Renovating in Seputeh, where your council can change down the road
Seputeh is a Kuala Lumpur neighbourhood that takes in Taman Seputeh, Taman Desa and the city end of Jalan Klang Lama, the Old Klang Road, under DBKL, and Sundays in Bed is an interior designer for its condominiums and houses.
If your home is off Jalan Klang Lama, look at your assessment bill before anything else.
The road runs from PJS 8 in Petaling Jaya to Seputeh, through Taman OUG and Kuchai Lama. In Kuala Lumpur the council is DBKL; where the road runs on into Petaling Jaya, it is MBPJ. Which one you answer to decides whose permits your renovation needs.
Taman Desa, postcode 58100, began in the early 1970s, with homes from terraces to villas and many condominiums. Taman Danau Desa is part of it, and the nearest trains are the KTM Komuter stops at Pantai Dalam and Seputeh.
Taman Seputeh, the area’s first estate, went up in the 1970s on hilly land at what was then the city’s edge. Its terraces sit on about 1,500 to 2,500 sq ft of land, and gated bungalow schemes such as Seputeh Gardens and Seputeh Heights have since been built on subdivided lots. The hills have a record: after a five-hour downpour in 2012, residents of Robson Hill reported 18 landslides, and DBKL built a retaining wall that year. On a sloping lot, we’d ask about drainage and the retaining walls before planning anything that digs in or adds weight.
Taman Desa also holds the end of the SMART tunnel: a former mining pond of 22 ha, storing up to 1.4 million cubic metres of flood water before releasing it into Sungai Kerayong. Its flood function began in January 2007, months before the road tunnel opened that May.

Interior design in Seputeh’s towers, including two homes we designed
In Seputeh, Sundays in Bed has owner’s guides to five buildings in and around Taman Seputeh, Taman Desa and Jalan Klang Lama, and has designed two homes at one of them, Setia Sky Seputeh.
If your home is at Setia Sky, measure it before you trust the brochure. The towers’ wave-shaped facade means plans change from floor to floor, so a balcony curve or a window can sit somewhere else from your neighbour’s.
Curtain tracks, built-ins and rugs are measured on site. And because the developer’s list of built-ins stops at the kitchen cabinets, the wardrobes in a home of three to five bedrooms are likely to be its largest piece of joinery.
At Kensho, half the tower is the 707 sq ft two-bedroom, and in the 811 sq ft three-bedroom the third room needs power, data and a proper door to work as a study.
If you bought at Tria’s launch, your home came with a kitchen cabinet, island top, fridge, oven, water heater and air-conditioner, so list what you have before deciding what’s new.
At Setia Sky, each home is reached through its own lift lobby, tiled in the same porcelain as the foyer, so you arrive in what feels like the first room of the house. Whether a bench or a cabinet may stand there is the management’s call, because the lobby may be common property, so we’d ask before drawing one.

In Seputeh, the Sundays in Bed design fee for a four-bedroom Setia Sky Seputeh home, with its island kitchen, its wet kitchen and two bathrooms redone, is an estimated RM34,005–41,135: a fee per room, agreed in writing before we begin.
Two Seputeh homes had one design fee and two very different builds. If you’re planning a deeper renovation than your neighbour’s, you might expect the design to cost more as well.

Two Setia Sky Seputeh homes of one size, and what each cost
In Seputeh, the two Setia Sky Seputeh homes Sundays in Bed designed are both about 2,700 sq ft: one came to RM250,000–300,000 and the other to RM600,000–800,000, because one kept much of the developer’s handover and the other went back to bare structure.
If you’ve just collected keys to a 2023 handover, the first decision isn’t a colour. It’s how much of what the developer left you’ll keep.
These homes came with porcelain floors in the living areas, engineered timber in the bedrooms and a marble master bathroom. Keeping much of it put the spend into furnishing, at RM93–111 a sq ft; taking the home back to structure ran to RM222–296.
Other firms have published thirteen renovations in Seputeh and Taman Desa. The eight that give both a budget and a floor area have a median of RM136 a sq ft and RM325,000 a home.

Who signs off on a Seputeh renovation, before the first drawing
In Seputeh, a condo renovation needs the management’s written approval first, and a house comes under DBKL’s minor-works permit, or MBPJ’s rules past the city boundary.
Sundays in Bed draws and oversees the work.
If yours is a Setia Sky home, the management office is on the Level 7 podium. We haven’t found its renovation rules published, so we’d ask there before anything is drawn.

Do you design houses in Taman Seputeh and Taman Desa?
Yes, room by room, at the same rate as a condo. Our specialty is new homes after handover, and the Taman Seputeh and Taman Desa houses in other firms’ published renovations run from 3,300 to 8,600 sq ft, so the scope varies widely; we’d walk through yours on the first call.
Can you design around Kensho’s smart-home system?
Yes. Kensho Residence was sold with a digital lock, smart switches and plugs, smart air-conditioners in every room and points for motorised curtains. We’d plan the lighting and switches around what’s installed, and use the curtain points rather than add new ones.

What is the 70/30 rule in interior design?
Pick one colour or finish for about 70% of what you see in a room, and a contrasting one for the other 30%. A Setia Sky Seputeh master bathroom was handed over with marble to the ceiling and a granite floor, so its 70 is chosen before you move in, which leaves timber, linen and a warmer light as your 30.
Do I need council approval to renovate in Seputeh?
It depends which side of the city boundary you’re on. For a house in Seputeh, Taman Desa or along the Kuala Lumpur stretch of Jalan Klang Lama, the council is DBKL, and since September 2022 non-structural minor works can go to it without an architect or engineer; once the road runs into Petaling Jaya, MBPJ takes over. In a condominium, the management’s written approval comes first.
Can renovation work in Seputeh happen on a Saturday?
On a Seputeh house with DBKL’s minor-works permit, yes: work may run on weekdays and Saturdays, 9am to 6pm, within the permit’s three months. A condominium’s management can set its own hours, and Setia Sky, Tria, Kensho and Riverville 2 publish none, so the office is our first call before anyone is booked.
How do you plan a Riverville 2 three-bedroom?
Around its smallest room. Every home in Riverville 2’s two towers off Jalan Klang Lama is a three-bedroom of 803 to 915 sq ft, and agents’ annotated plans for Type A show the second and third bedrooms at about 8.5 ft wide, with the kitchen beside the front door. At that width, a bed and a wardrobe compete for one wall, so we’d settle early whether the third room sleeps, studies or stores, and treat the kitchen as part of the entrance.
What does a Setia Sky Seputeh home come with at handover?
Porcelain floors in the living areas, engineered timber in the bedrooms and a marble master bathroom, in the homes handed over in 2023. Each home also has an island dry kitchen and an enclosed wet kitchen, so the first decision is how much of that you keep.
