Sold finished, on Levels 40 to 58, round a 20-storey atrium: what does that leave for a designer?
Large homes on the top floors of a 59-storey tower, finished by the developer in 2023 and sold complete. So the work is less about building and more about finishing what the handover started.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We have not yet designed a Southpoint home; our nearest are two at Setia Sky Seputeh, close by, and we charge by the room, agreed in writing before we begin.
Southpoint Residences is 172 homes on Levels 40 to 58 of Menara Southpoint, IGB’s 59-storey tower in Mid Valley City, with offices and shops below. It was completed in 2023, sold finished, and is leasehold to 2120.
Southpoint Residences units range from 1,116 to 5,877 sq ft built-up.

Because buyers could walk through the very unit they were buying, homes here arrive finished, the developer’s appliances included, and there is little reason to tear that out. The brief starts from what is already there.
The homes wrap around a 20-storey central atrium, its corridors kept fresh by breezeways on every floor. The larger ones open from a private lift lobby instead, so arriving begins a step earlier.
Forty floors up, light is the other question. Which way your windows face, towards the green of Bangsar or the towers of Bangsar South, decides the curtains more than taste does.
And with Mid Valley Megamall and The Gardens Mall a covered walk away, the home rarely has to do everything. It can be kept for rest, and for the people in it.
Atrium corridor or private lobby, island or wok: which calls come first in a Southpoint home?
The ones a finished handover leaves open. Five decisions, each tied to how this tower was built and sold, shape most of the home.
The front door. Homes without a private lift lobby open off the shared atrium corridor, so shoes, bags and umbrellas stop just inside. In homes with a private lift lobby, management decides what that lobby may hold, and we design within it.
The island. One current listing for a corner 3+1 describes an island with an induction hob, oven and dishwasher. That suits light cooking and guests at the counter. If a wok goes on most nights, we look at the utility area before touching the island.
The helper’s room. From the 3+1s up, there is a helper’s room; one 3+1 listing pairs it with a utility area. It can stay as it is, or become a store or laundry; as a study, it needs its air and air-conditioning checked first.
The spare bedroom. The developer points out that Southpoint is linked to four hotels nearby, for visiting family. If yours would stay there, the spare room can become a study or a dressing room instead.
What came with it. The homes were finished in 2023 in what the developer calls imported natural materials. We keep what works, and spend where your unit falls short, usually storage, curtains, lamps and furniture sized for the rooms.
What does it cost to design and furnish a Southpoint Residences 3+1 above Mid Valley?
For a 3+1 of 2,282–2,347 sq ft here, the Sundays in Bed design fee is estimated at RM16,180–23,310; for a two-bedroom, RM12,615–16,180. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM159k–299k in all.
Spend where it matters. Skip what doesn’t. In a home sold finished in 2023, that usually means storage, curtains and furniture, seldom the kitchen or bathrooms. Choose a type and switch on only the rooms to be drawn. Every figure is an estimate until contractors quote.
3 bedrooms: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower fee covers a typical layout: the open-plan living and dining with its kitchen, and each bedroom. The higher allows one more room in a two-bedroom, or two in larger homes, such as the master bathroom.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Bathrooms are counted as kept, since every home was finished in 2023 and sold complete, and the helper’s room is left out. These are October 2026 estimates; a quotation comes only from your contractors.
Each range allows for wardrobes, curtains, bedroom air-conditioning, kitchen cabinets, a hob and hood, and laundry machines. Southpoint kitchens came fitted, and your unit may include more of that list, so keep what you have and expect to spend less.
Furnishing to let? About half the Southpoint homes listed this October are to let. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How our fee adds up. Each bedroom, study or bathroom we design is RM3,565, and the open-plan living and dining with its kitchen is RM5,485. A room you’re happy to leave as the developer finished it costs nothing.
The total goes in writing before any drawing starts, and is paid in stages. It is never a share of what the contractors charge, so a heavier stone for the worktop leaves our fee where it was.
Your budget is our first question, not our last. A 1,119 sq ft two-bedroom and a 5,877 sq ft 5+1 call for very different sums; you set the figure, and the design is drawn to fit it.
How does a renovation run on Level 40 and above, in a tower shared with offices?
Southpoint homes were sold finished, so the work is usually lighter than in a bare unit. One designer stays with you from the first call to the styling; we design and manage, and contractors you choose build, from quotes we gather and compare with you.

Still choosing a unit? Southpoint was sold finished, so you can walk the actual home before you buy. A site visit at that point tells you what you’d change, and roughly what it might cost.
Once it’s yours, any permit comes from Kuala Lumpur City Hall (DBKL) through your licensed contractor, and management will normally need to approve the work in writing.
Southpoint’s renovation terms aren’t published, so we obtain them before booking anything. If you bought from the developer, check your sale agreement’s defect period and report defects in writing first.
If the developer’s kitchen and finishes stay, how does a Southpoint home become yours?
Through the layer no developer can supply: how your household lives. The finishes can stay; the rooms are arranged, lit and furnished around you.
A couple who both work from home, a family with a helper, parents who come for a month at a time: the same 3+1 serves each one differently. We start with yours, room by room, and let the view look after itself.

No specification schedule is published; this comes from the developer’s brochure and current sale listings. Your sale agreement governs, so the visit confirms what you have.
What renovations nearby have cost
We haven’t designed a Southpoint home. Our closest are two 2,700 sq ft homes at Setia Sky Seputeh, near the size of a larger 3+1 here. The one that kept much of its handover came to RM250,000–300,000, or RM93–111 a sq ft.
The other went back to bare structure: RM600,000–800,000. Scope made the difference, and our fee followed the rooms, not the budget.
Across Seputeh and Taman Desa, 13 published renovation records give a median of RM136 a sq ft, and the area’s condominiums run from RM100 to RM283. Both sets are on our Seputeh renovation cost index.

Before you buy, or before you build: Southpoint questions
Can I get a designer’s view before I buy a Southpoint unit?
Yes. Because Southpoint was sold finished, you can see the actual home. Our RM200 site visit, waived if you go ahead with us, tells you what we’d keep and change, and a rough range for the work, before you sign anything.
What would a 3+1 here cost to renovate and furnish?
Keeping the 2023 handover, a 3+1 of about 2,300 sq ft is estimated at RM143k–283k for renovation and furniture at Curated (Commune, Cellini or Poet Living), or RM302k–680k at Bespoke (Space Furniture, BoConcept or Molteni&C), before our fee, estimated at RM16,180–23,310.
Is the handover kitchen worth keeping?
Usually. A corner 3+1 now for sale lists an island with an induction hob, oven and dishwasher; the visit confirms yours. We tend to keep those and change what you touch: a worktop, handles, the light above. If a wok goes on often, we look at the utility area first.
What can the helper’s room become?
The 3+1s and larger homes have one; one 3+1 listing pairs it with a utility area. It can stay a helper’s room, or become a store, laundry or pantry. As a study, it needs ventilation and air-conditioning checked first, and adds one room to our fee.
My home has a private lift lobby. Can we furnish it?
Often, within management’s rules, which aren’t published, so we obtain them before drawing anything. A console, a mirror, a shoe cabinet and softer light are typical. As the first thing guests see, it is designed with your foyer as one sequence.
Forty floors up, how do you handle the sun and glare?
Facade by facade. On the visit we check which way your glass faces: rooms catching the afternoon sun usually need a dim-out layer behind sheers, while the rest can stay lighter. Lined fabrics in paler colours fade less at this height.
