What does a single-level Rimbun @ Embassy Row home ask of its designer?

Fifty-four single-level homes of 3,551 sq ft and up, plus two triplex penthouses, each reached by its own lift into a private foyer. So the brief is about rooms of real scale, and a fit-out now around ten years old.

Sundays in Bed is a Kuala Lumpur studio that designs homes and manages their renovation. We haven’t published a project at Rimbun yet, so this guide leans on what Amphil itself published about the homes.

Rimbun was Amphil Corporation’s first condominium: two joined 17-storey wings, East and West, on 1.2 acres off Jalan Ampang Hilir. The building covers under half its land; gardens and old trees take the rest.

Rimbun’s 56 freehold units, completed around 2015, come in three sizes, measured built-up:

  • 3,551–3,648 sq ftType A · 3+1 bedrooms
  • 4,293–4,412 sq ftType B · 4+1 bedrooms, dry and wet kitchens
  • About 17,000 sq ftTwo penthouses on three floors, ceilings up to 8.6 m

Amphil planned every Type A and B home on a single floor so grandparents and small children could move about easily. That intent is worth keeping: a new layout shouldn’t add a step, a platform or a tight turn.

Then there’s scale. A Type B’s living and dining run about 20 m end to end, and its master bedroom, wardrobe and bathroom share roughly 1,060 sq ft. Rooms that long need zoning and layered light, or they read as a hotel lobby.

And the fit-out has aged differently from home to home. German cabinetry went into selected kitchens, some owners may have renovated since, and some homes are let. So two homes of the same type can need quite different work.

Which comes first in a Rimbun home: the foyer, the long room or the kitchens?

Who arrives where, and how a long plan gets used day to day. The building already solved privacy; the design decides how the rooms behave.

A foyer of your own. The private lift delivers you straight into a hallway no one else uses, while guests and deliveries come through a separate lobby. So it can be furnished like a room: a console, art, a seat, a lamp left on.

One long room, several settings. A living and dining room up to twenty metres long needs more than one centre. Rugs, separate lighting circuits and a run of joinery break the length into places to sit, dine and read, so a quiet evening doesn’t feel lost in it.

Dry kitchen, wet kitchen. The Type B show unit has a dry kitchen and a wet kitchen. One is on show, the other takes the wear, so each gets its own job, and its cabinetry is kept, refaced or replaced.

Screens before curtains. The façade has sliding sunscreens, large balconies and glass rated to cut solar heat by about half. Curtains then handle privacy and sleep rather than glare, and they’re hung clear of the screens’ tracks.

What the developer installed. Every home came with a smart-home system for lights and air-conditioning, plus its own alarm sensors. We test those, and the green-rated air-conditioners, before replacing anything; whatever still works stays, and new lighting is planned around it.

What does it cost to design and furnish a Type A or B at Rimbun @ Embassy Row?

For a Type A 3+1 here, the Sundays in Bed design fee is estimated at RM34,005–41,135; for a Type B 4+1, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a Type A 3+1 here comes to about RM310k–543k in all.

Put the money into the long rooms and the wet kitchen. Lighting for the long living and dining, the hard-worked wet kitchen and the master suite come first; sound marble floors stay. Choose A or B, then tick only the rooms you’d have us redraw.

Our design fee, estimated

3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure covers a usual Rimbun brief: the living and dining, both kitchens, each bedroom and the bathrooms we’ve assumed below. The higher one adds two more rooms you might want drawn, such as the family room or a bathroom we left out.

Keys went out around 2015, so both rows are priced as lived-in homes. We’ve assumed not every bathroom needs designing: Type A counts three, Type B four. Untick or add to match yours.

The Type B show unit has dry and wet kitchens; Type A is priced alike. Ranges include new air-conditioning, both kitchens’ cabinets, hob, hood and wardrobes. Keep a good German kitchen or the walk-in wardrobe and yours falls.

At Curated, furniture comes from Commune, Cellini or Poet Living; at Bespoke, from Space Furniture, BoConcept or Molteni&C. These are October 2026 guides, not a quotation.

Furnishing to let? Rimbun homes are let as well as sold. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for each bedroom, bathroom or kitchen we design; RM5,485 for the open living and dining. With two kitchens in a Type B and several bathrooms in every home, your room list shapes the total more than floor area.

Once that list is settled, the sum is agreed in writing before we begin and paid in stages. It never moves with your contractors’ invoices, so choosing book-matched marble for the master bathroom doesn’t add a ringgit to our fee.

Your number comes first. Budgets for homes of this size vary widely, so we ask for yours at the outset and design to it, rather than presenting a scheme and pricing it afterwards.

How does a Rimbun renovation run, with a decade-old smart home to work around?

One designer stays with you from the first call to the final styling. We design and manage; licensed contractors carry out the building, whom you appoint after we’ve gathered and compared their quotes.

  1. Talking it through Free
    Type A or B, East or West Wing, what has changed since handover, who lives there, and roughly what you’d spend.
  2. A walk through the home RM200, waived if you go ahead with us
    We measure the long rooms, open both kitchens, try the smart-home panel and alarm sensors, and note which finishes are worth saving.
  3. Agreeing the scope, then designing
    One written scope records the rooms, your budget and our fee. Layouts, lighting circuits, joinery and materials follow, with every heavy fixing into the block walls planned.
  4. Drawings and contractors’ prices
    A full drawing set goes out to several contractors. We set their prices side by side, explain where they differ, and the appointment is yours to make.
  5. Works, then dressing the rooms
    Management consent first, then the service lift and your foyer protected, every trade inspected against our drawings as it finishes, and at the end the furniture placed and the rooms styled.

A home ten years past handover has its own order of work: waterproofing and wiring before ceilings, alarm contacts and smart-home links reconnected before the painters arrive. Holding to that order, trade by trade, falls to us. The full process

Permits, and the building’s own terms. Ampang Hilir sits inside Kuala Lumpur, so DBKL is the council, and your licensed contractor files the permit application. Rimbun’s management must also give its written consent to the works.

Nothing public sets out Rimbun’s deposit, contractors’ hours or service-lift arrangements, and Amphil’s old website is offline. So we ask the administration office for the current terms before any date is set.

With two main plans, how will my home feel like mine?

By starting with your household, not the show unit. One Type A might suit a couple who host every weekend, another three generations under one roof; each should look like the people in it.

Amphil sold Rimbun on privacy, and each home works almost like a house in the air. We ask how you use that: whether the wet kitchen sees daily cooking, which bedroom the grandchildren take over, where the art and heirlooms should hang.

What homes on this scale have cost to renovate

No Rimbun project of ours is published yet. For a sense of scale, look a short drive west to KLCC, where published renovation records include two buildings with homes approaching Rimbun’s size.

At Suria Stonor, homes of 2,700–3,300 sq ft ran to RM600,000–1,000,000; at The Pearl Residence, one of 3,973 sq ft cost RM900,000. Per sq ft that’s RM222–303, well above KLCC’s median of RM158.

Multiply even the median across a 3,551 sq ft Type A and it reaches roughly RM560,000, just past the top of the Curated range in our table. The building-by-building figures are on our KLCC renovation cost index.

What is the difference between Type A and Type B at Rimbun?

Type A is a 3+1 of 3,551 or 3,648 sq ft; Type B a 4+1 of 4,293 or 4,412 sq ft, its living and dining about 20 m long. Both types are single-level, with a private lift and foyer.

What would a 4,412 sq ft Type B cost to renovate and furnish?

Roughly RM322k–594k with Curated furniture (Commune, Cellini, Poet Living) or RM592k–1.21M with Bespoke (Space Furniture, BoConcept, Molteni&C), before a design fee estimated at RM41,135–48,265. How much of the original kitchens and bathrooms you keep moves it most.

Can the smart-home and alarm system stay?

Usually. Homes were handed over with a smart-home system for lighting and air-conditioning, plus in-unit CCTV, motion sensors and door contacts. We have it tested: if it works, new lighting is planned around it; if parts are obsolete, the electrician plans replacements.

Can walls be moved in a Rimbun home?

Partitions here are aerated concrete block, lighter than brick, and those that aren’t structural can usually be altered with management approval and an engineer’s check. The same blocks need proper anchors for heavy TVs, mirrors and shelving, which we specify on the drawings.

Will new curtains work with the sliding sunscreens?

Yes, if they’re planned together. The sunscreens and high-performance glass already cut glare and heat, so heavy blackout isn’t needed everywhere. Sheers in the living spaces and dim-out layers in bedrooms usually suffice, mounted clear of the screen tracks.

Does DBKL or Rimbun’s management sign off the works?

Two parties. DBKL issues the permit, applied for by your licensed contractor, since Jalan Ampang Hilir is in Kuala Lumpur. The management signs off the works in writing first; we get its current deposit, hours and service-lift terms before fixing a start date.
