Sierra Hijauan house types and layouts, and who will share yours
Sierra Hijauan is one gated estate with three kinds of house: narrow link villas of two or two and a half floors, semi-Ds of up to three floors and seven bungalows.
We start with which one is yours, because it decides almost every early choice.
Sierra Hijauan is entered through one guarded gateway, with boom gates and separate lanes for residents and visitors, and behind it IJM Land is building 310 houses over eight phases on 32.77 acres of Ukay Perdana, in the foothills of the Ampang Forest Reserve. The estate is strata-titled and leasehold to 2114.
We are Sundays in Bed, a Kuala Lumpur interior design studio. The estate is new ground for us, so this guide draws on IJM’s published plans and specifications, and on how families actually use houses like these.

The layout and kitchens
Most link villas here are 22 ft wide, and if yours is one, the stair, a guest room and the kitchen share one narrow ground floor. Built-in storage will decide how calm your mornings feel.
If yours is a semi-D or bungalow, you have plenty of floor over two and a half or three levels, so the first question is who lives on which floor. In every type, light from the garden side matters more than any view, and we’ll check which way yours faces on the visit.
The house types, by name
The link villas of Phases 2C and 2D carry plant names. RT1, Pine, is 2,178 sq ft on a 22 by 65 ft lot, only 6.7 m wide, with a guest room, a bathroom and a store on the ground floor. RT2, Reseda, adds a family area upstairs; RT3, Olive, at 2,383 sq ft, was the corner show house; RT4, Sage, adds a helper’s room.
Among the larger houses, the SD4 semi-D is 3,537 sq ft and 9.14 m wide, with a porch drawn for three cars. The SD1, 4,511 sq ft, raises its ground floor up a few steps from the porch and adds a study area. The BA1 bungalow, 5,399 sq ft on a 7,072 sq ft plot, draws a lift shaft on all three floors and a pool beside the side terrace, and the RB6, at 5,833 sq ft, is the largest semi-D.
Around the estate
IJM lists a clubhouse with a pool, a gym, a multipurpose hall and a games room, a full-size basketball court, a jogging track, a bicycle lane, a stream with a water gazebo, a meditation deck, a yoga area and a nature trail, some of it ready only with the final phase. Security adds transponders for residents, CCTV, perimeter fencing with vibration sensors and guard patrols.
The Edge lists the MRR2, DUKE, AKLEH, Jalan Ampang and the Karak Highway as the routes in. The council is Majlis Perbandaran Ampang Jaya, not DBKL: this is Ampang in Selangor, not Ampang Hilir in Kuala Lumpur.

At Sierra Hijauan, we begin with the people and the ground floor: who might need the bedroom downstairs, and who cooks.
Those answers shape more of daily life in the house than any colour scheme.
If a parent is moving in
The plans IJM has published for the 2C and 2D link villas, the SD4, the SD1, the SD3 and the BA1 bungalow all keep a bedroom or guest room with a bathroom on the ground floor; in an SD4 it is bedroom 5, beside the kitchen. We’ll plan it as their room first: a level shower, a light for the night, and a wardrobe they can reach.
If frying is part of your week
An SD4 has one open kitchen with an island, tiled only to 1.5 m. Heavy frying calls for extraction ducted outside, a glass screen, or a second kitchen in the drying yard. The SD1 already has a dry kitchen with an island and a separate wet kitchen.
If you’d like a floor above the family
In an SD4 semi-D, the half storey holds one bedroom, bedroom 2, with its own bathroom and balcony, a flight above the family area. It could suit a teenager, a guest suite or a quiet study; we’ll settle which with you before drawing its joinery.
If yours is a link villa
The stair takes a share of a narrow plan. Storage built under and beside it, and a proper cupboard by the porch door, will do more for your ground floor than any extra piece of furniture.
If you drive electric, or plan to
IJM’s specification for Phases 2F and 2G2 gives every type one isolator point for an EV charger. The charger itself isn’t included, so we place it where the cable reaches the car without crossing the path to the door, and check the circuit with your electrician.
If your house is new
In a 2C, 2D, 2F or 2G2 house, timber strip upstairs (laminate in the link villas), porcelain below and bathrooms tiled to the ceiling are worth keeping. Your budget can then go where the handover stops: cabinets, wardrobes and cooling.
What interior design costs at Sierra Hijauan
At Sierra Hijauan, our design fee for a new link villa is estimated at RM19,745–26,875, and for an SD4 semi-D at RM23,310–30,440. It is a fee per room, agreed in writing before we begin.

In a landed house our fee follows the rooms, floor by floor, and the floor area barely enters it. An SD4 semi-D spreads its bedrooms over two and a half storeys, yet the open living, dining and kitchen downstairs count as one room. A new house also needs no bathroom redrawn, so the estimates below leave them out.
4 bedrooms: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We write the total down before we begin, and you pay it in stages. It isn’t a share of the renovation, so if you choose solid timber over laminate for a link villa’s stair, our fee stays the same.
Our fee together with a Curated finish brings a link villa here to roughly RM177k–339k.
Start where a new house is bare. Most spend is likely to go on wardrobes, kitchen cabinets and air-conditioning, which IJM’s handover leaves out or gives only as points, and rarely on the upstairs timber. Pick your house type, then only the rooms you want drawn. Every figure is an estimate until contractors quote.

Each lower figure covers the open living, dining and kitchen, every bedroom and any study area. The upper one leaves space for two more: the family hall upstairs, say, or a wet kitchen in an SD4’s drying yard.

How these figures are worked out
The SD4 specification alone lists 41 lighting points, 35 power points and 8 fan points, so an SD4 seldom needs new circuits; its lighting budget goes on fittings, not wiring.
Bathrooms are counted only where you’d change them. Houses from the 2024 and 2026 phases are new, so none is priced; in a 2019 Phase 2B resale, add the ones you’d redo. The SD1’s study area counts as a room.
Each range already counts air-conditioners, wardrobes, kitchen cabinets with a hob and hood, and a washer-dryer. IJM’s specification gives points for cooling and hot water, not units, and lists no cabinetry. If your sale agreement included any, yours comes in lower.
Furnishing to let?
IJM aimed its last phases at investors as well as families. A house bought to let suits our Essential level: robust finishes, furniture from SSF Home, Harvey Norman and Ikea, and less time with the builders. The fee for each room is the same whatever the level.

Renovating a Sierra Hijauan house while you look after your family
At Sierra Hijauan, your designer stays with the house from the first call until the last room is dressed.
We draw and run the work; the building work is done by the contractor you pick, after we’ve compared every quote with you.
On a gated estate, every contractor’s lorry passes the guardhouse, so we register the trades and their vehicles with the management before day one, and agree delivery hours that suit your neighbours. In a link villa, materials come in through the porch and the front door; we protect both, and the new porcelain, before anything heavy arrives.
If phases are still finishing around you, IJM’s contractors may be working next door. We plan around them rather than through them.

Keys from a 2024 or 2026 phase?
Your sale agreement sets how long IJM Land remains responsible for defects, and the period starts from your vacant possession. List any defects for IJM in writing before a contractor covers them up.
MPAJ, the Ampang Jaya council, approved Sierra Hijauan’s building plans, so the renovation permit comes from MPAJ, on your contractor’s application. Because the estate is strata-titled, its management must approve the works too. Its deposit, working hours and rules are not public, so the current set is the first thing we request.

Three generations under one roof live differently from a couple who both work from home, even in the same SD4. We’ll begin with yours: who cooks, who needs the room downstairs, where the bicycles and school bags go. The look grows from those answers.

What have landed houses of this size cost to renovate in Seputeh?
We hold no renovation records for Ampang. The landed records we do publish are on the Seputeh index, across town: older houses, renovated by other firms.
In Taman Seputeh, two houses of 3,300–8,600 sq ft came to RM420,000–600,000, after 16 to 20 weeks on site; in Taman Desa, a 5,000 sq ft house came to RM500,000 in 20 weeks. A new Sierra Hijauan house that keeps its handover floors and bathrooms should need less.

Which Sierra Hijauan houses have a bedroom on the ground floor?
Many of them, by IJM’s plans. Link villas in Phases 2C and 2D have a ground-floor guest room with a bathroom beside it; an SD4 puts bedroom 5 and its bathroom next to the kitchen; the SD1, the SD3 and the BA1 bungalow have a guest room downstairs. We haven’t seen the 2H plans, so we check those on the visit.
What does IJM hand over in a new house here, and what will I need to add?
IJM’s specification for the newest phases lists the floors, bathrooms tiled to the ceiling, a kitchen sink, fencing and one EV charging point. Air-conditioning and water heaters come as points only, and cabinets, wardrobes, appliances and light fittings aren’t listed. The sale agreement decides.
Where is Sierra Hijauan, and which council approves a renovation there?
Sierra Hijauan is in Ukay Perdana, Ampang, in Selangor, at the foothills of the Ampang Forest Reserve. When is the right time to start designing a Sierra Hijauan house?
As soon as the keys are yours and the defects are listed for IJM, so the drawings, the quotes and the MPAJ permit come together. Buying a resale house in Phase 2B? A site visit before you complete shows what needs changing, and what doesn’t.
