Interior designer at Emerald 9
Off the train, into an Emerald 9 home that feels calm.
From a two-bedroom to a four-bedroom, a compact plan rewards decisions made early: where things are kept, where work gets done, and where the day ends.

Stone, oak, plaster and a woven fabric, laid side by side. In an Emerald 9 home handed over new, a few finishes that sit well together go further than many that compete.

Emerald 9 floor plans, and fitting a household into them
Emerald 9’s Towers C and D, GuocoLand’s serviced apartments at Batu 9 Cheras, hold homes of about 675 to 1,304 sq ft.
In plans this size, our interior design starts with where everything will be kept.
If you’ve just collected keys in Tower C or D, the first evening may tell you more than the brochure did: where the shoes pile up, where the laptop lands, which wall the television can go on. We’re Sundays in Bed, a studio in Bukit Damansara that plans homes room by room, with each fee in writing before we start.
Emerald 9 sits on an 11.84-acre freehold site at Cheras’ 9th Mile, as The Edge described it at the 2019 launch. GuocoLand planned one place to live, work and shop: towers of serviced apartments, offices and street shops around a courtyard, with RSP Architects Malaysia on the buildings and TROP on the landscape.
- Tower ACompleted675–1,251 sq ft
- Tower BCompleted650–1,050 sq ft
- Tower CCompleted675–1,304 sq ft
- Tower DCompleted675–1,300 sq ft
This page is about Towers C and D, the second phase. GuocoLand publishes their size range but not their plans, so the bedroom counts below come from sales listings.
- About 675 sq ftTwo bedrooms
- About 852 sq ftTwo bedrooms and a study, a 2+1
- About 1,052 sq ftThree bedrooms
- About 1,304 sq ftFour bedrooms, with a dual-key version offered
Space and storage
Across that range the design question shifts. At 675 sq ft, it is where the suitcases, the vacuum and the spare bedding go. At 1,304 sq ft, it is whether every bedroom needs to be a bedroom, or whether one makes a better study.
In a dual-key home, a second front door opens into its own small suite. It might suit a parent, a grown-up child or a lodger, so we draw both halves together, each with its own storage, and a shared wall that keeps sound where it belongs.
GuocoLand built Emerald 9 around shared space. The launch plans gave residents a shared kitchen, a co-living lounge and a cinema room, and The Edge reported co-working space in the commercial block. If the building already has a long table for guests and a quiet room for calls, your own home can keep its square feet for what only it can do.
The group’s 2025 annual report put the remaining phases at completion between mid-2026 and early 2027. Because the towers are so new, the plans attached to your sale agreement still describe your rooms closely, and we read them before the tape measure comes out.
Interior design ideas for an Emerald 9 home that has to do a lot
An Emerald 9 home may be an office, a guest room and a place to rest, sometimes on the same day.
We decide which room carries which job before choosing a single finish.
If the dining table is also the desk
In the two-bedroom plans there is rarely room for both. We size a table for two people working and four eating, bring a socket up beneath it rather than a cable across the floor, and give the laptop a drawer to disappear into at seven.
If the third or fourth bedroom is an office
A study in a small room needs a door that closes on calls, a desk deep enough for a second screen, and a light that isn’t behind you on video. We plan those before the carpentry is drawn, when they cost least to change.
If you take the train every day
A covered bridge runs from Emerald 9 to Taman Suntex MRT station, so many trips start and end on foot. A bench, a closed shoe cabinet and a hook for every bag by the door do more here than a feature wall, and a ventilated cupboard keeps a wet umbrella out of the living room.
If you’re letting the home, or half of it
A home for tenants wants finishes that forgive: a sofa with removable covers, washable paint and a locked store for the owner’s things. In a dual-key plan, we design the two halves so each can be let or lived in on its own.
What came with the keys
GuocoLand hasn’t published a handover list for Towers C and D that we could find, so we start from the schedule attached to your sale agreement. Floors and wet-area tiles fitted for this handover rarely need replacing; storage, lighting and the sofa are where a budget does most.
What interior design costs at Emerald 9
At Emerald 9, the Sundays in Bed design fee is an estimated RM16,180–23,310 for a three-bedroom home of about 1,052 sq ft and RM19,745–26,875 for a four-bedroom of about 1,304 sq ft.
It is a fee per room, agreed in writing before we begin.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
An Emerald 9 home is small enough that every room on our list has to earn its place, so your fee is worked out room by room.
The kitchen shows how an Emerald 9 fee moves. Open to the living and dining, it is designed as part of that space; behind its own wall and door, it becomes one more room on our list, at RM3,565.
4 bedrooms: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
Our estimate folds the kitchen into the open-plan living and dining; a kitchen behind its own door adds RM3,565. You agree the figure in writing and pay it in stages. Choose a costlier worktop and only the contractor’s price moves, never our fee.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a four-bedroom home of about 1,304 sq ft comes to roughly RM180k–314k in all.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 2-bed about 675 sq ft | RM12,615–19,745 | RM122k–226k | RM264k–558k |
| 2+1 about 852 sq ft | RM16,180–23,310 | RM133k–245k | RM284k–595k |
| 3-bed about 1,052 sq ft | RM16,180–23,310 | RM141k–260k | RM300k–631k |
| 4-bed about 1,304 sq ft | RM19,745–26,875 | RM161k–294k | RM336k–705k |
The lower figure is a typical brief for an Emerald 9 home: the open-plan living, dining and kitchen, each bedroom, and the study in a 2+1. The higher adds two rooms, say a bathroom you’d redo and a closed kitchen.
Both finish levels are October 2026 estimates, not a quotation.
How these figures are worked out
Tower C and D homes are newly handed over, so their bathrooms are left as built, and the kitchen sits inside the open plan.
The ranges cover wardrobes, kitchen cabinetry, air-conditioning for the bedrooms, a washer-dryer, a hob and a hood, less anything that came with your keys. Bathroom vanities are not included.

Your Emerald 9 interior designer, from keys to the last delivery
At Emerald 9, one designer looks after your home from the first call until the last box is unpacked.
We design and manage the works, contractors build them, and you choose between their quotes once we’ve set them side by side.
Emerald 9 is a busy place to renovate. The homes share the site with offices and shops, and in a newly completed tower many neighbours are fitting out at the same time. We agree loading-bay times and lift bookings with management before delivery days, so a sofa isn’t left waiting at the kerb.
- A first call about how you’ll use the home FreeWhich tower and size, who will live there or let it, and what GuocoLand handed over.
- The visit, cupboard by cupboard RM200, waived if you go ahead with usA tape measure in every room, a look at the kitchen and bathrooms as built, and your sale agreement’s schedule held up against what was installed.
- Rooms and fee in writing, then the plansFirst the rooms and our fee, in writing. Then the plans: where work happens, where things are kept, and the lighting, joinery and finishes.
- Drawings for management and the contractorsDrawings clear enough for contractors to price like for like, and for Emerald 9’s management to approve in writing. Once we’ve compared the quotes with you, you choose who builds.
- The works, then the rooms styledWe supervise the build and the deliveries, measure each room against its drawing once it’s finished, and dress the rooms before you, or your first tenant, move in.
In a compact home, a few centimetres decide whether a wardrobe door clears the bed. We keep those details in order, and you can ask us what comes next at any time.
Defects first, then approvals
Start with the defects. GuocoLand repairs them during the defect liability period set out in your sale agreement, so note when it began and send your list in writing before any contractor starts.
Then the approvals. Emerald 9 sits at Batu 9 Cheras, inside the area of the Kajang Municipal Council, MPKj. The management body’s written consent comes first, and an MPKj permit follows where the works call for one. We haven’t found Emerald 9’s renovation rules published, so we request management’s copy, with the deposit and permitted working hours, before contractors price the job.
Relocating plumbing or touching the structure needs written approval from both management and the council, and we bring it up in our first meeting.
Renovating at Emerald 9, and making a compact home feel generous
In an Emerald 9 home, storage, light and one well-chosen sofa do more for the sense of space than any feature.
We help you decide where the square feet go.
Perhaps your three-bedroom holds a couple who both work from home; perhaps the same plan a few floors up is shared by three friends and one kitchen. We start with who lives in yours, then decide what each room has to do.
The building can carry some of the load. The Phase Two plans The Edge reported add an amphitheatre, a function hall, a floating gym, a barbecue area and a raised jogging track to the pools and lounges of the first phase. With those a lift ride away, a spare bedroom can stay a study or a guest room rather than a home gym.

Emerald 9 or Emerald Hills?
GuocoLand built both in Cheras, and both have a Tower C and a Tower D, but they are different places. Emerald Hills is a gated estate of condominiums and terraces around a lake in Alam Damai, on the Kuala Lumpur side. Emerald 9 is the serviced-apartment development at Batu 9, in Selangor. Each has its own page.
What have renovations at Emerald 9 cost so far?
No renovation records for Towers C and D have been published that we’ve found, and Sundays in Bed has no Emerald 9 home of its own to show yet. Use the estimates in the fee section as a guide; at the site visit we cost your home against its actual plan.
FAQ
Living well in an Emerald 9 home
What does it cost to renovate and furnish an Emerald 9 home?
Renovation and furniture for a three-bedroom Emerald 9 home of about 1,052 sq ft come to roughly RM141k–260k with Curated pieces (Commune, Cellini, Poet Living) and RM300k–631k with Bespoke ones (Space Furniture, BoConcept, Molteni&C), before our design fee. For a four-bedroom of about 1,304 sq ft, Curated comes to roughly RM161k–294k. The contractors’ quotes give the real figure.
How much is an interior designer for an Emerald 9 serviced apartment?
At Emerald 9, our design fee is an estimated RM12,615–19,745 for a two-bedroom of about 675 sq ft, rising to RM19,745–26,875 for a four-bedroom of about 1,304 sq ft. Each lower figure is the open-plan living and dining at RM5,485 plus RM3,565 for each bedroom; the higher adds two rooms. It is agreed in writing before we begin.
Is Emerald 9 the same as Emerald Hills in Cheras?
No. Both are GuocoLand developments in Cheras, but Emerald 9 is a freehold mixed development of serviced apartments, offices and shops at Batu 9, in Selangor, while Emerald Hills is a gated estate of condominiums and terraces around a lake in Alam Damai, Kuala Lumpur. Their towers C and D are different buildings.
What are the unit sizes in Emerald 9 Towers C and D?
GuocoLand lists Tower C at 675 to 1,304 sq ft and Tower D at 675 to 1,300 sq ft. Sales listings describe two-bedroom homes of about 675 sq ft, a 2+1 of about 852 sq ft, three bedrooms at about 1,052 sq ft and four bedrooms at about 1,304 sq ft, with a dual-key version of the largest.
Is Emerald 9 a condominium or a serviced apartment?
Emerald 9’s homes are serviced apartments, part of a freehold mixed development with offices and shops on an 11.84-acre site at Cheras’ 9th Mile. For a renovation, the management body’s written consent comes first, then a council permit where the works need one.
Which council approves renovations at Emerald 9?
Emerald 9 is at Batu 9 Cheras, in the area of the Kajang Municipal Council, MPKj, rather than DBKL. The management body’s written consent comes first; the contractor you appoint applies for any permit the works need, from drawings we prepare.
How should a dual-key home at Emerald 9 be planned?
Start with who lives behind each door of an Emerald 9 dual-key: a parent, a grown-up child or a tenant. That decides where a second pantry goes, how the shared door locks and how much sound the dividing wall should stop, so we draw both halves together from your own plan.
How soon after collecting Emerald 9 keys should design start?
Begin as soon as you have the Emerald 9 keys and your defect list is with GuocoLand in writing. From the first call, design, drawings and contractors’ quotes typically take a few months, which lines the works up with the end of the repairs.
Is Emerald 9 connected to the MRT?
Yes. Emerald 9 is linked by a covered bridge to Taman Suntex MRT station, as The Edge described it. If the train is part of your day, the entrance is where we start: a bench, a closed shoe cabinet and a place for every bag.
What facilities does Emerald 9 have?
At launch, GuocoLand described 48 facilities across Emerald 9, including pools, a shared kitchen, a cinema room, a co-living lounge, a sky communal lounge and a jogging track, with 24-hour security. The Phase Two plans for Towers C and D added an amphitheatre, a function hall, a floating gym, a barbecue area and a raised jogging track.
Can I see an Emerald 9 home you’ve designed?
Not yet. Sundays in Bed has no Emerald 9 home to show, so on the first call we share homes we did design, among them Setia Sky Seputeh and DC Residency.
What interior design services do you offer at Emerald 9?
At Emerald 9, we offer condo interior design for the serviced apartments in Towers C and D, from the two-bedroom homes to the four-bedroom and dual-key plans. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
