These are one market, not seven. No individual Damansara township here carries enough records to support a median of its own — Damansara Perdana has the most at six. Pooled they run RM70 to RM312 per square foot, and the spread inside the pool is wider than the gap between any two of them. We hold no records at all for Kota Damansara, so it is not represented; that is a gap in what has been published rather than a judgement about the area.

SS2 on its own is four records. They run a median of RM71 per square foot against RM112 across the Damansara townships — a third cheaper, which is a real and plausible gap for older, larger, landed stock. But four records cannot carry a published median: one new project would move it substantially. We show them, we do not average them into a rate, and if SS2 gathers enough records of its own we will split it onto its own page rather than keep folding it in here.

Almost every record on this page is a condominium, and condominium work is where a percentage fee hurts most — the difference between a modest kitchen and a good one can be tens of thousands, and on a percentage that difference costs you twice. Ours does not move.

One layout — three bedrooms, two bathrooms, one open-plan living area — at four sizes. The fee never moves. The rate per square foot falls to a third.

How much does it cost to renovate a home in Petaling Jaya?

Across 34 published records with both a budget and a floor area, the median is RM112 per square foot and RM237,500 for a whole home. The Damansara townships run a median of RM112 per square foot; SS2 and the rest of Petaling Jaya RM140.

Is SS2 different enough from the Damansara areas to budget differently?

On the four records we hold, SS2 runs a median of RM71 per square foot against RM112 across the Damansara townships — a third cheaper. But four records cannot carry a median. Treat SS2's figure as a hint rather than a rate, and weight the Damansara numbers when you are setting a budget.

Why is there no Kota Damansara data here?

Because we hold no published records for it. Kota Damansara is a substantial township and its absence from this page reflects a gap in what has been published, not a judgement about the area. We would rather show you the gap than fill it with an estimate.

Why do the same-looking condominiums vary so much?

The records here run from RM54 to RM312 per square foot on units of broadly similar size. What separates them is scope — how much of the developer's original kitchen, flooring and wardrobes comes out, and whether loose furniture sits inside the number or outside it. Ask any quote which of those it covers before you set it beside another.

How this was built

  1. The recorded figures. 19 published project records for Petaling Jaya, each with both a stated renovation budget and a stated built-up area. 34 of them name their development, so only those appear in the table. The headline medians come from the 19 that are fit-outs priced as interior design alone. Every figure is as published — nothing rounded, inferred or filled in.
  2. What they include. These are self-reported by the firms that did the work, and the scope is not consistent between them. Some fold loose furniture into the total. A few bundle structural and architectural work, which lifts them above a straight fit-out. Read any single figure as indicative, not audited.
  3. Our own figures. Our design fee comes from the same costing engine as our quote tool, and the contractor-works ranges in the calculator come from published rate bands for paint, flooring, kitchen, wardrobes, electrical, plumbing and loose furnishing. Where we show our own completed projects, those are our records, not estimates.
  4. What a real quote would add. Ceiling height. Hacking and structural work. Waterproofing. Management rules on working hours and lift access. How much of the developer's original finish survives. None of that sits in a per-square-foot average, and all of it moves a real number.
  5. Why sample size is printed on every row. 19 priced records for Petaling Jaya proper is a thin sample, and only one address has more than one project behind it. Enough to place the market; not enough to quote an address-level rate, so we do not.
