What do a private forecourt and a 13 m living room ask of a Dedaun brief?
Thirty-eight homes in two low blocks, each reached by a private lift and an open-air forecourt, with living, dining and dry kitchen in one 13 m line. So the work is renewing a generous 2013 handover, not starting from bare.
Sundays in Bed is a Kuala Lumpur studio that designs homes and manages their renovation. We haven’t designed a Dedaun home yet, so this guide draws on the developer’s own plans and specification.
Selangor Dredging built Dedaun on about an acre off Jalan Ampang: two interlocking L-shaped blocks of ten levels around a courtyard, two homes to a floor in each. It is freehold, with 38 homes, completed in December 2013. Its brochure traces the brief to the 1970s: space, garden and build quality before show.
Dedaun units have three or four bedrooms, plus a maid’s room; sizes are built-up unless noted.

Thirteen years on, the question is rarely what to add. SDB handed over wardrobes in every bedroom, cabinets in both kitchens, a steam oven and air-conditioning in every main room. Telling what’s tired from what’s worth keeping is the first job.
Then there’s the shape. Living, dining and dry kitchen run up to 13 m under 3 m ceilings, wrapped in glass on more than one side. A room that long needs more than one centre, or it reads as a showroom.
And every home has a working side: wet kitchen, maid’s room, store and yard, behind a fire-rated door to the service lobby. Keep that side practical and the front can stay calm.
Which parts of SDB’s 2013 handover should a Dedaun owner keep?
Usually the marble, the timber floors, the master bath and any joinery that is still sound. Thirteen years on, the appliances and air-conditioners are what tend to need replacing; the design decides what earns its place.
The forecourt. Your lift opens onto a timber entrance deck, then an open-air forecourt behind a grille, then the solid timber front door. Treat it as a room: a bench for shoes, plants that like moving air, a lamp on a timer.
Thirteen metres, three settings. Crystal white marble runs from the sofa through the dining table to the dry kitchen. Separate lighting circuits, a generous rug and a long sideboard can mark where sitting ends and dining begins, without building a wall.
A dry kitchen on show. It sits in the living line, so we design it like furniture, while the wet kitchen behind takes the wok and the steam. SDB’s original cabinets, if the carcasses are sound, can be refaced rather than ripped out.
Glass that turns corners. Living, dining, family room and master bedroom have wrap-around windows, and 2.7 m indoor balconies that slide open. Curtain tracks must bend round corners and stack clear of those doors, so we draw them early.
What still works. Timber floors in the bedrooms, Volakas marble and aluminium louvres in the master bath, brick walls built thick for quiet. Where they’re sound, they stay: honing and resealing marble costs far less than new stone.
What does it cost to design and furnish a Dedaun Type 1 or Type 2?
At Dedaun, the Sundays in Bed design fee for a Type 1 4+1 is estimated at RM41,135–48,265, and for a Type 2 3+1 at RM34,005–41,135. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a Type 1 4+1 here comes to about RM358k–633k in all.
Spend where it matters. Skip what doesn’t. At Dedaun that tends to mean lighting along the long room, the wet kitchen and the bathrooms you use daily; sound marble and timber stay. Pick your type, then switch on only the rooms you want redrawn.
4 bedrooms, a study, 3 bathrooms and the dry and wet kitchens: 10 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical brief: the long living and dining, both kitchens, the family room, each bedroom and the bathrooms counted below. The higher one leaves room for two more you might want drawn, such as the powder room or the maid’s room.
Keys went out from December 2013, so every row is priced as a lived-in home. We’ve assumed not every bathroom needs designing: three in the 4+1 homes, two in the 3+1. The family room is counted as a study.
Each range allows for new air-conditioners, cabinets in both kitchens, a hob and hood, and wardrobes. SDB handed all of these over; keep the ones in good order and yours comes in lower. Gardens, rooftop pools and planting aren’t priced.
Curated furniture comes from Commune, Cellini or Poet Living; Bespoke, from Space Furniture, BoConcept or Molteni&C. Both are October 2026 guides, not a quotation.
Furnishing to let? Some Dedaun owners let, from about RM9,000 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How our fee is counted. Each bedroom, bathroom, kitchen or family room we design is RM3,565; the long living and dining is RM5,485. Leave the maid’s room or a guest bath as SDB built it and it simply isn’t counted.
Once the room list is settled, the total is agreed in writing before we begin and paid in stages. It isn’t tied to what contractors charge, so re-honing the Volakas marble or replacing it makes no difference to our fee.
Your figure first. A home of over 3,000 sq ft can absorb almost any budget, so we ask what you’re comfortable spending before drawing a line, and design to that.
How does a Dedaun renovation run around marble and joinery you mean to keep?
One designer carries a Dedaun home from the first call to the final styling. We design and manage; licensed contractors build, and you choose them once we’ve gathered their quotes and compared them line by line.

- Works, then the finishing touchesWith management’s consent in hand, deliveries are booked and the marble protected. We inspect each trade against the drawings, then place the furniture and style each room.
In a home this age the order of work matters: wiring and plumbing before ceilings, old appliances disconnected before cabinets come out, marble covered before anyone carries a ladder through. Keeping every trade in that order is our job, not yours. The full process
DBKL, and the management office. Dedaun’s building plans were approved by DBKL, which also issues renovation permits here; your licensed contractor usually applies. The building’s management must approve the works in writing as well.
Dedaun’s renovation deposit, contractors’ hours and lift-booking rules aren’t published anywhere we could find, so we ask the management office for the current terms before a start date is set.
With the same two plans on eight floors, how will my home be different?
Because the plan is where we start, not the answer. One Type 1 might hold teenagers, grandparents and a helper; another, a couple who host every weekend. Each should look like whoever lives in it.
SDB built Dedaun around the homes of the 1970s: generous, garden-facing, made to last. We ask how you live in yours: who cooks in the wet kitchen, who claims the family room, which pieces you’ve carried from house to house. Then we design to your spend, room by room, and you choose who builds.

From SDB’s plans and specification, which your sale agreement overrides. Many homes have changed since 2013, so we see yours before drawing anything.
What homes this size have cost, and how long they took
We haven’t published a Dedaun project. The nearest published renovation records are KLCC’s, a few minutes along Jalan Ampang, and two of them come close to a Type 1 in size and note their time on site.
A 3,000 sq ft home at Park Seven: RM450,000, about RM150 per sq ft, with 12 weeks of works. Two Suria Stonor homes of 2,700–3,300 sq ft: RM600,000–1,000,000, at 16 to 20 weeks.
So allow three to five months of works for a whole Dedaun home, and less if the kitchens and wardrobes stay. The figures are on our KLCC renovation cost index.

What is the difference between Type 1 and Type 2 at Dedaun?
Type 1 is a 4+1 of 3,628 sq ft; Type 2 a 3+1 of 3,240 sq ft. Both sit on levels 1 to 8, two to a floor in each block, with a private lift, forecourt, family room, dry and wet kitchens and maid’s room.
What does it cost to renovate and furnish a Type 1?
Roughly RM317k–592k with Curated furniture (Commune, Cellini, Poet Living) or RM587k–1,219k with Bespoke (Space Furniture, BoConcept, Molteni&C), before a design fee estimated at RM41,135–48,265. Keeping SDB’s wardrobes, kitchen cabinets or marble brings it down.
Should I keep the original crystal white marble?
Usually, if it’s sound. Years of use tend to dull and etch marble rather than ruin it. Honing and resealing restore most floors for far less than new stone, without lifting a 13 m run. We check for cracks and hollow tiles on the visit.
Can the family room become a study or a guest room?
Yes. SDB’s specification gives it a sliding glass door and its own air-conditioner, so a study needs little beyond joinery, lighting and sockets. For visiting parents it needs a solid door and a proper wardrobe. We settle its job first.
How do curtains work with the wrap-around windows?
They’re planned with the windows. Living, dining, family room and master bedroom have glass that turns a corner, plus indoor balconies that slide open. Tracks bend round the corner and stack clear of the sliding doors: sheers by day, dim-out layers in bedrooms.
Do I need permission to renovate at Dedaun?
Yes, from two places. DBKL issues the renovation permit, usually applied for by your licensed contractor, and Dedaun’s management must approve the works too. Its deposit, working hours and lift arrangements aren’t published, so we get the current terms from the management office first.
