The index, address by address

Every figure here is what somebody actually spent — published project records for these addresses, with the floor area they were spent on. Nothing on this page is a quote.

Records that name their development appear here. Landed homes are tagged and kept out of the condominium averages.

Four addresses carry two or three records each, which makes them the ones to lean on.

Four ways interior designers charge

Before you compare two quotes, work out which of these each one is. Three of the four move while your project is running.

Per square foot

Charged on your floor area
You are billed for space, whether or not it is being touched. A store room and a kitchen cost the same per foot, though one takes a day and the other takes a month.Bigger home, bigger fee.

A percentage of the build

Charged on your contractor's total
The design fee is set as a share of what gets spent. Choose the better stone and the fee rises with it, without any more design being done. You spend more, they earn more.

One turnkey number

Charged on everything, combined
Design, build and margin arrive as a single figure. There is no line showing what the design itself cost, so there is nothing to compare against anyone else. You cannot see what you paid for.
What we do

A fixed fee per room

Charged on the rooms you want designed
Agreed before we start. It does not move when your budget moves, when you upgrade the stone, or when the contractor comes back higher than you hoped. Contractor works are quoted separately at cost, with no mark-up and no percentage of your build. You know the number on day one.

Sundays in Bed

Same rooms. Any size. Same fee.

We are a residential interior design studio in Kuala Lumpur, and we charge a fixed fee for each room you want designed. Not a rate per square foot. Not a share of your build. A number you know before anything starts.

It means the number cannot drift once work starts. Moving walls changes what your contractor charges you, at cost — it does not change what we charge you. And because the fee follows rooms rather than floor area, a larger home costs less per square foot to design, not more.

One layout — four bedrooms, four bathrooms, one open-plan living area — at four sizes in Seputeh. Only the floor area changes.

Two rooms are always free. When a home has a bedroom and an open-plan living area, we design the foyer and the utility yard at no charge. They are part of how a home works, not extras to bill for.

This sits outside the medians above, deliberately. Those describe the market; this one describes us. We show it because a studio asking you to trust its numbers should be willing to show its own.

Questions people ask

How much does it cost to renovate a home in Seputeh?

Across 13 published records with both a budget and a floor area, the median is RM136 per square foot and RM325,000 for a whole home. The range runs RM70 to RM290 per square foot, because Seputeh holds both city apartments and large bungalows.

Two of your own projects in the same building cost very different amounts. Why?

Scope, not size. Both are 2,700 sq ft at Setia Sky Seputeh. One kept much of the developer’s original handover and spent on furnishing, landing at RM93–111 per square foot. The other went back to bare structure, landing at RM222–296. Our design fee was identical on both, because the fee follows the rooms rather than the budget.

Does this cover Taman Desa?

Yes. Taman Desa records are included and tagged, since it sits in the same corridor and constituency. If it later gathers enough records of its own to support a separate median, we will split it out rather than keep averaging it in.

How does Sundays in Bed charge?

A fixed fee per room, agreed before work begins. It does not move with your budget, your finish level, or the contractor’s quote. Contractor works are quoted separately at cost, with no mark-up and no percentage of your build.

Do you work on bungalows and semi-detached homes?

Yes. They are tagged in the index and kept out of the condominium averages, because several include structural and architectural work rather than a straight fit-out. The calculator prices either — set the rooms and the size.

How this was built

  1. The recorded figures. 13 published project records for Seputeh, each with both a stated renovation budget and a stated built-up area. 12 of them name their development, so only those appear in the table. The headline medians come from the 8 that are fit-outs priced as interior design alone. Every figure is as published — nothing rounded, inferred or filled in.
  2. What they include. These are self-reported by the firms that did the work, and the scope is not consistent between them. Some fold loose furniture into the total. A few bundle structural and architectural work, which lifts them above a straight fit-out. Read any single figure as indicative, not audited.
  3. Our own figures. Our design fee comes from the same costing engine as our quote tool, and the contractor-works ranges in the calculator come from published rate bands for paint, flooring, kitchen, wardrobes, electrical, plumbing and loose furnishing. Where we show our own completed projects, those are our records, not estimates.
  4. What a real quote would add. Ceiling height. Hacking and structural work. Waterproofing. Management rules on working hours and lift access. How much of the developer's original finish survives. None of that sits in a per-square-foot average, and all of it moves a real number.
  5. Why sample size is printed on every row. 13 priced records for Seputeh proper is a thin sample, and only one address has more than one project behind it. Enough to place the market; not enough to quote an address-level rate, so we do not.
