Why do so many Breezeway homes come with a staircase inside?
Sixty of The Breezeway’s 139 garden condo homes are duplexes, and the rest are generous single floors.
Twelve years after handover, many are due a second look at stairs, storage and the original kitchens and bathrooms.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t yet designed a home at The Breezeway, and we would design yours for a fee per room, agreed in writing before we begin.
The Breezeway’s garden condo, by Perdana ParkCity (ParkCity Group), is 139 freehold homes completed in 2014, sharing its grounds with 76 courtyard parkhomes.
The Breezeway homes range from 1,292 to 1,851 sq ft built-up.

The layout and the garden
In a duplex, the staircase becomes the most-used piece of furniture.
Some homes here have changed hands since 2014, so what you buy is often a previous owner’s taste laid over the developer’s finishes. We sort which of those layers to keep. Kitchen layouts aren’t published; we check yours on the site visit.
The grounds, with their lap pool, courtyards and linear parks, are a large part of why people choose this address, so rooms that look onto green deserve the calmest treatment.
Freehold title and two parking bays per home suit owners who mean to stay. If that’s you, plan for the years ahead: a nursery that later turns into a teenager’s room, or a downstairs bedroom for a parent who would rather skip the climb.

Start with what wears out and what you use daily: the stairs, the kitchen, the bathrooms and the storage.
Leave sound floors alone.
The staircase
In the 1,292 sq ft and 1,808–1,851 sq ft duplexes, every trip to bed passes the stairs. Low step lights, a handrail you enjoy holding and a cupboard built into the void underneath earn their cost every single day.
Two floors, one home
Downstairs carries guests and meals; upstairs is private. We let the lower floor take the bolder finishes and keep the bedroom level quieter, with the same timber and light carrying up the stair, so the climb feels like leaving the day behind.
Kitchens from 2014
If your kitchen is still the one from 2014, its hinges, worktop and appliances are twelve years old. Often the carcasses survive and only fronts, tops and hood change, which keeps a refresh well short of a rebuild.
The utility room
The 1,637 sq ft homes and the large duplexes add a utility room. Helper’s room, laundry, pantry or store: we agree its job with you before drawing anything around it.
Keep the good bones
Where the original flooring is level and uncracked, we keep it and spend on what you touch instead: wardrobes, lighting, bathroom fittings and the sofa you sink into.
What would it cost to redesign a Breezeway duplex or three-bedroom?
For a 1,346 sq ft Breezeway three-bedroom, the Sundays in Bed design fee is estimated at RM19,745–26,875; for the 1,292 sq ft two-bedroom duplex, RM16,180–23,310.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

3 bedrooms and 1 bathroom: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
We put the total in writing, you pay it in stages, and it is never a share of what contractors charge, so choosing a better worktop doesn’t move it.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a three-bedroom here comes to about RM224k–381k in all.
Spend where it matters. Skip what doesn’t. In a resale Breezeway home, that means the kitchen, one tired bathroom, wardrobes and the stair, not floors that are still sound. Every figure stays an estimate until contractors quote.

The lower figure covers a usual Breezeway scope: living and dining, every bedroom and all but one bathroom. The higher allows for two more rooms, for example another bathroom, closing off the kitchen or, in the larger homes, the utility room.

How these figures are worked out
Curated draws on Commune, Cellini and Poet Living; Bespoke on Space Furniture, BoConcept and Molteni&C. These are resale homes, so we price one bathroom fewer than each layout has, since not every bathroom needs designing. The utility room is left out.
The 3+1 duplex is priced as the 3+1; stair lighting and joinery under the stair come on top.
Ranges allow for new air-conditioners, kitchen cabinets, hob, hood and wardrobes. If yours were replaced recently and still work, keep them and expect less.
Furnishing to let?
Some Breezeway owners let their homes, often furnished. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Approval before any hammer
Works start only after management’s written approval, and your contractor usually handles the DBKL permit. The Breezeway’s current deposit, working hours and lift rules aren’t published, so we ask the office for them before drawings are final.
Should your duplex feel like one home or two floors?
One home.
The stair should join the floors, not split them, with materials and light carrying from the living room up to the bedrooms.
The same 1,851 sq ft duplex might suit a couple who work from the upstairs bedroom and a family with teenagers who want some distance between floors. So we begin with who sleeps where and who gets up first, and only then with finishes.
In the single-floor 1,346 and 1,637 sq ft homes, the same questions are asked of one level: who needs quiet, and where the day starts.
Outside your door are the lap pool, garden pavilion and playground. A gym, a kids’ pool and a multi-purpose hall complete the list.
Inside, a Breezeway duplex can borrow that resort feel through timber, linen and plants by the windows, rather than through anything showy.

The Breezeway garden condo, in practice
Can the space under a Breezeway duplex staircase be used?
Usually, yes. Depending on the structure, the void can become a coat cupboard, a pantry or a small desk. We check what runs behind the wall on the site visit before drawing anything.
Is it worth keeping the original 2014 kitchen?
If it is still the original, often partly. If the cabinet boxes are dry and square, new doors, a sintered stone top and a fresh hood give a new kitchen for much less. Water-damaged carcasses under the sink are the usual reason to replace.
What can the utility room in a 1,637 sq ft home become?
A helper’s room, a laundry, a pantry or a store. A study is possible if it gets air-conditioning and good light. Designing it adds RM3,565 to our fee; left as it is, nothing.
Which floor should the guest bedroom go on in a duplex?
If your duplex has a bedroom on the lower floor, usually that one: parents who prefer fewer stairs stay close to the kitchen, and late guests don’t pass your door. In the 1,292 sq ft two-bedroom duplex, the second bedroom usually doubles as study and guest room.
How much does it cost to renovate and furnish a Breezeway three-bedroom?
For 1,346 sq ft, expect about RM204k–354k at Curated (Commune, Cellini, Poet Living) or RM401k–784k at Bespoke (Space Furniture, BoConcept, Molteni&C), plus our fee. These are estimates until contractors quote.
How long does a renovation here take?
Desa ParkCity’s published condominium records show four to twelve weeks on site. Add design, approval and quotes before that. A kitchen and bathroom refresh sits at the shorter end.
