From a 1,077 sq ft two-bedroom to a 4+1: which Westside Three home is yours?
The Westside Three is one tall tower, finished in 2019, with plans from a 1,077 sq ft two-bedroom to a 1,927 sq ft 4+1.
A couple in a two-bedroom and a family in a 4+1 share a lift but need quite different briefs.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We haven’t designed a home in this tower yet, so this guide sets out what is published about it and leaves the rest for a site visit.
The Westside Three is one freehold tower of 47 storeys and 469 homes, completed in 2019 on 4.27 acres of Jalan Residen Utama, next door to The Westside Two.
The Westside Three’s homes come in four sizes, from 1,077 to 1,927 sq ft built-up:
- 1,077–1,196 sq ftTwo bedrooms and two bathrooms
- 1,228–1,377 sq ftTwo bedrooms plus one smaller room
- 1,443–1,680 sq ftThree bedrooms, with or without a smaller extra room
- 1,788–1,927 sq ftFour bedrooms plus one smaller room
Kitchens and storage
Homes were handed over semi-furnished: kitchen cabinets built in, air-conditioners in the bedrooms and living room, water heaters and shower screens fitted.
Seven years on, much of it may still be in good order, which changes the question. It is less “what do we build?” and more “what do we keep, and what was only ever the developer’s choice?”
The plan you own sets the rest. A 2+1 owner often wants the small room to earn its keep; a 4+1 household is usually solving for teenagers, grandparents or a helper.
What should go first in a semi-furnished 2019 Westside Three home?
Start with whatever the developer chose for every unit alike, then shape the rooms around your household.
Most owners here are editing a finished home, not filling an empty one.
The built-in kitchen
Every home came with cabinets already fitted. After seven years the carcasses are often sound while the doors, worktop and handles feel generic. Replacing fronts and tops can cost far less than a new kitchen.
Air-conditioning you inherited
Units sit where the developer put them, sized for a standard layout. If you move a bed, add a study or join rooms, check placement and age before the ceilings are finished, not after.
The extra room in a 2+1, 3+1 or 4+1
Study, guest room, store or helper’s room. Its job decides the sockets, data points, lighting and whether it needs cooling at all.
Bathrooms with screens already in
Shower screens and heaters were part of the handover. Where they are in good order, new vanities, mirrors and lighting may be all a bathroom needs.
Wardrobes for how you live now
A developer layout assumes nobody in particular. Built-in storage, planned for the clothes, prams, golf bags or paperwork you actually own, is usually where a Westside Three home gains most.
What does it cost to design and furnish a Westside Three three-bedroom?
For a 1,443 sq ft three-bedroom here, the Sundays in Bed design fee is estimated at RM23,310–30,440; for a 1,788 sq ft 4+1, RM34,005–41,135.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

3 bedrooms, 1 bathroom and the kitchen: 5 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
It is set down in your agreement and paid in stages through the project. What contractors charge doesn’t change it, so choosing a dearer stone is your decision, not ours.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a three-bedroom here comes to about RM236k–390k in all.
Spend where it matters. Skip what doesn’t. Because these homes came semi-furnished, the money here tends to go on wardrobes, kitchen fronts and the rooms you’ll live in most, and less on replacing things that still run. Pick your plan below; the figures are estimates until contractors price your drawings.

The lower figure is a typical brief here: living and dining, kitchen, bedrooms, one bathroom (two in the 4+1) and, in the +1 plans, the +1 room as a study. The higher figure adds one or two more rooms, perhaps another bathroom you’d like redone.

How these figures are worked out
Curated furnishes from Commune, Cellini or Poet Living; Bespoke from Space Furniture, BoConcept or Molteni&C.
Homes here date from 2019 and are now resales, so we count one bathroom fewer than each plan has, at least one: redo only those you’d change. Only the two-bedroom’s bathroom count is published; we confirm the rest on the visit.
The +1 lines design the +1 room as a study. We’ve assumed a closed kitchen, which we confirm on the visit. Ranges include air-conditioners, appliances, cabinets and wardrobes. The kitchen cabinets and air-conditioners came with the handover, so keep what still works and the figure falls.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Permissions for a Westside Three home
This is Kuala Lumpur, so DBKL is the local council; your licensed contractor normally lodges any permit needed.
Strata by-laws require the management’s written consent before work begins, and a deposit may be asked. The tower’s working hours and lift-booking rules aren’t published, so we confirm them with the office at the start.

A local benchmark before you set a budget
Across Desa ParkCity condominiums, published renovation records put the typical spend at RM92 per sq ft. For a whole home that is roughly RM130,000, and most fall from RM100,000 to RM150,000. These are other firms’ projects, collected on the Desa ParkCity renovation cost page.
On a 1,443 sq ft plan here the same rate would be about RM133,000. Those records vary in scope, and many leave out loose furniture, appliances and air-conditioning, which our ranges above include. Read them as a floor for renovation alone.

Questions Westside Three owners ask
Should I replace the kitchen the developer fitted?
Not always. If the cabinet boxes and hinges are sound, new doors, a new worktop and better lighting can make it feel like yours for much less. We check it on the site visit before you decide.
Are the original air-conditioners worth keeping?
Often, if they cool well and suit the room’s new use. Where a bedroom becomes a study or rooms are joined, they may need moving or resizing. We note each unit’s condition on the visit.
What can I do with the +1 room in a 2+1, 3+1 or 4+1?
Make it a study, guest room, store or helper’s room. Deciding early fixes where power, data and lighting go. Designed as a study it is one room on our fee.
How do you make a 1,077 sq ft two-bedroom here work harder?
Smaller plans gain most from built-in storage and furniture sized to the room. Two bedrooms, the living and dining and the kitchen make a compact, clear brief.
Roughly what might a Westside Three three-bedroom cost to renovate and furnish?
