What does a 2013 home above the Tropicana fairways ask of its designer?

Generous rooms, two kitchens, an en-suite to every bedroom and a fit-out that went in around 2013. So the work here is mostly renewing what has worn, not finding space.

We’re Sundays in Bed, a Kuala Lumpur studio that designs homes around the people in them. Tropicana Grande would be new to us; we’d price only the rooms you choose, and put the fee in writing first.

Tropicana Grande is four towers of 38 and 39 storeys on Persiaran Tropicana, inside Tropicana Golf & Country Resort, built by Dijaya, now Tropicana Corporation. Its 328 leasehold homes sit on 5.17 acres, and each opens from a private lift lobby.

Tropicana Grande units range from 2,283 to 6,602 sq ft built-up, from 3+1s to duplex penthouses, and the pool-deck homes have a private garden and pool.

Space is not the problem. Even the smallest 3+1 passes 2,200 sq ft, each bedroom has a bathroom attached, and every layout pairs a dry kitchen with a wet one, plus a yard and a maid’s room with a shower of its own.

What has changed is age. The first buyers were given kitchen cabinets, appliances, wardrobes and air-conditioners, and any still in place are now around 13 years old. A brief here starts with what to keep, what to reface and what has done its time.

Then the light. Blocks A and B face west and south-west over the golf course, through full-glass windows, so the afternoon sun is part of the design. Blocks C and D face south.

Two kitchens, four or five bathrooms, a wall of western glass: where should a Tropicana Grande budget go first?

Into the rooms you use every day, and the ones the years have worn. A few early decisions settle most of the rest.

The lift lobby. The lift doors open onto a lobby only your household uses, so the home really begins there. It can take a console, a bench and closed shoe cupboards, subject to what management allows in it.

Two kitchens. The dry kitchen faces the living space and every guest sees it; the wet kitchen behind does the frying. We usually spend on the dry kitchen’s cabinets and stone, and on ventilation and hard-wearing surfaces in the wet one.

The bathrooms. With an en-suite to every bedroom, a 3+1 here has four bathrooms and a four-bedroom usually five. Rarely do all need redoing. The master, with its jacuzzi bath, comes first; a guest en-suite may need only new fittings.

The western glass. In Blocks A and B, full-glass windows meet the afternoon sun over the golf course. Dim-out blinds, a UV film and fabrics that won’t fade matter more than the curtain pattern. In the south-facing blocks, sheers often do.

What still works. Wardrobe carcasses from 2013 are often sound, and new doors and fittings cost far less than new joinery. The smart-home alarm and intercom panels are worth testing before any ceiling is closed. Keep what works; spend where it has worn.

What does it cost to design and furnish a Tropicana Grande 3+1 or four-bedroom?

Our design fee for a 2,284 sq ft 3+1 in Block C is estimated at RM37,570–44,700, and for a Block B or D four-bedroom at RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM326k–551k in all.

Spend where it matters. Skip what doesn’t. In these 2013 homes, that means the two kitchens, the master bath and tired air-conditioners; sound wardrobe carcasses can stay. Select your layout, then only the rooms for us to draw. All of it is an estimate until contractors price it.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Tropicana Grande was completed in 2013, so every home is priced as a resale, with each en-suite redone and the maid’s shower room left as it is. The 3+1’s study and the larger homes’ lounge are priced as a study; the maid’s room isn’t.

We’ve allowed in each range for kitchen cabinets, hob and hood, washer-dryer, wardrobes and air-conditioning. Most came in the first buyers’ package; any still serviceable that you hold on to come off the total.

Pool-deck gardens sit outside these figures. Guides as of October 2026; only your contractors can quote.

Furnishing to let? Expatriate and corporate tenants have long rented here. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How we arrive at the fee. Count the rooms we’ll draw. A bedroom, en-suite, study, dry kitchen or wet kitchen is RM3,565 apiece; the living and dining is RM5,485. Anything you’d rather leave as the 2013 handover left it isn’t counted.

The total goes into our agreement before work starts and is paid in stages. Choosing marble over porcelain for the master bath changes the contractor’s bill, not our fee, because the fee was never tied to what the works cost.

Your budget is the first thing we ask about, for a Block C 3+1 or a duplex penthouse alike. You set the figure; the design is drawn to live within it.

How does a renovation run when your lifts open onto your home alone?

With some forethought: your lifts open onto your own lobby, but the whole tower uses them, so deliveries are booked with management. Our part is design and management. Contractors of your choosing do the building, priced from quotes we collect and talk through with you, and one designer sees you from first call to final styling.

  4. Drawings and quotes
    A full drawing set for contractors to price and build from. We compare their quotes with you line by line; who builds is your decision.
  5. On site, then moving in
    We arrange lift use with management, sequence the trades and deliveries, inspect each stage against the drawings, then style every room before you move back in.

The management office, MBPJ, your contractors and your neighbours all have a say in a renovation here. Keeping them in step is our job, not yours. The full process

MBPJ and the management office. Tropicana Grande sits in Petaling Jaya’s PJU 3, so the renovation permit should come from MBPJ, usually applied for by your licensed contractor. Management will need to approve the works too.

The deposit held against damage, the hours trades may work and how lifts are reserved for deliveries aren’t public here. We get those terms from the office first, then build the programme around them.

Thirteen years on, how does a Tropicana Grande home stop feeling like the 2013 show flat?

By starting from the people who live there now. The same plans repeat up each tower, and a home that kept its first buyers’ package can still feel like the show flat; yours should fit your household instead.

One 3+1 might be home to a couple whose children have left, another to a family on a three-year posting. We start from yours: who cooks in which kitchen, who works from home, who stays at Chinese New Year. Fit first; handsome follows.

What Tropicana Grande owners ask us

Can the maid’s room at Tropicana Grande become something else?

Often, yes. It sits beside the wet kitchen and yard, with its own shower room. Without a live-in helper, it can become a laundry, a pantry store or a quiet study. Drawing it adds RM3,565 to our fee; leaving it untouched adds nothing.

Should I replace the kitchen cabinets the first buyers were given?

Not automatically. After 13 years, carcasses are often sound while doors, hinges, worktops and appliances have worn. Refacing the dry kitchen and renewing the wet kitchen’s surfaces can cost far less than starting again. We check the carcasses on the site visit before recommending either.

My Block A or B home faces west over the golf course. How do we handle the afternoon sun?

Layer it. A UV-filtering film on the glass, dim-out blinds for hot afternoons and sheers for the rest of the day keep the fairway view without the glare. Fabrics, rugs and timber near the windows should be chosen to resist fading.

How much does it cost to renovate and furnish a Tropicana Grande 3+1?

For works and furniture in a 2,284 sq ft 3+1, budget an estimated RM288k–514k at Curated (Commune, Cellini, Poet Living), or RM536k–1.06M at Bespoke (Space Furniture, BoConcept, Molteni&C), plus our fee. Keeping sound 2013 wardrobes or air-conditioners lowers it.

Can a pool-deck unit’s private garden be part of the design?

Yes. The pool-deck types have their own garden and pool, so outdoor furniture, lighting, planting and the step from living room to terrace are designed with the rooms inside. We check with management before anything touches the waterproofing or the pool itself.

How long does a renovation here usually take?

Allow a couple of months for design, drawings and quotes before work starts. Time on site depends on how many rooms change, and we give you a programme with the quotes. Management’s permitted working hours, once confirmed, set the final programme.
