Why does a lift that opens into your own foyer change the brief?

Fifty homes in one low tower, each reached by a lift that opens into its own foyer, and nearly all of them 3+1s of 2,238 to 3,003 sq ft with two kitchens. So the work here is the arrival, the kitchens and deciding which of five bathrooms to touch.

Sundays in Bed, a residential interior design studio based in Kuala Lumpur, designs 18 Madge homes one room at a time, for a fee written down before any work begins.

Finished in 2022, 18 Madge is one freehold tower of about ten storeys and 50 homes.

18 Madge units range from 2,238 to about 14,900 sq ft built-up; nearly all are 3+1s.

KSL developed it, Veritas designed it around a calm Zen theme, and its rooftop tubs are marketed as an onsen.

Six homes share a typical floor, yet each has its own lift. The lift opens into your foyer, and double doors lead on to the living room. It changes where the design begins.

At these sizes, the question is rarely where to find space. It’s what each of two kitchens and five bathrooms is for, and how a calm developer shell becomes a home that feels like yours.

Handed over in 2022, most homes have had about four years of owners or tenants, and some were sold furnished. We see what yours came with before suggesting any change.

Two kitchens, five bathrooms: which deserve the budget first?

Which rooms you really use. With two kitchens and five bathrooms in most plans, deciding what to leave alone saves as much as any finish you choose.

The foyer. Your lift opens straight into your own foyer, so arriving home is private from the first step. We design it as a room: shoes out of sight, a bench to sit on, a console for keys, and light that greets you.

Two kitchens. The open gourmet kitchen is on show to the dining table, while the wet kitchen, behind its door, does the frying. So the first can be finished like furniture; the second needs hard-wearing tops, strong extraction and pantry shelves.

The wardrobes. Types A, A1, A2, B and E place a walk-in closet between bedroom and bathroom; Types C, C1 and D have none. In those three, the master bedroom’s wardrobe wall becomes the main storage task, and we draw it first.

The panic buttons. The developer fitted one in the master bedroom, and an intercom with another in the living room. When joinery or walls move, both stay wired and within reach. That matters more than any finish.

What already works. About four years on, a well-kept home has sound floors, cabinets and fittings, and a furnished one may hold pieces you like. We keep what serves you, and spend only where the home falls short of how you live.

What does it cost to design and furnish an 18 Madge 3+1?

For every 3+1 here, from Type C to the largest, the Sundays in Bed design fee is estimated at RM34,005–41,135, because we charge by the room, not the square foot. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM308k–522k in all.

Spend where it matters. Skip what doesn’t. At 18 Madge that tends to mean the foyer, the master wardrobes and the open kitchen. Pick your plan, then turn on only the rooms you want drawn. Each figure stays an estimate until contractors quote.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The first figure is a typical brief: the living and dining, the open and the wet kitchens, three bedrooms and their bathrooms. The second adds two more rooms, perhaps the powder room guests use and the helper’s room as a study.

Furniture at Curated comes from Commune, Cellini or Poet Living, and at Bespoke from Space Furniture, BoConcept or Molteni&C. All figures are October 2026 estimates; only your contractors can quote.

Keys were handed over in 2022, so the estimates treat these as lived-in homes. Every 3+1 plan has four bathrooms plus a powder room. Not every one needs designing, so we count three, usually the en-suites.

The ranges include new cabinets in both kitchens, a hob and hood, wardrobes and bedroom air-conditioning. Where yours are sound, or came with a furnished unit, and you keep them, expect less.

Furnishing to let? Some 18 Madge homes are let furnished to expatriate tenants. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Counting the rooms. Every bedroom, study or bathroom we design adds RM3,565; the open-plan living and dining is RM5,485. Here the dry and wet kitchens are two rooms. Any en-suite you’re content with stays out of the sum.

We write that sum into our agreement before any work, and you settle it in stages. Contractors’ prices don’t move it: picking travertine over porcelain for the foyer floor changes their quote, never our fee.

You set the budget. Give us the figure you have in mind for the whole home, and the design is made to fit it, not to stretch it.

How does a renovation run in a building of only fifty homes?

The designer you speak to first is the one who styles your finished rooms. Sundays in Bed designs and runs the project; licensed contractors do the building, priced from quotes we gather and go through with you, and you choose which one.

    Tell us your plan type, who will live there or rent it, what the developer left behind, and the budget you have in mind.
  2. Seeing the home RM200, waived if you go ahead with us
    We measure every room, look inside both kitchens’ cabinets, list what deserves to stay, and locate the panic buttons and intercom before drawing anything.
  3. Agreeing the brief, then designing
    Fee, rooms and budget are signed off in writing. Only then do we plan the foyer, light, joinery and materials, one room at a time.
  4. Drawings, then prices
    Drawings precise enough to be priced item by item go to several contractors. When their quotes return, we sit down with you and compare them before you decide.
  5. Building, then the finishing touches
    Trades and deliveries are cleared with management, the lift and foyer are covered up while work runs, each stage is checked against our drawings, and the styling comes last.

With only fifty households, a renovation here is noticed. We keep the neighbours informed, the management satisfied and the contractors on schedule, so you needn’t. The full process

Permits and the building’s own rules. DBKL approved 18 Madge’s plans and also issues renovation permits here; the application normally goes in through your licensed contractor. Management must agree to the works too.

No deposit amount, contractor hours or lift arrangements have been published for 18 Madge, so we obtain the current house rules first, then schedule around them.

Fifty homes, a handful of plans: how will mine feel different?

By starting with you. The developer gave the whole building one calm Zen theme; behind your own front door, the rooms should follow the people who live in them, not the brochure.

A couple whose children have left, a family with a helper and visiting grandparents, a company tenant on a two-year posting: one 2,680 sq ft plan serves each of them differently. We begin with who lives there, and let the design follow.

What renovating nearby has cost

Ampang has no renovation cost index of ours yet. KLCC, a short drive along Jalan Ampang, does: its 18 published renovation records put the median at RM158 per sq ft.

Two of its larger homes: 2,066 sq ft for RM400,000, and 2,700–3,300 sq ft for RM600,000–1,000,000.

At that median, a 2,680 sq ft 3+1 here would come to about RM420,000, within the Curated range above.

How do I choose an interior designer for an 18 Madge home?

Ask three questions. Have they planned homes above 2,000 sq ft, with a dry and a wet kitchen? Is the fee in writing first? Ours is, room by room. Can they show real renovation costs? KLCC’s are published on our cost index.

How much should I set aside to renovate and furnish a 3+1 here?

Typically RM274k–488k with Curated pieces (Commune, Cellini or Poet Living), or RM510k–1.01M with Bespoke (Space Furniture, BoConcept or Molteni&C), for a 2,680 sq ft plan, before our fee. Keeping what the developer fitted brings that down.

Can the helper’s room become a study?

Often. It sits off the yard behind the wet kitchen, with its own bathroom. Daylight and air vary by plan, and it may need air-conditioning, so we check on the visit. Designed as a study, it adds RM3,565 to our estimated fee.

What can be done with the private lift foyer?

Make it the start of the home. Concealed shoe storage, a bench, a mirror and soft light suit most households, and a Japanese-style spot to step out of shoes suits the building’s Zen theme. We keep the lift landing and the service door clear.

I bought a furnished unit. What should I keep?

Whatever still suits how you live. Some homes here were sold furnished by the developer. We list each piece on the visit, keep what works and design around it, so your budget goes on what’s missing rather than replacing what’s fine.

Should I renovate before letting to expatriate tenants here?

Usually lightly. Homes here are offered to expatriate tenants, among others. Hard-wearing, neutral finishes, good storage and good lighting tend to pay back better than statement furniture. Tell us your plan, and we design to it.
