Towers and terraces, handed over together.

Malaysia completed 12,905 homes in the first quarter of 2026, more than 30% up on the year before, while new starts fell almost 71% to 8,243. Nationally that means a wave of handovers now and less behind it. In Selangor it means something more specific.

The state's townships do not hand over one building type at a time. A phase releases terraces, semi-Ds and a condo block more or less together, which is why two households collecting keys in the same month can be solving completely opposite problems — one working out how to make 880 sq ft hold three bedrooms, the other working out what to do with a double-height void and a garden.

What they share is timing. When a whole phase completes at once, contractors, lifts and delivery access are booked out across the entire township, not just your building. Starting the design before handover is the only reliable way to be finished before the queue forms.

We work the same way whether the address is a new semi-D in Kota Kemuning or a high floor in Petaling Jaya: one flat fee per room, and a designer who has seen the house before quoting it.

Why a flat fee per room, and not a percentage.

A percentage fee means your designer earns more the more your project costs. A per-square-foot fee means you pay for corridors. We charge a flat fee per room, agreed before any work starts — so the number you are quoted is the number you pay, and the advice you get is not quietly priced.

A site visit anywhere in the Klang Valley is RM200, and it comes off the project cost if you go ahead. That is the whole pricing model. There is no version of it that changes once we have seen the unit.

Do you design for both new landed houses and condos in Selangor?

Yes — Selangor's townships bring landed houses up alongside condo blocks, often in the same phase of development, more so than in KL. We design and furnish either, at the same flat per-room fee.

Is the site-visit fee different for homes further from KL?

No. A site visit anywhere in the Klang Valley — Selangor included — is a flat RM200, deducted from your project cost if you go ahead. Distance from central KL doesn't change the fee.
