Why do two homes to a floor, each with its own lift lobby, change the brief?

Fifty-two homes, two to a floor, each entered from its own lift lobby, with a wet and a dry kitchen and a dip pool or lanai. Twelve years after completion, the work is renewing them without losing what the building does well.

Sundays in Bed is a Kuala Lumpur studio that designs homes room by room, and at Madge Mansions, as everywhere, each room’s fee is agreed in writing before we begin.

Gamuda Land built Madge Mansions on 2.16 freehold acres off Jalan Madge, in the embassy quarter of Taman U-Thant. The developer’s own list gives every home a private lift lobby, high ceilings and full-height windows.

Madge Mansions is three 10-storey blocks, completed in 2014; its 52 units come in three kinds, from 3,498 to 8,396 sq ft built-up.

Space is never the problem. A standard home here is 3,950 sq ft or more, and rooms of that size can feel bare or hotel-like if the furniture is wrong for them.

At launch, every home was offered fully furnished by the developer’s interior architects, Geoffrey Thomas & Associates, from a set menu. So many owners may still live with pieces their neighbours also chose, a dozen years ago.

That is the real brief here: keep what has aged well, replace what hasn’t, and make a home first furnished from a launch menu feel like yours alone.

Two kitchens, floating showers, a launch furniture menu: what gets decided first?

The two kitchens, the bathrooms’ hidden work, and which of the launch furniture still earns its place. Those three set the budget before any colour is chosen.

Two kitchens, two briefs. Gamuda built in a wet kitchen for heavy cooking and a dry kitchen; on the duplex plans the dry one has an island and opens to the dining. One needs extraction and wipeable surfaces; the other is furniture, seen by every guest.

Showers that float. Gamuda handed every bathroom over with a cantilevered, free-standing shower, and the master bath with a cantilevered tub. After twelve years, waterproofing, falls and fixings matter more than tiles, so we check them before drawing anything new.

Your own lift lobby. Each home opens from a private lobby, up to 301 sq ft on the duplex plans. That is a room, not a corridor: somewhere for shoes, coats, a bench and a picture worth arriving to.

The terrace or the pool. Owners chose a Jacuzzi dip pool or a lanai. Either is an outdoor room that wants shade, low lighting and furniture that survives the rain. Any change to the pool itself needs an engineer and management’s approval first.

What the launch got right. Full-height windows, louvred screening and high ceilings were built in. Where the original joinery is still sound, we keep and re-front it, and spend where twelve years really show.

What does it cost to design and furnish a Madge Mansions 4+1 or duplex penthouse?

For a 3,950 sq ft 4+1 here, the Sundays in Bed design fee is estimated at RM37,570–44,700; for a duplex penthouse, RM44,700–51,830. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3,950 sq ft 4+1 here comes to about RM340k–601k in all.

Spend where it matters. Skip what doesn’t. Here that tends to mean the dry kitchen, the bathrooms and the living room, rarely the full-height windows or the louvres. Pick your home, then only the rooms to redraw. Until contractors quote, every figure is an estimate.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The first figure covers what most owners here redo: living and dining, both kitchens, each bedroom and every bathroom bar one. The second allows two rooms more, such as that last bathroom or, in a 4+1, a study made from the +1.

At this size, owners tend to choose Curated (Commune, Cellini, Poet Living) or Bespoke (Space Furniture, BoConcept, Molteni&C) furniture. Every figure is an October 2026 guide until your contractors quote.

Listings give a standard home four or five bathrooms. We’ve counted four and priced three, as one rarely needs redesigning; the duplex row prices four of its five, plus its family room or library as a study. The +1 is left as a helper’s room.

The ranges treat wardrobes, cabinets in both kitchens, air-conditioners and bathroom fittings as new. Plenty of homes still have the launch joinery and furniture; anything you keep lowers these figures.

Furnishing to let? One agent lists a renovated 4+1 here for lease, fully furnished. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Our fee is rooms, added up. A bedroom, bathroom, study or either kitchen is RM3,565 each; the living and dining, open to one another, is RM5,485. Any Madge Mansions bedroom you’re happy with is simply left off.

That total goes into a written agreement before we begin, and is paid in stages. It never rises with the contractors’ invoices, so picking marble over porcelain for the twin shower changes nothing on our side.

How does a renovation run through a private lobby and a back-of-house lift?

From the first call until the last cushion is plumped, the same designer handles your Madge Mansions home. Our part is designing and managing; the building work goes to contractors you pick, after we’ve gathered several quotes and laid them side by side.

  1. Talking it through Free
    Standard, cabana or duplex; who lives with you; which launch pieces you love and which you’re tired of; and roughly what you want to spend.
  2. A visit to your home RM200, waived if you go ahead with us
    We measure, test the showers and tub for leaks, open the electrical board, look at both kitchens and list the furniture and joinery worth keeping.
  3. Rooms and fee, agreed
    Before a line is drawn, the rooms, your budget and our fee are set out in writing. Then layouts, lighting, finishes and joinery follow, drawn to the full ceiling height.
  4. Drawings for pricing
    Every room is detailed closely enough to be priced item by item. A few contractors price the same set; we go through their quotes beside you, and you appoint the builder.
  5. Works, then the styling
    With management’s agreement, trades and deliveries can use the back-of-house service lift, keeping your private lobby clean. We inspect each stage, then dress the rooms.

In a home handed over in 2014, the order of work matters: waterproofing and wiring before stone and joinery. Keeping that order is our job. The full process

DBKL and the management office. Jalan Madge lies within Kuala Lumpur, so the renovation permit is a DBKL matter, normally applied for by your licensed contractor. Management, acting for the joint management body, will usually want to see and approve the plans as well.

No deposit amount, permitted hours or service-lift terms are public for Madge Mansions, so we get the current set from the management office before scheduling anything.

One launch furniture menu: will mine look like the rest?

It shouldn’t. Many homes here began with furniture chosen from the same launch menu. Twelve years on, yours can carry your family’s life rather than a showroom’s.

Our first questions are about the household: who cooks in the wet kitchen and who entertains in the dry one, whether parents stay for weeks, what you have collected. Fine rooms are easy at this size; rooms that could only be yours take listening.

What large homes have cost nearby

There’s no Ampang cost index yet. The closest is our KLCC index, for an area about 2 km away. Among its published renovation records, three are large family homes: 2,700 to 3,973 sq ft, four or five bedrooms, at RM222–303 per sq ft.

Their totals ran RM600,000 to RM1,000,000. At those rates, a 3,950 sq ft 4+1 would come to roughly RM880,000–1,200,000: above the Curated range in our table, and nearer the Bespoke one.

Madge Mansions questions, answered

Who should we trust with a 4,000 sq ft home and two kitchens?

Look for three things. A designer who checks the old showers, wiring and joinery before drawing anything new. A fee set in writing at the start; ours is per room. And real renovation costs for large homes nearby, like those on our KLCC cost index.

What does a 4+1 here cost to renovate and furnish?

For a 3,950 sq ft 4+1, renovation and furniture are estimated at about RM303k–563k at Curated (Commune, Cellini, Poet Living) or RM561k–1,162k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Keeping sound launch joinery lowers it.

Should we keep the original furniture package?

Keep what is well made and still fits how you live: a good dining table, solid cabinetry, a sofa frame worth re-covering. Replace what has worn or never suited you. We list each piece on the site visit and tell you which is which.

Can the wet and dry kitchens be redone separately?

Yes. They are separate rooms, so each counts once in our fee, and either can wait. Many owners start with the dry kitchen guests see, and leave a sound wet kitchen with new doors, worktops and a stronger hood.

How do you plan a duplex penthouse here?

Floor by floor. On the published plans, the lower floor holds living, dining, both kitchens, a junior suite and the pool deck; upstairs, the master suite, two bedrooms and a family room or library. The junior suite suits a parent who avoids stairs.

Will contractors and deliveries come through my private lobby?

Ideally not. Gamuda built a dedicated service lift for the back of house; on the duplex plans it opens beside the yard and wet kitchen. How it may be used during works is management’s call, so we confirm their terms before anything is booked.
