Riverville 2 is still being built, and all its homes are compact three-bedrooms whose front doors open into the kitchen.
Sundays in Bed plans the way in, the storage and what each small bedroom is for.
If you’ve bought off plan, you have a year or so before the keys. That’s time enough to settle what matters most here: where the shoes go when the door opens into the kitchen, and what each small bedroom is for.
No Riverville 2 home is ours yet at Sundays in Bed, since the towers are still going up; in Seputeh we have designed two homes at Setia Sky Seputeh. The fee for yours is set room by room, in writing.
Alzac Development is building Riverville 2 on 2.87 freehold acres in Taman Sri Sentosa, off Jalan Klang Lama. Each block parks cars up to level 6 and starts its homes at level 7, with eleven homes to a floor sharing one corridor and three lifts.

Every one of the 660 homes is a three-bedroom with two bathrooms, from 803 to 915 sq ft built-up.

The layout and kitchens
On the brochure plans, the front door opens into the kitchen, with a small yard beside it, and the kitchen runs open into one long living and dining room.
Bedrooms two and three are about 8.5 ft wide on an agent’s measured Type A plan. So the first questions are about fit: which bed will go in, how deep a wardrobe can be, and which way a door swings.
Alzac themed the level 7 deck on Japanese wabi-sabi, with a Zen Garden and a Kanso Walkway. Fewer, well-chosen pieces suit that theme, and rooms this size too. Beyond the air-conditioners, water heater and lock, the handover isn’t published, so your own home will tell us the rest on our visit.
The level 7 deck is more than a pool. Its published list runs to a 25-metre infinity pool, a sauna, a gym and a multipurpose hall, and also a reading room, an activities hub and a meeting or tuition room. With three small bedrooms upstairs, it helps to know that homework, a tutor’s visit or a long phone call can sometimes go down to level 7, and the third bedroom needn’t be a study as well as a bedroom.
Riverville 2 interior design ideas for everyone sharing your home
In a Riverville 2 home, we first ask how you’ll live in three small bedrooms and one long room.
Those answers shape most of what follows.
If you come home with shopping and keys in hand
The front door opens into the kitchen, so shoes, keys, bags and the hob share the same few square feet. We draw a slim shoe cabinet, and a screen between cooking and coming in, before anything else.
If friends come round for dinner
Living and dining run as one room, about 10 ft wide and 29 ft long on the Type A plan, with the window at the far end. We zone its length, sofa then table, and bring light to the kitchen end.
If a child or a parent takes the smaller bedrooms
At about 8.5 ft wide, bedrooms two and three can’t take a queen bed, a deep wardrobe and a swinging door all at once. We size the bed to the room and build storage in, often behind sliding doors.
If someone needs a space of their own
In the 915 sq ft dual-key, the main bedroom and its bathroom sit in their own wing by the entrance. Whether it goes to a parent, an adult son or daughter, or a tenant, we plan its lock, storage and finishes to suit who it’s for.
If the appliances arrive ready
Alzac’s offer, as agents published it, lists four Panasonic air-conditioners, a water heater and a face-recognition lock; your sale agreement decides. We plan around them, and around the kitchen cabinets and wardrobes no source lists.
Type by type, as the plans show them
Type A, 803 sq ft, 330 homes. Half the development: six to a floor in Block A and five in Block B. The long living and dining room ends at an air-conditioner ledge rather than a balcony, so the window wall is where the sofa, the curtains and the light all have to agree.
Type B, 851 sq ft, 150 homes. Two to a floor in Block A and three in Block B. The extra space goes mostly to the master bedroom, about 9.6 by 15.6 ft on an agent’s annotated plan, room for a queen bed with a wardrobe wall facing it. Alzac’s show unit is a Type B, open by appointment, and worth a visit with a tape measure.
Type C, 915 sq ft, 180 homes. Three to a floor in each block, with the master wing by the entrance and two air-conditioner ledges. Agents market it for several generations or for letting; either way, the wing’s door is the first decision.
Counts from the developer’s price tables and key plan, which agree. Agents mention balconies, but the brochure plans draw air-conditioner ledges, so we check yours against the drawings.
What interior design costs at Riverville 2 Residence
Every Riverville 2 plan has the same rooms, so the Sundays in Bed design fee is estimated at RM16,180–19,745 for Type A, B or the dual-key C.

The Riverville 2 design fee is the same for all three plans. With the same rooms in every plan, size moves our fee less than your choices do. A bathroom you’d like redone adds one room, RM3,565; one you keep adds nothing.
3 bedrooms: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

When the fee is agreed
The fee is agreed in writing before any work and paid in stages. Choosing oak over laminate for the wardrobes moves the contractor’s quote alone. Our pricing page

The lower figure is the usual Riverville 2 brief: the long living and dining room with its open kitchen, and three bedrooms. The higher leaves room for one more, most often a bathroom.

Reading the figures
Each row is priced as a new home with both bathrooms kept. The ranges cover bedroom air-conditioners, a water heater, kitchen cabinets with a hob and hood, and wardrobes; Alzac’s offer, as agents published it, includes the air-conditioners and heater, which brings a home in under the range.
Furnishing to let?
Agents have marketed the Type C dual-key with letting in mind. If that’s your plan, our Essential level, with Ikea, SSF Home and Harvey Norman furniture, is the sturdier, quicker choice, and our design fee is the same for it.

Renovating in the first months after the Riverville 2 handover
At Riverville 2, many neighbours will likely start work in the same months after handover, sharing the same lifts.
Booking early helps, and one designer follows your home from the first call to the styling.
Each block has three lifts for its 330 homes, with the car park on the ground to level 6 below, and most homes come with two bays; 312 of the 330 Type A homes do, by the developer’s price table. Whether one of the three lifts will be kept for service isn’t published yet, so we ask the management office which lift takes furniture and how long a booking runs.
Sources put completion in the third quarter of 2027, with dates from 10 September (IQI) to 31 October (EdgeProp). With 660 homes handed over within weeks of each other, the first months will be busy at the loading bay, and having drawings and quotes ready before the keys is what keeps your works near the front of the queue.

Defects first
When Alzac hands over, send the developer a dated list of every defect, and keep contractors out until the repairs are signed off, so the two jobs never get tangled.
The permit comes from DBKL through your contractor, and the new management office approves the works. Its rules haven’t been written yet; we request them the week they are.
Until the owners form a joint management body, the developer’s appointed manager runs the building, so the first renovation rules will be Alzac’s. The defect liability period, usually 24 months under the sale agreement, starts at your vacant possession in 2027.

The three plans repeat floor after floor, so yours is designed around your household.
Two desks and a video call, a cot on the way, or a parent settling into the Type C wing: one plan, three very different briefs. We start with who lives there and what you own, then we draw.
Alzac has built here before. Riverville Residences, its first development in Taman Sri Sentosa, has 473 homes of 1,116 to 1,400 sq ft in two blocks of 21 and 22 storeys. Riverville 2 fits the same three bedrooms into 803 to 915 sq ft, so the storage that came easily in the older, larger homes has to be designed in here, wall by wall.

What a three-bedroom has cost elsewhere in Seputeh
With no Riverville 2 home of our own yet, the nearest published yardstick is a Seputeh record, since none exists for Taman Sri Sentosa: an 850 sq ft three-bedroom, two-bathroom home at Avara Seputeh, by another studio, recorded at RM160,000, or RM188 a sq ft, with eight weeks on site.
Across the 8 fit-outs among the 13 published records on the Seputeh renovation cost index, the median is RM136 a sq ft. Our own two Setia Sky Seputeh homes, of about 2,700 sq ft, are far larger than yours, but their fees were set the same way: room by room, in writing.

Riverville 2: timing, bedrooms, the kitchen and cost
When should I start planning a Riverville 2 home if the keys come in 2027?
Five or six months before handover is about right: the drawings and the compared quotes are then ready on the day Alzac gives you the keys. Sources give the third quarter of 2027, with dates from 10 September to 31 October. Earlier helps if you’re still deciding how to use the Type C wing; a free discovery call covers that.
Will a queen bed fit in the second bedroom of a Type A?
Often, with little to spare. At about 8.5 ft wide, the room is tight for a queen bed and a wardrobe together. A single or a storage daybed, with a sliding-door wardrobe, usually works better. We measure yours before choosing anything.
How do you separate the kitchen from the front door?
With a slim shoe cabinet by the door, a half-height or glass screen at the end of the counter, and a stronger hood if you cook with a wok. The aim is that guests arrive in a small hallway of their own.
What can the Type C’s separate bedroom wing be used for?
In the 915 sq ft dual-key, the main bedroom and its bathroom sit by the entrance, apart from the other two bedrooms. Agents market it for a parent, a grown-up child or a tenant, and we design its lock and storage to suit whichever it’s for.
Do I need to replace the air-conditioners and lock Alzac hands over?
Usually not. Alzac’s offer, as agents published it, includes four 1 hp Panasonic air-conditioners, a water heater and a face-recognition lock. We keep them, plan around their positions, and add cooling only where a room needs it.
What might a Riverville 2 Type A cost to renovate and furnish?
Before our fee, the quote engine puts a new 803 sq ft Type A at an estimated RM141k–260k for renovation and furniture at Curated, or RM300k–631k at Bespoke. Keeping the air-conditioners in Alzac’s offer lowers both.
