01The home

Every Seri Hening home is Great Eastern’s. What does that change for you?

No one owns a home here except Great Eastern Life, which lets all 113 of them, partly furnished.

So the brief is usually a rented home made personal, with anything fixed agreed with the landlord first.

Sundays in Bed is a Kuala Lumpur studio that designs homes and manages the work. We haven’t designed a home at Seri Hening yet, so this guide draws on what Great Eastern and its architects have published.

The residence stands at 28 Jalan Ampang Hilir, behind Great Eastern Mall, on 5.3 acres of freehold land. RSP Architects drew it as low-rise blocks in white plaster, with thin concrete hoods, aluminium screens and glass balustrades.

Completed in 2009, it has 113 homes and a studio flat across Blocks A to F, all let and never sold.

Seri Hening homes range from 1,862 to 6,320 sq ft built-up; most of the layouts have three or four bedrooms, and every published plan has a helper’s room.

Space and kitchens

Great Eastern markets the homes to expatriate families, with the International School of Kuala Lumpur a short walk away. Each is let partly furnished: bedroom air-conditioning and wardrobes, and a fitted kitchen with gas hob, two ovens and a dishwasher.

So the question is rarely what to build. It’s what to bring: the furniture, rugs, lamps, curtains and art that make the rooms yours, and that leave with you when the lease ends.

And the plans are generous. The 3,132 sq ft three-bedroom plan has a family room, a study, a powder room and a helper’s room with its own bathroom, besides three bedrooms. A city flat’s furniture looks lost in rooms that size.

02The design

On a lease, which parts of your home are worth designing?

The things that move with you: furniture, rugs, curtains, lamps and art.

Draw the line between what travels and what stays with the building, and the rest of the decisions follow.

Furniture that moves with you

A lease ends; a good sofa needn’t. We favour free-standing pieces over built-ins, sized for these rooms yet able to fit the next home, so what you spend moves with you instead of staying with the landlord.

A kitchen that comes fitted

Most plans close the dry kitchen behind a wall, with a yard for the washer and dryer; Type A opens its kitchen to the dining. Gas, two ovens and a dishwasher come fitted, so the dining table gets the attention.

The family room

Types C, F, G and H add a family room besides the formal living. Decide early whether it’s the children’s den, the television room or where guests sleep, and furnish it for that one job.

Lamps, not rewiring

Ceiling points belong to the building. Floor and table lamps, plug-in wall lights and picture lights bring warmth without touching them, and RSP’s white plastered walls take art well, within whatever fixings your tenancy allows.

What stays with the building

The wardrobes, air-conditioners, kitchen appliances and the master bathroom’s long bath and rain shower stay as they are. We design around them, matching curtains and rugs to the fitted joinery rather than fighting it.

03The budget

Renting a three-bedroom at Seri Hening, what would a designer cost?

A tenant designing the living, dining and bedrooms of a Type E pays a design fee of about RM16,180–23,310, before any furniture.

A full Type E 3+1 redesign, which needs Great Eastern’s consent, is estimated at RM30,440–37,570; the larger Type C 3+1 with its study, RM34,005–41,135. Your fee is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

That total is agreed in writing before we begin and paid in stages. It isn’t a share of what you spend on furniture, so choosing a solid walnut dining table over a veneered one leaves our fee exactly where it was.

If Great Eastern agreed to a full redesign with works, a Type E 3+1 at Curated finishes (Commune, Cellini, Poet Living) would come to about RM283k–483k with our fee. Furnishing alone, which is what a tenancy usually allows, costs far less.

Spend on what you’ll take with you. In a rented home that means furniture, rugs, curtains and lamps, not the fitted kitchen or bathrooms. The table prices a full redesign with works, which needs Great Eastern’s consent; a tenancy usually calls for fewer rooms.

The lower figure is a typical layout: the living and dining, the kitchen, each bedroom and the bathrooms counted below. The higher one allows two more rooms you might want drawn, such as the family room or the helper’s room turned study.

How these figures are worked out

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Seri Hening dates from 2009, so each row counts one bathroom fewer than the plan has, since not every bathroom needs redoing; a tenant may count none. Types C and A include the study.

The ranges assume new air-conditioning, kitchen cabinets, hob, hood and wardrobes. Great Eastern lets every home with those already fitted; leave them, as a tenant normally would, and your figure falls well below.

Your budget comes first. Tell us what you’d like to spend for the length of your stay, and we design to that number, not to the size of the home.

From signing your lease to moving in, who sees the design through?

The designer you speak to first stays with you to the final styling.

We design and manage; anything built is done by contractors you choose from quotes we gather and compare, and only once Great Eastern has agreed to it in writing.

    We measure every room and window, note what Great Eastern has fitted, and see how your own pieces would sit in the plan.
  3. Scope, then the design
    The rooms, your budget and our fee are written down first. Then come layouts, furniture, curtains, rugs and lighting, with anything fixed listed separately for the landlord to consider.
  4. Quotes, compared
    Contractors and curtain makers price from our drawings. We set their quotes side by side and talk them through with you; who does the work is your decision.
  5. Delivery, then styling
    We arrange deliveries through the building, check each piece as it arrives, place the furniture, hang the art and dress the rooms before you unpack.

A move between countries is plenty to manage. With the landlord, the management office, shipping dates and the school term all in play, keeping things in the right order falls to us, so the home is ready when you are. And what we choose is yours to take to the next one. The full process

Your tenancy comes first

Every home here belongs to Great Eastern Life, so your tenancy agreement decides what can change. Painting, drilling for heavy art, new light fittings or joinery need the landlord’s written consent first; we prepare that request with drawings.

If works go ahead, DBKL is the council for Ampang Hilir, and a licensed contractor applies for any permit. Great Eastern hasn’t published its terms for works, deposits or contractors’ hours, so we ask its property team before any date is set.

05Your home

Can a rented home, fitted like all the others, feel like your own?

It can.

Great Eastern lets every home with the same fitted list; what you bring into it decides whose home it becomes.

One Type C might house a family with teenagers at ISKL, another a couple whose grown children fly in each summer. We start with yours: who works from home, who cooks, which room the guests take, and what has travelled with you.

What owners of similar homes have spent in KLCC

No Seri Hening home of ours is published, and Ampang has no cost index of its own. The nearest guide is the published renovation records for KLCC, a short drive along Jalan Ampang, where the median is RM158 per sq ft.

Nearest in size to a Type C: a 3,000 sq ft Park Seven home at RM450,000, and two Suria Stonor homes of 2,700–3,300 sq ft at RM600,000–1,000,000. Owners rebuilt those; a tenancy’s scope is far narrower.

Seri Hening, from tenancy to move-in

Can I hire an interior designer if I’m renting at Seri Hening?

Yes. Much of what makes a home feel yours is furniture, rugs, curtains, lamps and art, none of which touches the building. We design those rooms for our fee per room, and list anything fixed separately for Great Eastern to approve.

Can I paint or drill the walls in a Seri Hening home?

Ask first. Every home belongs to Great Eastern Life, and your tenancy agreement sets what may change. We prepare the request with a drawing and, if the landlord wants it, a plan for putting the walls back when you leave.

Which Seri Hening layout suits a family?

For a family, the 3+1s of 2,486–3,132 sq ft or the 4+1 Type H at 3,384 sq ft are the natural fit. Types C, F, G and H add a family room to the living room, and every published plan has a helper’s room.

What comes with a Seri Hening home when I move in?

Great Eastern lists air-conditioning and wardrobes in the bedrooms; a gas hob, hood, fridge, dishwasher and two ovens in the kitchen; water heaters; a shoe cabinet in the foyer; and a long bath, rain shower and vanity in the master bathroom.

What might a Type E cost to design and furnish?

Our fee for a full Type E redesign is estimated at RM30,440–37,570; works run RM253k–452k at Curated finishes (Commune, Cellini, Poet Living). A tenant designing only the living, dining and bedrooms pays a design fee of about RM16,180–23,310; furniture costs far less than works.

Will my furniture suit the next home after Seri Hening?

That’s part of the brief. We choose pieces sized for these large rooms but not tied to them: modular sofas, extending tables, rugs in standard sizes and curtains made to be re-hung. Little is built in, so little is left behind.
