Why does length, not size, set the brief at Damai Residence?

Two homes to a floor, each behind its own lift lobby, and all thirty standard homes share one long 1,938 sq ft plan. The work here is fitting that plan to your household, not finding space.

Sundays in Bed is a Kuala Lumpur studio that designs and manages home interiors, charging per room at a figure written down before work starts.

We have no Damai Residence project yet; this guide draws on Tan & Tan’s brochure, plans and specification. You get the same written fee, the same designer from first call to styling, and contractor quotes laid side by side, as in every home we design.

Tan & Tan Developments, part of the IGB group, completed the 20-storey freehold tower in 2017, on half an acre at Lorong Damai 13, off Jalan Ampang.

Damai Residence’s 31 units sit two to a floor, each behind its own private lift lobby, and come in two built-up sizes:

Each standard home is about 8.7 metres wide and almost 23 deep. Living room and balcony sit at one end, the master suite at the other, with two bedrooms and their bathrooms strung along the side between.

So length, not size, is the design question. Half the homes face west, half east, and the 3 m ceilings make every curtain and wardrobe run taller than usual.

The tower was sold semi-furnished, with kitchen cabinets, wardrobes, air-conditioners and timber bedroom floors in place. Nine years on, the useful question in most homes is which of them still earns its keep.

Front door, two kitchens or the sun: what comes first at Damai Residence?

The order of rooms down that long plan, and who uses each of them. Five early decisions shape everything after.

The front door. Your private lift lobby opens straight into the dining end, with no hallway between. We decide first where shoes, keys and the day’s parcels go, so the first thing a guest sees is the room, not the clutter.

Two kitchens. The plan pairs an open ‘lifestyle kitchen’ counter, facing the dining, with a closed kitchen and yard behind. Frying and steaming stay out of sight. The counter is on show from the front door, so it earns the better finish.

The long walk. From the balcony to the master bath, the plan runs nearly 23 metres. Lighting in layers, joinery or art along the passage wall, and something worth seeing at its end stop it feeling like a hotel corridor.

West or east. Types A1 and A3 face west; A2 and A4 face east. A west-facing home takes the afternoon sun, so blinds, sheers and fade-resistant fabrics are chosen before any colour.

What the developer left. Every home came with built-in wardrobes, timber bedroom floors and kitchen cabinets. Where the carcasses are sound, new doors, handles or a sanded floor often do enough, and the budget goes to rooms you’ll notice.

What does it cost to design a Damai Residence 3+1, or its whole-floor penthouse?

Our design fee for one of the thirty standard 3+1s is estimated at RM34,005–41,135; for the penthouse, RM51,830–58,960. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM306k–497k in all.

Spend on what nine years have worn. In a 2017 home, that usually means bathrooms, the dry kitchen and lighting down the long plan, rarely wardrobes that still close well. Choose A1–A4 or the penthouse, then switch on only the rooms you’d like drawn.

Our design fee, estimated

3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical layout: living and dining, both kitchens, each bedroom and all but one bathroom. The higher one adds two rooms, perhaps the bathroom beside the utility room, or the utility room itself turned into a study.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Damai Residence was completed in 2017, so each row treats the home as a resale. Not every bathroom needs designing: the 3+1 prices three of its four, the penthouse five of its six. Count only the ones you’d change.

The penthouse plan isn’t published, so its row assumes the same dry and wet kitchens as the standard plan. We confirm the layout on the visit.

The ranges price new kitchen cabinets, wardrobes, air-conditioners and water heaters. Every home here was handed over with all four, so if yours still work and you keep them, expect noticeably less. October 2026 guides, not a quotation.

Furnishing to let? A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Your design fee is counted per room. Each bedroom, bathroom or kitchen we draw is RM3,565, and the living and dining together RM5,485. Leave the utility room and its bathroom as they are, and neither appears on it.

The total goes into our agreement before anything starts, and is paid in stages. Because it isn’t linked to the contractors’ bills, choosing stone rather than tile around the master bath’s long bath leaves it untouched.

Your budget comes first in the conversation, not last. Give us the figure for the whole home and we plan the rooms to meet it, whether that’s two bathrooms or the full floor of the penthouse.

How does a renovation run when only one other home shares your floor?

From the first phone call to the cushions, the same designer looks after your Damai Residence home. We draw the rooms and run the project; licensed contractors do the building, and you pick them once we’ve laid their quotes out next to each other.

    A1 to A4 or the penthouse, west side or east, the people sharing the home, whether a helper uses the utility room, and roughly what you hope to spend.
  2. A visit to the home RM200, waived if you go ahead with us
    We measure the long plan end to end, open the wardrobes and kitchen cabinets, test the air-conditioners and water heaters, and look closely at the timber floors.
  3. Agreeing the brief
    First we agree, on paper, which rooms we’re designing, what you’re spending and what our fee comes to. Then layouts, lighting along the passage, joinery up to the 3 m ceilings, and materials.
  4. Drawings, quotes, a choice
    Drawings detailed enough for each contractor to price item by item. Several quotes come back to us, we walk you through how they differ, and you pick the builder.
  5. Works, then the finishing touches
    Trades and deliveries are cleared with the management office first. We inspect each stage against our drawings, and the last visit is the styling: beds made, art hung, lamps on.

Nine years in, a home like this is renovated in a strict order: pipes and wiring, then tiles, then joinery. Holding to it, and keeping the one other household on your floor on side, falls to us. The full process

Permits and the management office. Lorong Damai is in Kuala Lumpur, so the renovation permit comes from DBKL, applied for by your licensed contractor. Condominium works also need the management’s written approval.

Damai Residence hasn’t made its renovation deposit, contractor hours or lift arrangements public. We request the current rules from the management office before setting the programme.

Will my home look like the other 29 standard homes?

Not if it’s designed for you. Thirty homes share one plan, but a couple who entertain, a family with teenagers and a household with a parent moving in each need that plan to work differently.

The developer described the tower as a canvas and left out the extras on purpose. That leaves room for what’s yours: the books, the long table for the festive open house, the chair that came from your parents’ home.

What similar-sized homes nearby have cost

We haven’t yet published a Damai Residence project. The nearest published renovation records for homes of this size are two or three kilometres west, around KLCC.

At Four Seasons Place, two homes of 1,570–2,500 sq ft were recorded at RM120–191 per sq ft, about RM300,000. At The Mews, a 2,066 sq ft home cost RM400,000, or RM194 per sq ft.

KLCC’s median is RM158 per sq ft. Across a 1,938 sq ft 3+1 that comes to about RM306,000 for renovation and furniture, inside the Curated range in the table above, before our fee. The figures are on our KLCC renovation cost index.

Damai Residence questions, answered

Is the utility room worth designing?

It depends who uses it. Set by the yard with its own small bathroom, it’s laid out for a live-in helper; without one, it makes a good store, laundry or prayer room. Designing it raises our fee by RM3,565.

Renovating and furnishing a 3+1 here: what’s a realistic range?

Expect roughly RM272k–463k for renovation and furniture at Curated, from Commune, Cellini or Poet Living, or RM507k–958k at Bespoke, from Space Furniture, BoConcept or Molteni&C. Our fee is on top. Keeping the 2017 wardrobes and kitchen cabinets lowers it.

My home faces west. What helps with the afternoon sun?

The A1 and A3 homes face west, into the afternoon sun. Solar-control film on the glass, a blind behind a sheer, and upholstery that won’t fade make the most difference. We also keep dark, heat-holding finishes away from those windows.

Should I keep the original kitchen?

Often in part. The closed kitchen’s carcasses may still be sound, and new doors, a worktop and a stronger hood can do most of the work. The dry ‘lifestyle kitchen’ by the dining is the one guests see, so that is usually where we’d spend.

Can the 3 m ceilings take full-height wardrobes?

Yes, and they suit them. Wardrobes and curtains to the ceiling make the bedrooms feel taller still, though each run costs more than in a standard-height condo. We’d avoid a low bulkhead, which gives the height away; lighting can usually go in without one.

Can a 3+1 here take an induction hob or another air-conditioner?

Probably. The developer’s specification gives every standard home a three-phase supply, more headroom than many condos have for an induction hob, a second oven or an extra air-conditioner. After nine years we still have an electrician check the board before anything is ordered.
