What does a decade-old, fully fitted Sentral Residences home ask of its designer?
A marble lift lobby of its own, two kitchens and a handover that came with almost everything, now about ten years old. So the work is sorting what has aged from what is sound, not starting again.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t yet designed a home at The Sentral Residences; we take on homes in either tower room by room, for a fee agreed in writing before we begin.
MRCB Land and Quill developed the 752 homes here on Jalan Stesen Sentral 2, linked on foot to KL Sentral station. Every home opens from a marble lift lobby that serves it alone.

The Sentral Residences units range from 1,087 to 4,327 sq ft built-up, across 17 plans.

Agents describe marble from the foyer through the dry kitchen and bathrooms, timber in the bedrooms, and an Italian kitchen with an island. Behind it sits a wet kitchen with Teka appliances and a food-waste disposal unit.
That was around 2016. A decade of cooking, and often of tenants, wears appliances, hinges and seals far faster than marble. So a brief here starts with an inventory: what is sound, what has aged, and what someone added since.
If you bought here on the resale market, a home bought furnished from a landlord can arrive with a package chosen for a two-year tenancy rather than your next twenty years. Telling the two apart, room by room, is the first job.
The lift lobby, the island, the tired appliances: what gets decided first at The Sentral Residences?
What stays from the original handover, before what anything should look like. Five early calls decide where most of the money goes.
The lift lobby. Your lift opens onto marble that serves your home alone. Shoes, umbrellas and a guest’s first impression all live there, so we design it as a room, once management confirms what the lobby may hold.
The island. The dry kitchen has an island, with the wet kitchen behind. We keep the frying and the wok at the back and treat the island as furniture: a new top, stools that tuck in, and power hidden from view.
The appliances. Hobs, hoods, ovens, dishwashers and waste-disposal units from the handover are now about ten years old. We run each one on the visit; new appliances in the existing cabinets usually cost far less than a new kitchen.
The bathrooms. The marble continues into the bathrooms and seldom needs replacing. Taps, seals, shower screens and vanities are what age. In a three-bedroom with a powder room, we usually redesign two bathrooms and refresh the rest.
What to keep. Marble floors, timber bedroom floors and sound kitchen carcasses are worth keeping; polishing marble or refinishing timber costs a fraction of replacing it. The money then goes on light, wardrobes and furniture chosen for the people living here.
What does it cost to design and renew a Sentral Residences two- or three-bedroom?
For a two-bedroom here, the Sundays in Bed design fee is estimated at RM23,310–30,440; for a three-bedroom, RM30,440–37,570. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a two-bedroom here comes to about RM232k–382k in all.
Spend where it matters. Skip what doesn’t. With marble from the lift lobby to the bathrooms, that means appliances, bathroom fittings and wardrobes before any floor. Pick your type and switch on only the rooms to be designed. Each figure is an estimate until contractors quote.
2 bedrooms, 1 bathroom and the dry and wet kitchens: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower fee is the usual brief: living and dining, the dry and wet kitchens, every bedroom and all but one bathroom. The higher adds one more room in a 1+1, such as the +1, or two in the larger homes, such as the last bathroom and the +1 or maid’s room.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Homes here were handed over around 2016, so we price them as resale homes, redesigning every bathroom but one, because not every bathroom needs it. The +1 and the maid’s room are left as they are. These are October 2026 estimates, not a quotation.
Each range allows for new wardrobes, cabinets for both kitchens, cooking appliances, laundry machines and bedroom air-conditioning. Where the original Italian kitchen and its appliances still work well, keep them and expect to spend noticeably less.
Furnishing to let? Furnished two-bedrooms here are advertised from about RM5,500 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

The fee, room by room. RM3,565 for each bedroom, bathroom or kitchen we design, and RM5,485 for the living and dining together. Here the dry kitchen and the wet kitchen count as a room each, and a bathroom you keep costs nothing.
We write the total down with you before we start, and you pay it in stages. It is never a share of what the contractors charge, so choosing a better stone for the island top leaves it where it stands.
Your budget leads. Tell us the figure on the first call. In a home this well fitted, it can go further than you might expect, because so much of what is already there can stay. Our job is to make your figure work, not to make it bigger.
How does a renovation run in a 55-storey tower linked to KL Sentral station?
The designer you speak to first is the one who styles the finished rooms. We design and manage; licensed contractors build, chosen by you from quotes we collect and compare with you.

Before any work. Any permit the works need comes from Kuala Lumpur City Hall (DBKL), and your licensed contractor applies for it.
The management office has to approve the works first. The Sentral Residences hasn’t published its renovation deposit, permitted working hours or how the lifts are booked, so we ask for the current terms before anything is scheduled.
After ten years, and perhaps a tenant or two, how does a Sentral Residences home become yours?
By starting from the people moving in, not the previous fit-out. Keep the marble and timber if you like them; the layer we add is what makes the home yours.
A couple who take the train to work, or a family with grandparents to stay at weekends: we plan around your routine first, the island, the desk, the guest bed. A handsome home is the minimum. One that fits your week is the point.

Drawn from agents’ listings of the two towers, because we couldn’t find the developer’s own handover specification published anywhere and a decade of owners and tenants has changed plenty. We check yours room by room on the visit.
What renovations in nearby Seputeh have cost
With no project of our own in either tower so far, the nearest published yardstick is the set of renovation records in our Seputeh renovation cost index. Across 13 of them, the median is RM136 per sq ft.
The closest condominium sizes are at Tria Seputeh, from 1,518 sq ft, recorded at RM100–132 per sq ft, or RM200,000–300,000. Applied to a 1,625 sq ft two-bedroom here, the median comes to roughly RM220,000.
Two homes we designed at Setia Sky Seputeh, each about 2,700 sq ft, show how much scope moves that: RM93–111 per sq ft where much of the handover stayed, and RM222–296 where the home went back to bare.

The Sentral Residences: owners’ questions
The +1 room in a 1+1 or 2+1: what can it become?
Its use isn’t published, and plans differ between types. On the visit we check its window, ventilation and air-conditioning. With those, it makes a study, dressing room or nursery; without them, a store or laundry. Designing it adds RM3,565 to our fee.
Should I replace the original Italian kitchen, or keep it?
Often keep it, if the cabinets and island are sound; hinges, seals, worktop edges and appliances age first. New fronts, a new island top and new appliances on the existing carcasses usually cost much less than a new kitchen, and finish sooner.
What do renovation and furniture cost in a two-bedroom here?
For a 1,625 sq ft two-bedroom, renovation and furniture typically run RM208k–359k at Curated (Commune, Cellini or Poet Living), or RM401k–771k at Bespoke (Space Furniture, BoConcept or Molteni&C), plus our design fee. Keeping the kitchen and marble brings it down.
I bought my home furnished from a landlord. Where do I start?
With a list. On the visit we go room by room, sorting the furniture into keep, move and let go, and check what the tenancy years have worn. Often a few good pieces stay; the rest is replaced through the design, not all at once.
Can I furnish or change my private lift lobby?
The lobby serves only your home but sits outside your front door, so management decides what it may hold. A shoe cabinet, a bench or art are the usual requests; changing the marble is less likely. We ask management before drawing anything there.
When is the best time to renovate a home that is currently let?
Between tenancies. The design and the quotes can be done while the tenant is still in, with one visit to measure; works begin once the home is empty. A refresh that keeps the kitchen and marble finishes sooner than a full strip-out.
