more than styling
Sometimes the furniture is all a home needs. Other times the sofa is fine, but the kitchen has had its time, the wardrobes don’t quite work, or a bathroom feels like it belongs to another decade. That’s where interior design comes in.
We’ll help you work out what to keep, what to change and what is worth doing properly, whether that means one room or the whole home. If you rent, that conversation starts with your landlord. What interior design costs in Ampang
In Ampang, the Sundays in Bed design fee for a 4+1 home at 7 U-Thant, with its family room and both kitchens, is an estimated RM30,440–37,570: a fee per room, agreed in writing before we begin.
Here is what it costs to design a home with three living areas. If your apartment came furnished, as homes at Madge Mansions were at launch, you may not want a designer in every room.
We charge for the rooms you hand to us, and size never enters the sum: twice the square footage, with the same rooms, means the same fee. A room you love can stay just as it is.

What some Ampang Hilir buildings were handed over with
- Dedaun: crystal white marble through living, dining and dry kitchen, a master bath in white Volakas marble with a freestanding tub, and a built-in oven and steam oven.
- Seri Ampang Hilir Residences: marble in the living, dining and kitchen, timber floors in the bedrooms and family room, two gas points, and a sink in the yard as well as the kitchen.
- Damai Residence: 3 m ceilings, built-in wardrobes and timber floors in the bedrooms, with a dry kitchen whose counter faces the dining.
- Rimbun @ Embassy Row: sliding sunscreens and high-performance glass, with a SieMatic kitchen offered to ten buyers in 2013.
- Madge Mansions: full-height windows, louvre panels for screening, and a private dip pool or lanai.
These are the developers’ descriptions at launch. Many homes will have changed since, and your sale agreement governs. Stone like this usually deserves keeping; we’d design the new rooms to sit well beside it.
An Ampang renovation, and why a KL postcode doesn’t settle who approves
In Ampang Hilir the council is DBKL; in Ampang Jaya, Taman Melawati and Ukay it is MPAJ, and in a condo the management approves first.
We design and manage the work; contractors you choose build it.
Your letters may say Kuala Lumpur and still not tell you who signs off your renovation. Taman Melawati carries a KL postcode, yet it sits in Gombak, under MPAJ.
The names trip people up too. There is a Taman Ampang Hilir on the Selangor side, in MPAJ’s eighth zone, a long way in paperwork from the Ampang Hilir of Embassy Row. So before any drawing, we’d confirm the council for your own address.
Call us before anything moves a wall, a window or the wet kitchen’s plumbing, since those need the authority as well as the management.
Styling that drills and builds nothing needs none of these approvals.
Who says yes in Ampang

- DBKL, for Ampang Hilir and KL EastFor an apartment, its small-works permit asks for the written consent of the JMB or management corporation. Your contractor applies for it.
- MPAJ, for Ampang Jaya, Taman Melawati and UkayMPAJ publishes an example approval for new tiles, kitchen cabinets and grilles, and a RM100 permit fee is one of its charges. Work runs Monday to Saturday, 8am to 6pm, as across Selangor.
- Your building’s managementAgrees to the plan in writing before work starts, and can ask for a deposit and a finishing date. We found no published renovation rules for these buildings, so we ask the office first.

Ampang questions, answered
Is Ampang Hilir part of Kuala Lumpur?
Yes. When the Federal Territory was created in 1974, the western part of the old Ampang district became Ampang Hilir, in Kuala Lumpur, under DBKL. The eastern part stayed in Selangor and became Ampang Jaya, whose council, MPAJ, was formed on 1 July 1992. Watch the names: MPAJ’s side also has a Taman Ampang Hilir.
Can you style a rented Ampang home, and do I need my landlord’s permission?
Yes, and for anything loose you don’t need permission: furniture, lighting, rugs, curtains, and art on a ledge or a console. Anything that drills, hacks or builds in needs your landlord’s written consent first, and works need the management’s written approval after that. If the home came furnished, we list what is there and rework it before suggesting anything new, then plan the rest to your move-in date.
What counts as renovation in an Ampang home?
For MPAJ, renovation is work on the fabric of a home: its published example approval covers changing tiles, installing kitchen cabinets and fitting grilles, doors and windows. In an Ampang Hilir condo, shifting plumbing, moving an outside door or window, or changing the wiring of the entire home must be cleared with the authority as well as the management.
How much does interior styling cost in Ampang, and how long does it take?

Do you design houses in Ampang Jaya?
Yes, room by room. At 19Trees the terraces run over three levels, and at Sierra Hijauan the semi-detached houses have two and a half or three storeys, so we plan who sleeps on which floor first. We mostly design new homes after handover, so an older house is one we’d like to talk through before suggesting anything.
Is Sundays in Bed based in Ampang?
Our studio is in Bukit Damansara, and we design homes in person across Kuala Lumpur and Selangor, Ampang included. A site visit is RM200, waived if you go ahead with us.

Expect two sums: renovation and furniture, then our design fee. At 7 U-Thant in Ampang Hilir, a 4,833 sq ft 4+1 runs to an estimated RM262k–531k at Curated (Commune, Cellini, Poet Living) or RM499k–1,137k at Bespoke (Space Furniture, BoConcept, Molteni&C). Where a home was handed over with good stone and built-in appliances, as Dedaun was with crystal white marble, an oven and a steam oven, keeping them leaves more of the sum for the rooms you do change.
Do I need council approval to renovate in Ampang?
For building work, yes: DBKL approves in Ampang Hilir, and MPAJ in Ampang Jaya, Taman Melawati and Ukay. In a condo the management’s written consent comes first, since DBKL’s small-works permit asks for it. Go by your address rather than its name, because MPAJ’s eighth zone has a Taman Ampang Hilir of its own.
Can renovation work in Ampang happen on weekends?
Not on a Sunday in Ampang Jaya: MPAJ, like every Selangor council since a state ruling in 2021, allows site work between 8am and 6pm from Monday to Saturday, but never on Sundays or public holidays. On the Ampang Hilir side, each condo’s own renovation rules decide, and none of the fourteen buildings in our guides publishes them, so we ask the management office before a contractor is booked.
How much does it cost to redo the kitchen in an Ampang Hilir home?
Designing it is RM3,565 a kitchen, and many Ampang Hilir plans have two kitchens, one dry and one wet, as at 7 U-Thant, Dedaun, Damai Residence and 18 Madge. The building cost comes from contractors’ quotes, which we gather and compare with you, because no renovation costs have yet been published for Ampang homes.
