How 19Trees floor plans stack three floors on a seven-metre front
19Trees is a gated estate of 222 strata terrace houses on about 14 acres in Taman Melawati, Selangor, completed in 2025, with Majlis Perbandaran Ampang Jaya (MPAJ) as its council.
Both published plans stack three floors on a frontage of seven metres, so we start with who sleeps where.
SDB named the estate after its planting. Its own description runs to nineteen species of trees, shrubs and herbs set out in three tiers, rainforest fashion, with a quartz ridge at the edge of the neighbourhood and a road that climbs before you arrive. Planting like that takes years to fill out, and so, usually, does a house.
We haven’t had a 19Trees house to design so far. What follows comes from SDB’s leaflet plans, its building specification sheet and the developer’s official notice, and the visit checks each point against your own sale plan.
SDB Properties, part of Selangor Dredging, built the houses off Jalan Melawati 7, in Ulu Kelang on the Ampang Jaya side of Selangor, in nine blocks of seven to thirty-eight houses, to plans approved by MPAJ. SDB’s project page gives 2025 as the completion year. The notice records mixed tenure, 99-year leasehold and freehold, without saying which houses are which, so your title is the guide.

Three floors, plan by plan
In a Type F, the ground floor is only an entrance, about 5.75 by 1.8 metres on the plan, the stair and a utility room. Level 2, some 15.4 metres deep with a 3.1-metre terrace, holds the living and dining, the kitchen along the back, the helper’s room and yard behind it, and a guest room beside its own bathroom. Level 3 has the master bedroom, a family area at the stair and two more bedrooms.
A Type C Garden turns that round. Its ground floor holds the living, dining and kitchen, a breakfast counter, the guest room and its bathroom, and the terrace; the master bedroom, a family area and bedroom 2 are on Level 2, and bedrooms 3 and 4 share Level 3 with a study area at the top of the stair.

Interior design at 19Trees, starting with who sleeps on which floor
At 19Trees, three floors and one stair decide most things, so we begin by placing people: who sleeps where now, and who may need the guest room later.
Kitchen, storage and lighting follow from that.
If the shopping comes in at street level
A Type F lives one flight up. Its ground floor is just the entrance and a utility room, so everything you carry in climbs the stair: groceries, parcels, a child asleep on a shoulder. A bench and closed shoe storage by the door, a shelf for parcels and a pantry near the top of the stair save a great many trips.
If a parent comes to live with you
Both plans put the guest room beside a bathroom: on the ground floor of a Type C Garden, and on the living floor of a Type F. We plan it as a bedroom first, with a wardrobe in easy reach, a reading lamp and a low light to the bathroom at night. SDB lists a lift panel point in every type except the F family; whether a lift will fit is a question for SDB and your approved plans, and in a Type F we plan the stair for later years instead.
If the wok goes on most nights
SDB drew the kitchen open to the dining in both plans, with a yard and the helper’s room behind, and no separate wet kitchen. For daily frying, a glass screen to the dining, a stronger hood or a wet kitchen formed in the yard is worth settling before any cabinet is drawn.
If you like the windows open
SDB says its houses face north and south to catch indirect light and moving air, and the site plan runs the blocks roughly east to west. That leaves curtains mostly to do with privacy across the estate roads; we still check where the sun reaches your rooms on the visit.
If the laundry travels three floors
Washing starts in the utility room and ends in bedrooms one or two floors up, so the basket’s route matters. A linen cupboard on each bedroom floor, and somewhere for the vacuum on every level, spare the stair a great deal of traffic.
If your house has a garden
A Type C Garden opens its living room and guest room onto a terrace and, where the house has one, a private garden of varying size. Floors that meet the terrace cleanly, insect screens and fabrics that shrug off damp keep those doors open more often.
What interior design costs at 19Trees
For a new Type F at 19Trees, the Sundays in Bed design fee is estimated at RM19,745–26,875, and for a Type C Garden at RM26,875–34,005, counted room by room across all three floors.

Having us design a new 19Trees house costs the rooms you hand us, on whichever floor they sit. SDB’s bathrooms are new, so the estimates price none of them, nor the helper’s room behind the kitchen; a Type C Garden counts its study area as a room.
The foyer by the front door and the utility yard carry no design fee.
4 bedrooms: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee is settled
You see the total on paper before we draw a line, and it’s paid in parts as the work progresses. A contractor’s charges can’t move it: laying timber instead of laminate across three floors raises their price alone.
A Type F finished at Curated, with furniture by Cellini, Poet Living or Commune, comes to about RM177k–339k including our fee.
With the keys only just collected, the money in a new 19Trees house goes mostly to kitchen cabinets, bedroom wardrobes and storage by the stair, and rarely to SDB’s new tiles. Set your type in the calculator and tick just the rooms to be drawn.

The lower figure takes the open living, dining and kitchen floor and every bedroom, plus a Type C Garden’s study area. The higher adds two rooms, perhaps the upstairs family area, a bathroom or a wet kitchen in the yard.

What the ranges include
New bathrooms are left out, as is the helper’s room behind the kitchen. Count a bathroom only if you mean to change it.
SDB’s sheet lists points for the cooling, the oven and the hood, and none of the fittings themselves, so both ranges price them: kitchen cabinetry with its hob and hood, a washer-dryer, the wardrobes and air-conditioner units. Whatever your sale agreement supplies brings yours down.

A 19Trees renovation: defects to SDB first, then MPAJ and the estate
A 19Trees renovation runs in order: defects reported to SDB, approvals from MPAJ and the estate management, then the works.
One designer sees it through with you, and contractors you choose, after we’ve compared their prices together, do the building.
Everything enters through one guarded gate shared by 222 houses, so trades and lorries are registered with the estate management before they arrive. Each house has at least three covered parking bays, which helps on delivery days, but long pieces still go up a single stair, so we measure its turns before a sofa or wardrobe is ordered.

Three floors mean more trips for every trade, and one guarded gate means every lorry must be expected. We keep SDB, MPAJ, the estate management and the contractors in step while you settle in.
The defect period, and two approvals
SDB gives 2025 as the completion year. Under the sale agreement for a new house, defects that show within the defect liability period are the developer’s to put right, so send SDB a written list, keeping a copy for yourself, before any contractor begins.
Built work needs a renovation permit from MPAJ, the Ampang Jaya council, which your contractor applies for, and the strata management must approve the works. Its renovation deposit, permitted hours and rules for contractors haven’t been made public, and we request them before the first drawing.
Interior design for what a new 19Trees house still needs
In a new 19Trees house, most of what makes it home is still to come.
SDB’s specification covers floors, ceilings, hot water and a long list of points, and leaves out the kitchen cabinetry, the wardrobes and the air-conditioner units, which we plan around the household that will use them.
Perhaps a Type C Garden will hold a couple, two teenagers and a grandmother in the guest room, or a Type F a young family planning to grow. SDB’s leaflet sells 19Trees as a multigenerational home; whether yours becomes one is your call, and the plan follows.

The clubhouse, the trail and the pond
SDB’s facilities plan gives the estate a clubhouse with a gym, a function room, a 25-metre lap pool and a children’s pool, along with a jogging path, a trekking trail, a guppy pond and herb garden, a playground, a half basketball court and a badminton court.
With a gym in the estate, the upstairs family area can stay a reading room or a place for homework.
Terrace costs from TTDI and Bandar Utama, for scale
No 19Trees renovation has been published, and none in Taman Melawati or Ampang Jaya either. The nearest records are other firms’ projects on older terraces across the Klang Valley, published on our TTDI and Bandar Utama index. In Bandar Utama, three terrace records between 2,100 and 3,800 sq ft cost RM200,000 to RM630,000 and took eight to sixteen weeks; in TTDI, three terraces sized 2,350–4,840 sq ft cost between RM300,000 and RM316,000.
Much of that landed work was opening up and rewiring older houses, which a new 19Trees house won’t need, while it will need the kitchens and wardrobes those houses already had. The figures give a sense of scale and no more.

Planning a 19Trees house for the whole family
Can a 19Trees house take a home lift?
Possibly, outside the F types. SDB’s specification gives every type except the F family a lift panel point, so a Type C Garden has the power supply for one; whether the structure leaves room for a shaft, we check with SDB and your approved plans. In a Type F, we plan the stair for later years instead.
Where should a parent sleep in a 19Trees house?
Usually in the guest room, which both 19Trees plans set beside a bathroom: on the ground floor of a Type C Garden and on the living floor of a Type F. We fit it out as a proper bedroom, with a wardrobe in easy reach, a reading light and a lit path to the bathroom.
What do renovation and furniture come to in a new 19Trees house?
For a new Type F, renovation and furniture come to about RM158k–313k at Curated (Cellini, Poet Living or Commune) or RM329k–741k at Bespoke (BoConcept, Space Furniture or Molteni&C). The design fee comes on top, at an estimated RM19,745–26,875. Both ranges include the kitchen cabinets, wardrobes and air-conditioners that SDB’s list leaves out.
Does a 19Trees renovation need MPAJ’s approval?
For built work, yes. 19Trees is in Taman Melawati, Selangor, where Majlis Perbandaran Ampang Jaya (MPAJ) approved the plans and issues renovation permits; your contractor applies. As a strata estate, it also needs the management’s approval of the works, and as those rules aren’t public, they’re the first thing we request.
Can the family area or the Type C Garden’s study area become a closed room?
Often, with a partition and a door, so long as daylight and air still reach it. In a Type C Garden the study area sits at the top of the stair on Level 3, and our Type C Garden figures already count it as a study; leaving it open takes RM3,565 off the fee.
When should I start designing a 19Trees house?
Once the keys are yours and SDB has your defect list in writing. SDB gives 2025 as the completion year, so if your keys came then, you are likely inside the defect period; start the design straight after the list goes in, so drawings, contractors’ quotes and the MPAJ permit run side by side.
