If you’ve bought at Sunway d’hill, your view depends on your stack. Each tower has 13 homes to a floor, and one row faces the Kota Damansara Community Forest Reserve while the other looks back over Kota Damansara and Sungai Buloh.

Where the window frames the trees, we’d keep the furniture beneath it low and put the television on a side wall, so the green isn’t hidden behind a screen. A sheer takes the glare without closing the view.

Where it frames the town, the room can turn inward instead: a wall of timber shelving, a reading chair, and light from lamps rather than from the ceiling.

The brochure describes the view. An hour in the empty room tells you which way the sofa wants to face, so spend one there before you order anything.

The reserve covers about 800 acres. Sunway Property puts it 100 m on foot from Sunway d’hill, and Polofield Residences’ brochure names it as a neighbour. Two MRT stations, Kota Damansara and Surian, serve the township.

The township is counted in sections, from 4 to 11, with Damansara Damai to the north and Mutiara Tropicana to the south; Polofield is Section 10. Your section is on your address, and it’s the quickest way to place your home on the map.

By section, Seksyen 6 holds two-storey terraces, Seksyen 11 two-storey semi-Ds and Seksyen 13 apartments such as Palm Spring and D’Rimba. The forest was gazetted as Hutan Simpan Kota Damansara on 18 February 2010, about 321.7 ha set aside for amenity, education and research, and Kota Damansara MRT station opened above Persiaran Surian on 16 December 2016, with no park-and-ride.

If your house came bare, the design starts with the kitchen and the wardrobes. If it came fitted, it starts with deciding what stays.

Polofield’s brochure lists no kitchen cabinets, wardrobes, air-conditioners or hob and hood, only a kitchen sink. Edelweiss’s serviced residences arrived with a kitchen, a hob and hood, a washer-dryer and a smart-home system. Ask for the handover schedule in your sale agreement before anyone draws.

At Polofield the arrival is the porch: 40 to 50 ft of frontage, with room for three cars under cover. Each house is wired for nine or ten air-conditioners, so we’d settle where every unit sits before the joinery, because a cassette or a wall unit decides what a ceiling or a wardrobe wall can do.

Tropicana Gardens, on Persiaran Surian, gathers Arnica, Bayberry, Cyperus, Dianthus and Edelweiss with a mall of about a million sq ft and an office tower on 17.6 acres. From Edelweiss a pedestrian bridge leads to the mall and to Surian MRT, one stop from Mutiara Damansara and two from Bandar Utama, so errands can be done on foot; we’d give the front door somewhere to set the bags down.

With keys this new, we’d read the handover schedule before drawing, so nothing you already own is designed twice.

A bare house and a fitted condo are priced the same way. If your Polofield house came without a single kitchen cabinet, you might expect its design to cost more than a fitted condo’s.

It doesn’t, because our fee counts rooms. A bare room needs more built into it, and that shows in the contractors’ quotes, while the design fee stays a figure per room. A room that already suits you stays off the list.

What a bare house changes is the order of work: the kitchens and wardrobes are drawn first, because the lighting and the power are set out around them.

Choose the kind of home nearest yours and change the rooms. Nothing you enter is sent anywhere.

Estimates at October 2026 rates. These homes are all over 1,200 sq ft, so the upper figure allows two more rooms, perhaps the helper’s room or a bathroom.

If you’d hoped to borrow a neighbour’s figure, there isn’t one to give you yet.

So we’d ask two or three contractors to price the same drawings, line by line, and read the quotes side by side with you. For a Polofield house, ask for the kitchens and the wardrobes as separate lines, since the house came with neither.

Whatever you’re changing, the council’s fees and working hours are the same across the township, so they’re worth knowing before anyone quotes.

If yours is a Polofield house, we’d leave the home lift and its landings where they are and plan each floor around the lift door, since moving a lift is a structural job of its own.

Who says yes in Kota Damansara

We’d settle the approvals for your building or your house before the first drawing leaves the studio.

• MBPJ, small worksRM250 to process and RM50 for the renovation banner; work runs 8am to 6pm, never on Sundays or public holidays, by a CIDB-registered contractor.

Without plans, small works cover tiles, a new roof finish on the same structure, and paint; up to ten gypsum or glass partitions may come out, and a concrete wall needs more. The developer’s defect period runs 24 months from vacant possession, so call us once you have a handover date and report defects in writing before any work touches them. The full process
