Big rooms, paired homes, more than ten years lived in: what changes at The Westside Two?

Every home here is at least 1,389 sq ft, most set in pairs like semi-Ds stacked in the sky, and the tower was finished in 2015.

So the work is renewal: kitchens, bathrooms and storage, not a blank shell.

Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t yet designed a home in this tower, so this guide sets out what we know about it, and we check the rest on a site visit.

The Westside Two is one freehold tower of 41 storeys and 338 homes, completed by Perdana ParkCity in April 2015 on Jalan Residen Utama, facing The West Park.

The Westside Two’s homes run from 1,389 to 1,777 sq ft built-up, each with two or three bedrooms.

The layout and space

The developer sold these as “semi-D and bungalow” homes: two units side by side, sharing one wall, and one plan that stands alone. That usually means daylight from more than one direction.

Nobody has published the kitchen layouts here, or how many bathrooms the smaller A-type plans have, so we check yours when we visit.

After a decade, the questions owners of homes this age bring us are practical. Is the kitchen worth keeping? Which bathrooms are tired? Where did all the cupboards go? Space is rarely short at this size; what’s missing is a plan for it.

In a decade-old Westside Two home, what do you keep and what do you redo?

Keep what has aged well, renew what’s worn, and give the utility room a real job.

The order matters more than the style.

The kitchen first

A 2015 kitchen has done ten years of cooking. Carcasses and plumbing often last; doors, tops and the hood rarely do. We look before deciding whether it’s a refresh or a new kitchen, because that choice moves the budget most.

Bathrooms, one at a time

The larger plans have three bathrooms. Not all of them need the same money: the one you use daily might be redone while a guest bathroom just gets new fittings and a regrout.

The utility room

Most plans include one. Study, helper’s room, pantry or store: deciding its job early decides where the wiring, the air-conditioning and the shelving go.

Light from two sides

Paired homes often get windows on more than one face. West-facing rooms can run warm in the afternoon, so we plan curtains, glazing film and furniture placement around your actual orientation.

Floors you might keep

If the original flooring is sound, keeping it saves a large sum and weeks of dust. We’d rather spend that on joinery and lighting you’ll notice every day.

What does it cost to design and renew a Westside Two three-bedroom?

For a 1,389 sq ft three-bedroom here, the Sundays in Bed design fee is estimated at RM23,310–30,440; for a 1,572 sq ft 3+1, RM30,440–37,570.

Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

The total is written into your agreement and you pay it in stages as the renovation progresses. It doesn’t rise with what contractors charge, so a better worktop is your call alone.

With our typical-layout fee and Curated finishes (Commune, Cellini, Poet Living), a three-bedroom here comes to about RM236k–390k in all.

Spend where it matters. Skip what doesn’t. In a ten-year-old Westside Two home, that tends to be the kitchen, the main bathroom and storage, while sound original floors can stay. Choose your plan and the rooms you’d change; these remain estimates until contractors price your drawings.

The lower figure covers the usual job here: living and dining, kitchen, bedrooms, one bathroom (two in the 3+1s) and, in the +1 plans, the utility room as a study. The higher adds two rooms, say the last bathroom or a dressing room. Floor area moves these little; rooms changed move them most.

How these figures are worked out

Curated furnishes from Commune, Cellini or Poet Living; Bespoke from Space Furniture, BoConcept or Molteni&C. These are 2015 resale homes, so we count one bathroom fewer than the plan has, at least one; count only those you’d change.

The +1 lines treat the utility room as a study, and we’ve assumed a closed kitchen, confirmed on the visit. Ranges include air-conditioners, appliances, cabinets and wardrobes; every one you keep from 2015 lowers the figure.

Furnishing to let?

Some owners here let their homes. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

04Working together

Who handles the management office, the lift and the contractors for you?

We do the coordinating; you make the decisions.

We design and manage, contractors you choose build, and we put their quotes side by side with you before anyone starts.

    Drawings clear enough for several contractors to quote on the same basis. We go through the quotes with you; you pick who builds.
  5. Works, then styling
    Management approval and lift bookings arranged, works checked against the drawings at each stage, and the rooms dressed before you’re back in.

Approvals at The Westside Two

The tower is in Kuala Lumpur, so DBKL is the council; any permit usually goes in through your licensed contractor.

Under strata by-laws, the management’s written approval comes before any work, and it can ask for a deposit. The Westside Two’s renovation deposit, working hours and lift rules aren’t public, so the management office is our first call.

05Your home

Ten years in, should your home still look like the day you got the keys?

Not unless you love it that way.

The plans repeat floor to floor, but a decade of family life has shaped each home differently, and the design should follow yours.

One three-bedroom here might now hold teenagers who need a desk each; the identical one below, a couple whose children have moved out. We start from who lives here today, not who lived here in 2015.

What Desa ParkCity renovations have cost

Renovation records published for Desa ParkCity condominiums put the median at RM92 a sq ft, roughly RM130,000 for a whole home, with most between RM100,000 and RM150,000. Other firms carried out these projects; we gathered them on our Desa ParkCity renovation cost page.

The Westside Two, question by question

Is a 2015 Westside Two kitchen worth keeping?

Often in part. Cabinet boxes and plumbing tend to last; doors, worktops, the hood and the sink usually show their age. On the site visit we tell you which parts can stay, so you only pay to replace what’s worn.

What can the utility room become?

A study, a pantry, a store or a helper’s room. As a study it may need air-conditioning and better lighting. Designing it is one room on our fee; left as it is, nothing.

Do I have to redo all three bathrooms in a 1,572 sq ft or larger plan?

No. Many owners redo the main one and refresh the others with new fittings, mirrors and regrouting. Each bathroom is priced separately, so you choose.

How much might a Westside Two renovation cost?

A 1,389 sq ft three-bedroom runs an estimated RM213k–367k at Curated (Commune, Cellini, Poet Living) or RM414k–802k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Published records put a Desa ParkCity condo near RM130,000, but ours include furniture, appliances, air-conditioning and wardrobes; treat theirs as a floor.

My living room gets the afternoon sun. What helps?

Layered sheers with lined curtains, a clear solar film on the glass, and upholstery that won’t fade. On the visit we see exactly where the sun lands before choosing.

Can we live at home during the renovation?

In a smaller refresh, sometimes, room by room. Kitchen and bathroom works bring dust, noise and days without water, so most families move out for those weeks. We plan the order with you.
