01Making it feel like home

Making a Sunway Alishan home feel like home: floor plans and styling

A new Sunway Alishan home comes with its kitchens and air-conditioning, and the furniture is yours to choose, so styling starts from the plan: where the sofa, the dining table and the beds go, and what the lighting needs to do.

The floor plans below show the space.

Sunway Alishan Residences is low-density for Cheras, as Sunway describes it: one 33-storey tower of 240 homes, eight to a floor, and 15 double-storey link villas, on a freehold site in Taman Mutiara completed in 2025. Sunway planned it for families who wanted more room, with three- and four-bedroom homes, and for several generations under one roof.

  • 1,249 sq ftThree bedrooms and two bathrooms (Type A2)

Condominium layouts from MyRumahBaru; villa sizes and plots from The Edge Malaysia’s report of the 2022 launch. Your own plan may differ, so we measure.

What came with the home, and what it means for styling

MyRumahBaru lists Panasonic air-conditioners that purify the air, built-in water filters and a digital lock on the front door. The Edge reported that every home has a wet and a dry kitchen, the condominium homes a yard, and the balconies a tap and a socket for growing plants.

So the built-in essentials are largely done, and the rest is yours to decide. The dry kitchen is usually seen from the dining table, so its stools, pendant and the colour of anything left on the counter belong to the living space. A balcony with water and power can hold a planter of herbs or a small green wall without any works.

Sunway also designed every home with at least one bedroom and bathroom suited to older family members, and wider doors and small ramps for wheelchairs and prams. When we style that room we choose a bed and chairs at a comfortable height, lamps that can be reached from the bed, and rugs that lie flat.

02Styling a home

Furnishing and styling a new Sunway Alishan home

At Sunway Alishan, homes start with the kitchens, bathrooms and air-conditioning in place.

Styling furnishes the rest, room by room, without any works, whether you own the home, rent it or are readying it to let.

Starting from an empty home

An empty home is the easiest to plan and the hardest to finish, because every piece is a decision. We draw a placement guide for each room first, then a shopping list in the order things are needed: beds and the dining table, then the sofa, then lighting, rugs, curtains and art.

Moving from a landed house or an older condo? We look at what you’re bringing before buying anything. A sideboard or a dining table with family history often becomes the piece the room is planned around.

If you are renting

Loose pieces are yours to change: furniture, rugs, lamps, curtains and art. Hooks, rods and shelves usually need the landlord’s agreement; hacking, built-ins and rewiring need it in writing, and then management’s approval. Where the answer is no, we use ledges, freestanding storage and floor lamps instead.

Furnishing to let

If you’ve bought to let, styling can furnish a Sunway Alishan home for its first tenancy: hard-wearing pieces, a calm palette that photographs well, and nothing that needs works. The Furnishing to let note further down covers homes that need works too.

A room for parents

Many households here plan for three generations. We place the senior-friendly bedroom’s furniture so there is a clear path from the bed to the bathroom, add a chair to sit on while dressing, and light the route for night-time.

The link villas

The 15 link villas share the tower’s facilities but are homes of 3,477 to 4,359 sq ft over two floors. Styling a villa is priced room by room on the visit, and usually starts with the living and dining floor, where the family spends most of its day.

03How does styling work?

Styling at Sunway Alishan, from first call to install day

From the first call to the day the curtains go up, one stylist looks after your Sunway Alishan home.

We plan each room, you choose the pieces, and we arrange them once they are delivered.

Styling a new home takes one to two weeks once the furniture is in. Made-to-order sofas and tables can take four to twelve weeks to arrive, so the beds and long-lead pieces are ordered as soon as the plan is agreed.

The Edge reported a covered delivery pavilion at the tower, and residents book through Sunway’s property-management app. We confirm delivery times with management before anything large is booked.

Interior styling The full process

04How much does styling cost?

What styling costs at Sunway Alishan Residences

At Sunway Alishan, the Sundays in Bed styling fee is an estimated RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for a four-bedroom.

It is RM1,715 for each room we style and RM2,635 for the open-plan living and dining, agreed in writing before we begin.

Bedrooms and the living and dining make the lower figure. The upper adds two more rooms; at Sunway Alishan that is often the balcony, set up for plants and a pair of chairs, and the dry kitchen dressed to sit with the dining area. Every room is charged, whatever its size.

4 bedrooms 1,496–1,798 sq ftFour bedrooms, living and diningRM9,495RM12,925

The sums: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. For a four-bedroom, 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925 with two more rooms. The link villas are priced room by room after the visit.

October 2026 estimates, before any quotation. Furniture is a separate purchase, from a shortlist matched to your budget.

What styling at Sunway Alishan includes

A conversation first, in person or on video, around the floor plan Sunway gave you. Then a visit to measure the rooms and see what is coming from your old home, which we plan around before suggesting anything new. Each room gets a placement guide and a shopping list, and once the deliveries are in, your stylist styles the rooms in person.

Our Procurement Concierge can do the ordering and organise deliveries, if you would rather hand that over.

Interior styling

05Want more than styling?

Want more than styling at Sunway Alishan?

Sometimes furniture is all a new Sunway Alishan home needs.

Other times you’d like built-in storage, a study in the fourth bedroom or wardrobes planned around the household.

A new home is the easiest time to build in: before the boxes are unpacked, before the walls are hung with art. Wardrobes, a feature wall, a television wall with storage, a reading nook in the senior-friendly room. That’s where interior design comes in.

We’ll help you decide what to build now, what to leave for later, and what simply needs good furniture.

Styling furnishes the home you were handed. Interior design changes the home itself, where it needs it.

06What does interior design cover?

Interior design at Sunway Alishan Residences, from new keys

Sunway Alishan homes are handed over with kitchens and bathrooms in place.

Interior design adds what a household needs on top: wardrobes, storage, lighting and the joinery that makes the rooms work for several generations.

With a new home there is nothing to strip out, so the design fee goes on adding, not undoing. You don’t have to do it all at once; many families start with wardrobes and the living room and leave the rest for later.

What a Sunway Alishan renovation usually covers

Renovation rules at Sunway Alishan Residences

We couldn’t find Sunway Alishan’s renovation rules published. Before any quote we ask management for its current copy, with the deposit, working hours and forms it needs. In a new building, report any defects to the developer before works begin, so nothing we add gets in the way of a claim. We haven’t designed a Sunway Alishan home of our own, so on the first call we talk you through homes we have designed elsewhere in Kuala Lumpur.

Before any works at Sunway Alishan

In a new building, check two things before any works: that defects have been reported to the developer, and that management has approved the plan under its renovation rules. If you rent, the landlord’s written consent comes before both, and a council permit is needed for some kinds of work, applied for by your contractor.

New built-ins, lighting points or a false ceiling are the works that most often need approval, so we raise them early. Styling needs none.

Interior design fees at Sunway Alishan

07How much does interior design cost?

What interior design costs at Sunway Alishan Residences

At Sunway Alishan, the Sundays in Bed design fee is an estimated RM23,310–30,440 for a three-bedroom and RM26,875–34,005 for a four-bedroom.

It pays for the design service and is agreed in writing before we begin; renovation and furniture are separate budgets.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

Every Sunway Alishan home has a dry and a wet kitchen, and the calculator counts each as a room. With the bedrooms at RM3,565 each and the open-plan living and dining at RM5,485, a three-bedroom comes to 5 × RM3,565 + RM5,485 = RM23,310 and a four-bedroom to 6 × RM3,565 + RM5,485 = RM26,875. Two more rooms, such as two bathrooms redone, give RM30,440 and RM34,005.

Interior design includes our Procurement Concierge, and rooms that need only styling are styled at half the styling fee.

Our design fee, estimated

3 bedrooms and the dry and wet kitchens: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

BespokeRM330,000 to RM684,000

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

If you would leave one of the two kitchens as Sunway handed it over, take RM3,565 off. Our fee is agreed in writing and paid in stages, so a dearer stone for a counter changes the contractor’s quote, not ours.

For a 1,216 sq ft three-bedroom, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM184k–316k.

How these figures are worked out

As a new home, the floors and bathrooms are priced as handed over; add any bathroom you’d change in the calculator.

Each range includes wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood. Your home came with air-conditioners and both kitchens, so take off whatever you’d keep. Vanities aren’t included, and the link villas are priced room by room.

FAQ

Styling and interior design questions at Sunway Alishan Residences

How do you furnish a new Sunway Alishan home?

We plan it before we buy. For a Sunway Alishan home we measure every room, draw a placement guide, then shortlist furniture in the order you need it: beds and the dining table first, then the sofa, lighting, rugs, curtains and art. Anything you’re bringing from your old home is given its place first.

Can I style a rented Sunway Alishan home without my landlord’s OK?

Yes, for anything freestanding: furniture, rugs, lamps, curtains on the rails provided and pictures on a ledge. At Sunway Alishan, drilling, built-ins or wiring need the landlord’s written consent, and works then need management’s approval.

How much does interior styling cost at Sunway Alishan Residences?

Estimated at RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for a four-bedroom. Each bedroom is RM1,715 and the open-plan living and dining RM2,635; the upper figure adds two rooms, such as the balcony and the dry kitchen. Furniture is bought separately.

What does interior styling include at Sunway Alishan?

A conversation, a measuring visit, a placement guide and shopping list for every room, and an install day once the deliveries are in. At Sunway Alishan you can start with the bedrooms and add the rest later, with our Procurement Concierge ordering if you like.

How long does it take to style a Sunway Alishan home?

Plan on one to two weeks of styling after the last delivery, and four to twelve weeks of deliveries before that for new furniture. Order the beds first and you can move in while the living room finishes.

What are the floor plans at Sunway Alishan Residences?

Sunway Alishan’s condominium homes are 1,216 and 1,249 sq ft with three bedrooms, and 1,496 and 1,798 sq ft with four, each with a wet and a dry kitchen. The 15 link villas are 3,477 to 4,359 sq ft over two floors.

When was Sunway Alishan Residences completed, and who built it?

Sunway Alishan Residences was completed in 2025 by Sunway Property. It is a freehold development in Taman Mutiara, Cheras, of 240 condominium homes in a 33-storey tower and 15 double-storey link villas.

Do you style and design the Sunway Alishan link villas?

Yes. The Sunway Alishan link villas are 3,477 to 4,359 sq ft over two floors, so we price styling and design room by room on the visit, usually starting with the living and dining floor.

How much does interior design cost at Sunway Alishan Residences?

Estimated at RM23,310–30,440 for a three-bedroom and RM26,875–34,005 for a four-bedroom, counting both kitchens, agreed in writing. Renovation and furniture are separate, roughly RM161k–292k at Curated (Commune, Cellini, Poet Living) for 1,216 sq ft.

Does Sunway Alishan Residences have renovation rules?

Yes. Works go through Sunway Alishan’s management, whose rules we couldn’t find published, so we ask for the current copy, deposit, hours and forms before quoting. Report any defects to Sunway before works start.

What interior design services do you offer at Sunway Alishan Residences?

At Sunway Alishan we furnish and style new homes room by room, and design wardrobes, storage and lighting for households settling in for the long run. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
