Setia Sky Seputeh’s large homes were finished well in 2023, with two kitchens and a lift lobby of their own.
S P Setia supplied only the kitchen cabinets, so we help you add the wardrobes, curtains and furniture.
We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes. Two of our designs are here, on Jalan Taman Seputeh, and we take on homes in either tower by the room. You’ll have the fee in writing before we start.
S P Setia, through its subsidiary Gita Kasturi, built 290 freehold homes here in two towers, about 500 m from Mid Valley City. Four to six homes share a floor, and each opens from its own private lift lobby.

Setia Sky Seputeh’s six published unit plans range from 2,347 to 2,992 sq ft built-up, with three to five bedrooms and a helper’s room in every one.

The layout and kitchens
Every type pairs an island dry kitchen, open to the dining, with an enclosed wet kitchen, so there’s a place for everyday meals and another for the wok. Past it lie a yard, a helper’s room beside the maid’s bathroom and, in most types, a second utility room.
The handover is generous: a marble master bathroom, engineered-timber bedrooms, cabinets in both kitchens and up to seven air-conditioners. What it leaves for you is storage and softness: wardrobes, curtains for the long glass, and furniture that suits the rooms. That’s where we’ll help.
Your ceilings are already wired with 33 to 42 lighting points, depending on the type. We’ll plan your lighting around those points, so no one has to cut new ones into finished plaster.
If your home holds several generations, you’ll know why the developer calls its four-bedroom plans Sky Bungalows. Our first question is often about night-time: a parent’s room close to its own bathroom, a child’s room that can grow, and fabrics that forgive a spill.
The building’s shared spaces sit on two podiums: Level 7, with its pool, man-made beach and children’s playroom, and Level 36, with a gym, spa and lounges. With those a lift ride away, you needn’t give a bedroom over to exercise or play.
The towers’ wave-shaped balconies change the plans from floor to floor, so we’ll measure your home ourselves when we visit.
When the whole family is under one roof, where do we begin?
We begin with who lives where and who cooks where, and the look comes later.
Once we know that, most of the design in your Setia Sky home follows easily.
For the first thing your guests see
The lobby outside your own lift serves no one else, and it’s tiled in the porcelain of your foyer. Shoes are left there too, so we design it with you, once management confirms what it may hold.
If someone cooks for a table of six
The wok belongs in the wet kitchen, tiled to the ceiling and closed by a door, with the yard and laundry beyond. That frees the island dry kitchen, facing the dining, to be designed like furniture.
If you need room for everyone’s clothes
S P Setia’s specification names kitchen cabinets as its only built-in. With three to five bedrooms, wardrobes are usually the largest joinery in the home, and their doors decide how calm each bedroom feels. We plan them first.
For the long glass of your living room
Balconies run the width of the living room and master bedroom, and their curves shift from floor to floor. We draw your curtain tracks from your measurements, and where the sun lands decides the fabric and its lining.
For a handover that’s only a few years old
Marble, granite and engineered timber this recent seldom need replacing, and up to seven ceiling fan points are already wired. The bathrooms usually stay as S P Setia finished them, and your money goes on the wardrobes, curtains and furniture it never supplied.

A three-bedroom at Setia Sky Seputeh carries an estimated design fee of RM23,310–30,440; a four-bedroom, RM26,875–34,005.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We write your fee down and agree it before we begin, and you pay it in stages. It never moves with a percentage of the renovation, so if you choose a richer stone for the island, our fee stays where it was.
As a guide, our fee plus Curated finishes from Commune, Cellini or Poet Living puts a Type C four-bedroom at roughly RM210k–390k all told.
Spend on what the handover left for you. Choose your type, A to F, then the rooms you want our help with. Our fee shows as an estimate; each range beside it is what renovation and furniture commonly cost at that finish level, until contractors price your drawings.

Of each pair, the first fee covers the living and dining, both kitchens and every bedroom. The second adds two more rooms, such as the master bathroom or the helper’s room.
All figures are October 2026 estimates rather than a quotation.
How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Bathrooms count as kept, because S P Setia finished them in marble and porcelain in 2023, and the helper’s room is not included.
Every range includes wardrobes, cabinets for both kitchens, a hob with its hood, laundry machines and air-conditioning for the bedrooms. S P Setia supplied everything on that list except the wardrobes, so a home that keeps them should come in well under the range.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Approvals come first
Any permit the works need comes from Kuala Lumpur City Hall (DBKL), and your licensed contractor applies for it.
Written approval from the management office, up on the Level 7 podium, follows. This building has not published its renovation conditions, so we obtain them before anything is scheduled.
When the marble is already in, what makes a home feel like yours?

The 2023 marble and timber can stay if you like them, and we’ll add the layer that fits how you live.
Maybe it’s grandparents and grandchildren under one roof, or a couple with rooms to spare. We’ll plan around how your household runs: who cooks where, and where the long Sunday lunch sits, so the home makes your days a little easier.

What two Setia Sky Seputeh homes we designed cost
Each measures roughly 2,700 sq ft, close to a Type C. One kept much of its handover and spent on furnishing: RM250,000–300,000, or RM93–111 a sq ft.
The other went back to bare structure: RM600,000–800,000, or RM222–296 a sq ft.
Both homes are in the same building and close in size, so the difference came from how much each owner chose to change. Our fee followed the rooms. This building’s three published renovation records land between the two, at RM121–140 a sq ft.
Which will suit your home? If your layout already works, keep the handover and put the money into wardrobes, furniture and light. If you want a change of layout, going back to bare takes longer on site; this building’s published records range from seven to seventeen weeks.

Wardrobes, kitchens and costs at Setia Sky Seputeh
Choosing a designer for these two towers: what should I look for?
Three things: experience inside these two towers, a fee put in writing before any work, and real costs from past homes. We have designed two homes here, both near 2,700 sq ft, with costs in the Seputeh cost index we keep.
What do renovation and furniture cost if I keep the 2023 handover?
Keeping its 2023 handover, a four-bedroom typically needs RM183k–356k for renovation and furniture at Curated (Commune, Cellini or Poet Living), or RM370k–818k at Bespoke (Space Furniture, BoConcept or Molteni&C), design fee aside. Our two homes here: RM250,000–300,000 and RM600,000–800,000.
Kitchen cabinets are the only built-in listed. What about wardrobes?
The developer’s specification lists kitchen cabinets as the only built-in, so most bedrooms here need wardrobes designed. We check what your unit was actually handed, then plan wardrobes around each room’s windows and doors, which vary from floor to floor.
What can the helper’s room and second utility room become?
Utility 1 sits by the yard with the maid’s bathroom beside it, so it usually stays a helper’s room. Utility 2, where your type has one, makes a good store, laundry or pantry. If either becomes a study, we check ventilation and air-conditioning first.
Can the dry kitchen be closed off, or the island changed?
Often, once management approves and we have checked the walls on site. Because heavy cooking already has the wet kitchen, it often makes more sense to keep the dry kitchen open and refine the island instead: a new top, seating on one side, and storage that hides the small appliances.
Why might my floor plan differ from the brochure?
The developer’s plans are drawn for Level 8, and the wave-shaped balconies shift from floor to floor, moving windows and balcony edges. So we measure your home on the site visit before drawing any wardrobe, curtain track or built-in.
