A 764 sq ft two-bedroom or a 2,874 sq ft duplex: what shapes a Tria Seputeh brief?
Tria’s 734 homes come in more than ten layouts across three towers, and the first keys went out in 2022. So the brief starts with your type, and with what the last owner or tenant left behind.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We have designed two homes nearby at Setia Sky Seputeh, though not yet one at Tria, and we would price yours one room at a time, in writing, before anything starts.
MRCB Land built Tria, 734 homes in three towers, as the second phase of 9 Seputeh, its mixed development on Jalan Klang Lama. The towers stand on Jalan Telok Datok, under a kilometre from Mid Valley, with seven or eleven homes to each floor.

Tria units range from 764 to 2,874 sq ft built-up; most are three- or four-bedroom homes with a utility room, of about 1,500–2,000 sq ft.

Many Tria homes have already had an owner or a tenant. Brickz logged 48 sales in the year to May 2026, and in October 2026 slightly more homes were advertised to let than for sale.
So a Tria brief often begins with someone else’s choices: a tenant’s sofa, a seller’s wardrobes, a kitchen four years into daily cooking.
MRCB’s launch package listed air-conditioners, water heaters, kitchen cabinets with an island top, an oven and a fridge. Much of that is worth keeping. What usually changes is storage, lighting and the job each room does.
Two kitchens, a utility room, a tenant’s furniture: what gets decided first in a Tria home?
What the home has to do for your household, then what stays. These five questions settle most of the drawing.
The type you hold. A 958 sq ft 2+1 and a 1,991 sq ft 3+1 share Tria’s address and little else. MRCB drew more than ten plans across Pelto, Cavi and Ebon, so we start from yours, not from a typical one.
Which kitchen cooks. One listing for the 1,518 sq ft 3+1 describes a dry kitchen, a separate wet kitchen and a yard; we check yours on the visit. If the wok stays there, the island can be a breakfast bar or a desk.
The utility room. In the 3+1 and 4+1 types, the +1 is a utility room. Helper’s room, store or a quiet study: its job is agreed before any joinery is drawn.
Dual-key and duplex. Tria’s dual-key types put two front doors on one title, for grown-up children, parents or a part let. The Ebon duplex has a double-height living room, so curtains, lighting and sound need early thought.
What’s already there. The launch-package air-conditioners, water heaters, cabinets, oven and fridge are about four years old. We test each one on the visit and keep whatever still works, so the money goes where you’ll notice it.
What does it cost to design and furnish a Tria Seputeh 3+1, or a two-bedroom in Pelto or Cavi?
For a 1,518 sq ft 3+1, the Sundays in Bed design fee is estimated at RM30,440–37,570; for a 797 sq ft two-bedroom, RM16,180–19,745. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM283k–463k in all.
Spend where it matters. Skip what doesn’t. In a Tria resale the money usually belongs in wardrobes, lighting and the dry kitchen, seldom in MRCB’s air-conditioners. Pick the layout nearest yours and leave out rooms you’d keep. Contractors’ quotes turn these guides into prices.
3 bedrooms, 2 bathrooms and the dry and wet kitchens: 7 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each lower figure prices a usual Tria plan: bedrooms, living and dining, kitchen, and all bathrooms but one. The upper one allows one more room, perhaps that last bathroom; in the 3+1 and 4+1, two, often with the utility room as a study.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Every row treats the home as a resale, since Tria’s first keys went out in early 2022, and redoes all its bathrooms but one. Not every bathroom needs designing, so one you’re happy with comes off the total.
Air-conditioning, water heaters, kitchen cabinets and appliances sit inside each range. MRCB handed those over at launch, so a home whose originals still run well will come in lower. Figures are October 2026 guides, not quotes.
Furnishing to let? About half of Tria’s listings in October 2026 were rentals, many furnished. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Your design fee follows the rooms you hand us. Each bedroom, bathroom or kitchen, or the utility room drawn as a study, is RM3,565. Tria’s living and dining, designed as one space, is RM5,485. A room you leave out costs nothing.
We write the total down before work starts, and you pay it in stages. Because it is set by rooms, not by the contractors’ bill, a stone island top instead of laminate doesn’t move it.
Your budget is the first number we ask for. A Pelto two-bedroom bought to let and an Ebon 4+1 shared by three generations need different sums, and the drawings are made to the one you name.
How does a renovation run in a Tria tower whose neighbours moved in years ago?
With more care for the neighbours than a brand-new tower needs, and a short list of approvals. One designer stays with your Tria home from the first call to the styling. We design and run the project; licensed contractors build, chosen by you from quotes we gather and set side by side.
- The discovery call FreePelto, Cavi or Ebon, the type, the household moving in, whatever the seller or tenant left, and a spending figure, even a rough one.
- The site visit RM200, waived if you go ahead with usMeasurements, a run of every air-conditioner and appliance from the launch package, each cabinet door opened, and a list of what earns its place. After an auction, this is often your first look inside.
- Scope first, then designWe agree in writing the rooms we’ll design, the fee and your budget. Then layouts, lighting and materials follow, with a purpose fixed for the utility room and, in an Ebon duplex, a plan for the tall wall.
- Drawings, then quotesContractors price from our drawings and later build from the same set. Their quotes come back to us, we go through them with you item by item, and the choice of builder is yours.
- On site, then moving inDeliveries are booked as the management office requires, and the corridor outside your door stays covered. Each stage is checked against the drawings before the next begins; then we style the rooms for you to move in.

Keys from a seller, a landlord or an auction? The first Tria keys went out in 2022, so before any design we note what needs mending. Bank-auction homes can’t be viewed inside before bidding, which makes that first visit count.
Tria’s management office has to approve the works, and your licensed contractor normally applies for the DBKL permit. The deposit, working hours and lift bookings aren’t made public, so we get the current terms from the office in writing before a start date is set.
Can a resale Tria home feel as if it was planned around you?
Yes, if the design starts with your household rather than the last one. Tria’s plans repeat up 33 or 38 storeys; the way you live in yours needn’t.
Two families can buy the same 1,518 sq ft 3+1 and need opposite things. One wants a study and a quiet nursery; the other, a room for a helper and space for grandparents at weekends. We plan for yours.

What Tria renovations have cost
Two Tria renovations appear in the published records. They spent RM200,000–300,000, RM100–132 a sq ft, over eight to twelve weeks on site.
Seputeh’s median across eight fit-outs is RM136 a sq ft, so Tria runs slightly below it. Other studios did both projects; you can read them on our Seputeh renovation cost index. Each total follows that studio’s own scope, which may differ from the ranges above.

Has Sundays in Bed designed a home at Tria Seputeh?
Not yet. Nearby, we have designed two homes at Setia Sky Seputeh. For Tria itself, our Seputeh renovation cost index lists two published renovation records by other studios, at RM100–132 a sq ft.
What might a Tria 3+1 cost to renovate and furnish?

I’m bidding for a Tria home at a bank auction. When should I call?
Before you bid, if a rough budget for the type would help; after you have the keys, for anything firmer. Auction homes can’t be viewed inside, so our site visit is often the first proper look, and the design follows what we find.
Can the utility room in a 3+1 or 4+1 become a study?
Often. We first look at its window, airflow and whether it needs cooling. As a study it is one more room on our fee, RM3,565; kept as a store or helper’s room, it adds nothing.
What works in the double-height living room of an Ebon duplex?
Plan the tall wall first: curtains that run its full height, light at two levels so evenings don’t feel cavernous, and soft finishes to calm the echo. We draw the stair and upper floor with it, so the two levels read as one home.
Should I keep the air-conditioners and kitchen MRCB supplied?
Usually, if they work. Tria homes are about four years old, so we test each unit, check the cabinets and hinges, and keep what’s sound. New cabinet doors or a new island top often refresh a kitchen for much less than replacing it.
