Why do a 34-metre plan and a lift lobby of your own change the brief?
Only 26 homes, from 2,725 to 5,118 sq ft, share its twenty levels, and each opens from the lift into a lobby of its own. The developer's simplex plan runs 34 metres along the glass, and giving that length a shape is most of the brief.
We’re Sundays in Bed, a Kuala Lumpur studio for residential interiors. At Residensi R8 we work for a fee per room, set down in writing before anything starts.
Residensi R8 stands on Jalan Ampang Hilir in Taman U-Thant, next door to Sayfol International School. Revival Capital built it first and sold it afterwards.
It is one freehold tower of 20 storeys and 26 homes, completed in early 2023.
Residensi R8 units range from 2,725 to 5,118 sq ft built-up; all are drawn as three-bedrooms.

The difference between the types lies around the bedrooms: a study, a drawing room or an upstairs family room, a utility room with a bathroom. Agents list these as extra bedrooms; to us, each is a room awaiting a job.
The simplex makes the point. Master suite at one end, third bedroom at the other, and living, dining and kitchen strung between them along the glass. Deciding where the family’s day really happens, and keeping the middle bright after dark, comes before any finish.
Each floor holds just two homes, and the lift doors open onto a lobby no other household passes through. We design that arrival like any other room, and usually draw it first.
Downstairs there is a gym, a multi-purpose hall and a tea garden, with a pool on the roof between the two triplexes. Anything more, a home gym, a games room, a quiet place to work, has to live inside the home.
Who gets the second front door, and what else needs settling before an R8 home is drawn?
Who the spare rooms are for, and how a household lives along that length. Settle those two, and the plan largely draws itself.
The second front door. On the developer’s A2 simplex plan, the drawing room, third bedroom and its bathroom have an entrance of their own. Visiting parents, a grown son or daughter, a carer or a client might use it. We settle who before drawing a single cupboard.
The long line. At 34 metres, the A2 simplex needs its length broken into places: rugs and furniture that mark out where to sit, eat and read, with lights switched in groups so evenings never feel like walking a corridor.
The kitchen pair. Both published plans shut the wet kitchen and yard behind a door and leave the dining open. Frying and steaming are already contained. What many households want is a dry counter or pantry beside the table, for breakfast and for serving.
The duplex stair. The duplex has a front door on both floors, so the upstairs family room can be reached without the stair. It could be the bedrooms’ sitting room, a teenagers’ floor or a quiet floor for grandparents. The stair itself deserves good light.
What came with it. Agents list homes here as sold partly furnished; one names kitchen cabinets, appliances and sanitary ware fitted. Sound pieces stay, and the money goes on what’s missing: the lobby, the lighting, curtains, and whichever rooms get used daily.
What does it cost to design and furnish a home at Residensi R8?
For a simplex here, the Sundays in Bed design fee is estimated at RM23,310–30,440; a duplex or triplex is the same, RM23,310–30,440, since each is drawn with three bedrooms and a study; the extra living rooms add to it only if we draw them. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a simplex here comes to about RM181k–333k in all.
Put the money where the household lives. In a home handed over partly furnished, that is usually the lift lobby, the lighting and the spare rooms, rarely the kitchen. Choose your type and tick just the rooms for us to draw. Contractors’ quotes later turn estimates into prices.
3 bedrooms, a study and the kitchen: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each fee starts with the rooms a home this size usually needs designed: living and dining, kitchen, three bedrooms, study. Its upper end adds two rooms you might want too, say a dry pantry by the table and the drawing room, or the duplex’s family room.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
R8 was sold partly furnished, and the developer is still selling unlived-in homes, so no bathroom is counted. If you want one reworked, add it as a room.
Kitchen cabinets, appliances, wardrobes, lighting and air-conditioning are all priced new here. Some or all of them probably came with your home, and every one you keep lowers the figure.
For the triplex we used the smaller one, 4,709 sq ft; its rooms are taken from a sales listing, to be checked when we visit. All figures are October 2026 guides.
Furnishing to let? R8 simplexes are advertised to let at RM9,000–12,000 monthly. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Where the fee comes from. RM3,565 for every bedroom, study, kitchen or bathroom we draw, and RM5,485 for the open living and dining. Leave the drawing room or family room alone and it costs you nothing.
We fix that sum with you in writing at the start and you pay it in stages. It isn’t tied to what the contractors charge, so marble in the lift lobby leaves it unchanged.
And your spend? You name it before we draw anything, for a simplex being finished or a triplex from top to bottom. We work within it, and tell you early if something won’t fit.
How do works run in a 26-home tower where every home has its own lift lobby?
The person you speak to first stays with your Residensi R8 home until it is styled and lived in. We design the rooms and run the project. Licensed contractors do the building, and you pick them once we have their quotes laid out together.

Permits and the building. Residensi R8 sits within Kuala Lumpur, where renovation permits come from DBKL; your licensed contractor usually applies. The building’s management will normally want to approve the works too.
No deposit, working hours or lift-protection rules have been published for R8, so we obtain management’s current terms before fixing dates. Bought from the developer? Send Revival Capital your defects list in writing first.
With the same plans on every floor, will mine look like the rest?
It shouldn’t. The walls repeat floor after floor; what your household does with the study, the drawing room and that long run of glass doesn’t.
Our first questions are about you. Who cooks, who travels, whose parents come for a month, which pieces have followed you from home to home. Good-looking rooms come readily at this size; rooms that could only be yours take patience.

What large homes nearby have cost
We haven’t designed a home at R8 yet, and Ampang has no cost index of its own. KLCC, just along the road, does: 18 published renovation records, at a median RM158 per sq ft.
Two of its bigger homes: 3,973 sq ft at The Pearl Residence for RM900,000, and Suria Stonor homes of 2,700–3,300 sq ft at RM600,000–1,000,000.
Applied to a 2,725 sq ft simplex, that median gives about RM430,000, above the Curated range here. Those were whole-home renovations; an R8 home keeping its kitchen and baths needs less. See the KLCC renovation cost index.

How do I choose an interior designer for a Residensi R8 home?
Ask three things. Can they show plans for homes this long and large? Is the fee on paper before work begins? Ours is, room by room. Can they say what similar homes cost? Nearby figures sit on our KLCC cost index.
Can the drawing room and third bedroom become a separate suite?
The A2 simplex plan points that way already: drawing room, bedroom 3 and its bathroom share a second front door. Add a lock, perhaps a kitchenette, and it suits parents or a home office. Where water and drainage run decides whether a kitchenette fits.
What might a simplex here cost to renovate and furnish?
Roughly RM158k–310k at Curated (Commune, Cellini or Poet Living) or RM328k–732k at Bespoke (Space Furniture, BoConcept or Molteni&C) for 2,725 sq ft, our fee aside. Keeping the kitchen cabinets and appliances that came with it pulls it lower.
Should the upstairs family room in a duplex be a bedroom?
Only if you need a fourth. It sits with the three bedrooms upstairs, and that floor has its own front door, so it can equally be a second lounge or a grandparents’ floor. Designing it adds RM3,565 to our fee.
How do you light a home 34 metres long?
Zone by zone. The living, dining and bedroom ends each get their own switching; lamps and wall lights carry the middle stretch; everything dims. Full-height glass runs down one side, so sheers and curtains are planned with the lights.
I bought from the developer. When should we start?
Once your handover date is known. Put any defects to the developer in writing, then start designing, so drawings and quotes are ready with the keys. Tell us what the partly furnished package included: that settles what stays.
Bought at R8, or still deciding between floors?
