Why is a 2,200 sq ft Seri Ampang Hilir home a refit, not a hunt for space?
Only two homes share each floor of its three ten-storey blocks, and even the standard ones run past 2,200 sq ft; the penthouses were handed over with marble living rooms and gas piped to the kitchen. The work is rarely finding space; it’s getting a large 2013 home to run well again.
We’re Sundays in Bed, a residential design studio in Kuala Lumpur. We charge by the room, at a fee settled in writing before any drawing starts.
Tan & Tan finished the building in 2013 on Jalan Ampang Hilir. Sek San laid out the garden, keeping a stand of mature trees at one corner, and a 25-metre infinity pool runs between the blocks.
It’s freehold: three linked ten-storey blocks, 40 homes in all.
Seri Ampang Hilir units range from 2,229 to 5,188 sq ft built-up; most are the standard homes below the penthouse floors.

In every plan the developer has published, the lift opens into a foyer of the home’s own, with no shared corridor. It’s the first room a guest sees, so we treat it as one, not as a passage to hurry through.
The developer’s specification for the penthouses shows how the building was finished: marble through the living, dining and kitchen, timber in the bedrooms, marble again in the master bath. Thirteen years on, those surfaces usually deserve restoring.
Bathrooms, air-conditioners and kitchen fittings are another matter: they’ve reached the age when they need attention. Several homes have also been let, so a new owner often inherits a tenant’s wear rather than anyone’s taste.
Gas kitchen, bathrooms or the double-height room: which comes first at Seri Ampang Hilir?
The few things this building does differently: a private arrival, two places to cook, many bathrooms and, upstairs in the penthouses, a room two storeys high.
The foyer. Every plan the developer has published opens from the lift into the home’s own foyer, timber-floored with a granite wall. Shoes, umbrellas, a bench and a mirror belong there, so the living room never has to hold them.
A wok on gas. The penthouse specification pipes in gas, with two points in most types, and the yard behind the kitchen has its own sink. So a wet kitchen is half built; the open dry kitchen can then face the dining table.
Bathrooms, chosen one by one. Penthouses have up to seven bathrooms and standard homes three or four, most fitted in 2013. Waterproofing, mixers and vanities are due. You decide which we redesign; a guest bath used twice a year can wait.
The double-height room. In most of the duplex penthouses, the living room rises through two floors beneath a void. Curtains need full-height tracks, lights need a way to be reached, and marble echoes. We settle all three before anyone chooses a sofa.
What already works. The handover’s marble and timber floors can often be honed, polished or re-coated rather than replaced. Keeping them frees the budget for what thirteen years have worn hardest: bathrooms, the wet kitchen, lighting and air-conditioning.
What does it cost to design and furnish a Seri Ampang Hilir four-bedroom or penthouse?
For a standard four-bedroom here, the Sundays in Bed design fee is estimated at RM37,570–44,700; for the smallest duplex penthouse, RM48,265–55,395. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a standard four-bedroom here comes to about RM338k–574k in all.
Put the money where thirteen years show. Here, that’s usually the bathrooms, a wet kitchen on gas and light for big rooms; rarely the marble. Choose the layout nearest yours, and turn off any room you’d leave alone. Contractors’ quotes replace these ranges later.
4 bedrooms, 3 bathrooms and the dry and wet kitchens: 9 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Read the lower figure as the usual set of rooms for that layout. The upper one leaves space for up to two more, perhaps a duplex’s upstairs family room, or a utility room off the yard reworked as a pantry.

Every home here was handed over in 2013 or soon after. Few owners redesign every bathroom, so each row counts one fewer than the home has. For standard layouts, that count comes from sale listings; we confirm yours when we visit.
The rows follow the published plans: an open dry kitchen with a wet kitchen at the yard. The exception is the 5,188 sq ft duplex, whose kitchen sits behind a glass door and which adds a study.
They also price new air-conditioners, kitchen cabinets, a hob and hood, and wardrobes. Keep a previous owner’s where they’re sound, and your figure falls. All of it is an October 2026 guide; only contractors issue quotations.
Furnishing to let? Seri Ampang Hilir homes have been let since completion in 2013. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Our fee, room by room. RM3,565 for each bedroom, study, kitchen or bathroom we design, and RM5,485 for the open living and dining. With up to seven bathrooms in a penthouse, that matters: any you leave untouched cost nothing.
We write the total into our agreement before starting, and you pay it in stages. As it isn’t a share of what contractors charge, polishing the marble or replacing it changes nothing for us.

Approvals at Seri Ampang Hilir. Being in Kuala Lumpur, the building answers to DBKL for renovation permits, which your licensed contractor applies for. Expect the management to ask to see the plans before work starts, too.
We found no published deposit, working hours or contractor lift arrangements for Seri Ampang Hilir, so our first request to the management office is for its current renovation rules.
Will my home feel like the other thirty-nine?
Not once it’s designed for you. Five standard layouts repeat up the blocks, and the penthouses share a handful of plans, but the households inside them don’t, and the rooms should show it.
The same 2,276 sq ft plan might hold a couple whose children have moved abroad, or, one floor up, grandparents, parents, children and a helper. Our first questions are about them: who cooks with gas, who needs a desk, who flies in to stay for weeks.

Questions from Seri Ampang Hilir owners
Can the lift foyer be made into a proper entrance?
Usually. Each published plan has the lift opening into the home’s own foyer, timber underfoot and a granite wall. The fire-rated doors stay as they are; a shoe cabinet, a bench, a mirror and warmer light are what make it an arrival.
Can I keep cooking with gas?
Yes. Gas piping is in the developer’s specification, with two gas points in most penthouse types, and the yard has its own sink, so a closed wet kitchen there is straightforward. We check the pipework and points on the visit first.
What might a standard home cost to renovate and furnish?

Should I replace the marble floors?
Rarely. Marble laid in 2013 can usually be honed and polished back to an even finish, and lifting it is noisy, dusty and slow in a building of forty homes. We replace it only where a new layout or real damage calls for it.
How do you light and dress a double-height living room?
With a plan made before anything is bought: curtain tracks mounted at full height, motorised if you like, pendants on a drop that can be lowered for cleaning, and rugs and upholstery to soften the echo off the marble. Most duplex penthouses here have one.
Can the helper’s room become something else?
Often. The utility rooms behind the kitchen, near the helper’s bathroom, can become a pantry, a laundry, a store or a small study. We check each one’s window, ventilation and air-conditioning on the visit before deciding what it should be.
