Why does a Katana II home brief like a house rather than a flat?
Forty homes on a single acre, each the size of a house, many rising through two or three floors. So the work here is scale and height: giving generous, tall rooms a purpose, and renewing what fifteen years have worn.
Sundays in Bed is a residential interior design studio in Kuala Lumpur, and Ampang Hilir is well inside the area we visit in person. For a Katana II home, our fee is set room by room and written down before any work starts.
Katana II stands at 32 Jalan Ampang Hilir, among the embassies and old bungalows the developer calls Embassy Row. Katana Developments built it to a design by Mok Wei Wei of W Architects, Singapore, around the idea of a Chinese courtyard.
Katana II is one freehold block of 40 homes on a single acre, completed in 2010–11.

The Designer Loft is the size most often listed for sale, and it outsizes plenty of KL houses. So we plan furniture at the rooms’ true scale.
The developer’s drawings show the lofts’ living rooms rising two storeys, and larger homes spread over two or three floors. Height and stairs shape these briefs more than square feet: what hangs on a tall wall, how a long curtain draws, who sleeps where.
Most homes here have been lived in, or let, since about 2010, and some come with a previous owner’s kitchen or bathrooms. We look at what you have before suggesting what to change.
Tall rooms, a stair and two kitchens: which comes first in a Katana II plan?
Height, stairs and two kitchens, then the finishes. In homes of this shape, those early decisions settle most of the plan and most of the spend.
The tall room. In the lofts the living space rises through two floors. Curtains that long are best motorised, every light needs a way to change its bulb, and rugs, upholstery and a fabric wall take the echo out of hard, high surfaces.
The stair. Duplexes and triplexes put living and sleeping on separate floors. We settle who sleeps where first, perhaps a parent’s room on the entrance level, then measure the stair turns and the lift before a large sofa is ordered.
Front and back kitchens. Listed homes pair a dry kitchen with a wet kitchen and yard, plus a helper’s room. We agree which cooking happens where, then plan the hood, the storage and the path from stove to table.
Six bathrooms. That is what listed lofts have. Fifteen years on, waterproofing and pipes matter more than tiles, so we open up the ones that need it and refresh the rest with new taps, mirrors and light.
What the architecture already gives. The courtyard, the Green Wall and the trees of Embassy Row are the building’s best features. We keep sound floors and well-made joinery, pick colours that sit with the greenery, and spend where wear shows.
What does it cost to design and furnish a Katana II loft, duplex or penthouse?
For a 3,528 sq ft Designer Loft here, the Sundays in Bed design fee is estimated at RM48,265–55,395; for a Sky Duplex, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a Designer Loft here comes to about RM403k–702k in all.
Spend where it matters. Skip what doesn’t. Here the money usually belongs in fifteen-year-old bathrooms, the back kitchen and light for the tall rooms; seldom in the helper’s room. Pick a home type, then the rooms you want drawn; every range is an estimate until contractors quote.
4 bedrooms, a study, 5 bathrooms and the dry and wet kitchens: 12 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each lower figure is the usual Katana II brief: living and dining, both kitchens, the study, every bedroom and all but one bathroom. The upper one allows two rooms more, perhaps the upstairs family hall or that last bathroom. Penthouse terraces, pools and second family halls are priced once we have seen them.
We’ve counted one bathroom fewer than each home has: after fifteen years, one usually needs only new taps and a mirror. The study is priced as a designed room; the helper’s room is left as it is.
Katana II’s floor plans aren’t published, so sizes and room counts follow sale listings, and the penthouse row one listed triplex. We confirm yours on the visit.
Every range assumes new wardrobes, kitchen cabinets, a hob and hood, laundry and air-conditioning. If an earlier refit left any of these sound and you keep them, expect less.
Curated means furniture from Commune, Cellini or Poet Living; Bespoke, from Space Furniture, BoConcept or Molteni&C, at the scale many of these rooms can carry. Figures are October 2026 estimates, not a quotation.
Furnishing to let? Katana II homes are let, at yields of about 3.8%. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Adding up the fee. Every bedroom, study, bathroom or kitchen we design is RM3,565, and the open living and dining RM5,485. In a loft with six bathrooms, any you’re happy with stay off the bill.
That sum is written into our agreement before we begin and settled in instalments along the way. Because it isn’t tied to the contractors’ bills, choosing a dearer stone for a penthouse bathroom costs you the stone, and not a ringgit more in fee.

How does a renovation run in a block of only forty homes?
One designer carries your home from the first call to the styled rooms. Sundays in Bed designs and manages; contractors build, from quotes we collect and go through with you, and the choice of builder is yours.

DBKL and the management. Jalan Ampang Hilir lies within Kuala Lumpur, which makes DBKL the permitting authority. The licensed contractor files for it, and the building’s managers must sign off in writing first.
Katana II’s renovation terms aren’t published: nothing public on a deposit, permitted hours or lift bookings. So the first thing we request from its office is the current rulebook, and the programme is built around it.
Forty homes, one architecture: how does yours become your own?
Forty households share the architecture; the way you live in it is yours alone. Your rooms should hold your family’s routines and the things you’ve collected, not a show flat’s styling.
We start with the people: who is up first, who works from home, which grandparents come to stay, which painting needs a wall. A double-height room flatters almost anything. Making it unmistakably yours is the slower, better part.

How do you light and furnish a double-height living room?
In layers. Wall lights and lamps at eye level do most of the work, with a pendant or uplighting for the volume above. Long curtains are usually motorised; rugs and upholstery soften the echo. We check how each bulb gets changed before choosing it.
What does a Designer Loft cost to renovate and furnish?
For a 3,528 sq ft loft, renovation and furniture typically run RM355k–654k at Curated (Commune, Cellini or Poet Living), or RM647k–1,319k at Bespoke (Space Furniture, BoConcept or Molteni&C), before our fee. What an earlier owner already renewed moves it most.
Can the study or the helper’s room be used differently?
Usually. Listed lofts have a study and a helper’s room. The study suits an office, library or guest room; without live-in help, the other can become a store or laundry. Designing either adds RM3,565 to our fee.
We own a penthouse with a plunge pool. What should we check first?
Waterproofing, before anything else. Each of the six penthouses has its own plunge pool and roof lawn, and after fifteen years the membranes, drains and pump deserve an inspection. Then come shade, outdoor furniture that shrugs off rain, and planting suited to a rooftop.
How do you furnish a home across two or three floors?
Floor by floor, starting from the stair. We decide what each level is for, then measure the stair turns, landings and lift so large pieces arrive whole. If a sofa won’t make the turn, we choose a sectional or have one built in place.
Who approves renovation work at Katana II?
Two bodies. The building’s managers give written consent first, on their own terms for deposits, hours and the lift. DBKL then grants the permit, filed by a licensed contractor. We line up both approvals before a single trade is booked.
