What does a home bought in 2010 need from you now?
The Northshore Gardens is a 2010 lakeside tower in Desa ParkCity: generous homes, almost all with a +1.
So the work here is usually renewal, not a first fit-out: kitchens, bathrooms and the rooms nobody has rethought since.
Sundays in Bed is a residential interior design studio in Kuala Lumpur. We design homes across Kuala Lumpur, room by room, for a fee agreed in writing before we begin, and it doesn’t rise with your contractors’ bills. We haven’t yet shown a Northshore Gardens project.
The building is one freehold tower of 40 storeys and 274 homes, completed in 2010, beside The Waterfront and the Central Park lake.
The Northshore Gardens homes range from 904 sq ft to penthouses of about 6,030 sq ft built-up.

Kitchens and the layout
Most owners here live in a home someone else finished fifteen years ago. The kitchen came with its hob and hood, every room with split air-conditioning. Much of that is now tired, or was changed by a previous owner.
Before colours, decide the +1’s job: study, store, dressing room or helper’s room. Ceiling heights and how your floor’s lobby works aren’t published, so we check yours on the site visit.
With three or four bathrooms, which ones are worth redoing?
Rarely all of them.
In a 2010 home, the money goes furthest on the rooms you use every day, and on the services behind the walls.
The bathrooms you actually use
A 3+1 here has three or four bathrooms, a 4+1 five. We usually renew the main one and the one the family shares, and leave the rest, or refresh them with new fittings rather than new tiles.
A kitchen past its first life
The handover kitchen had a hob and hood fitted in 2010. Carcasses, hinges and worktops of that age are often due, so we plan the cooking you do now before choosing a single door.
What sits behind the walls
Fifteen-year-old wiring, water heaters and split air-conditioners deserve a look before the finishes. Replacing them during a renovation costs far less than opening a new wall later.
Light differs by home
Type A looks south-southwest, so afternoon sun is strong; other types face other ways. Layered curtains and seating turned towards the park, not only the television, make the most of the view.
What still works
A previous owner may have renewed floors or wardrobes well. If they’re sound, we keep them and spend on the rooms that need it.
What does it cost to design and renew a Northshore Gardens 3+1?
For a resale 3+1 of about 1,808 sq ft here, the Sundays in Bed design fee is estimated at RM26,875–34,005; for a 4+1, RM37,570–44,700.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

3 bedrooms, 2 bathrooms and the kitchen: 6 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
Agreed in writing, the fee is paid in stages and doesn’t follow your contractors’ bills, so a marble vanity instead of a laminate one changes nothing on our side.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM259k–425k in all.
Spend where it matters. Skip what doesn’t. In a 2010 tower that usually means the kitchen, the main bathrooms and the wiring before any new furniture. Choose your layout and the rooms you’d change; the figures stay estimates until contractors price your drawings.

Lower figure: the rooms most resale owners here take on, the bedrooms, the living and dining, the kitchen and the bathrooms above. Higher figure: one or two rooms more, perhaps one more bathroom, or the +1 as a study in the larger homes (the 1+1’s study is already in its lower figure).

How these figures are worked out
Curated furnishes from Commune, Cellini or Poet Living; Bespoke from Space Furniture, BoConcept or Molteni&C. Each resale line redoes one bathroom fewer than the plan has; count only the ones you’d change. Kitchens are priced as closed rooms until we see yours.
Our ranges allow for new air-conditioners, water heaters, hob, hood, kitchen cabinets and wardrobes. If a previous owner has renewed any of them well, keep them and expect less.
Furnishing to let?
Some owners here let their homes, steps from The Waterfront. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Approval before any hammer
Under the strata by-laws, renovation at The Northshore Gardens needs the management’s written approval first, and it may ask for a deposit. We ask the office for its current house rules before we draw.
Desa ParkCity sits under DBKL. Moving plumbing, or changing an external window or door, also needs the authority’s approval.
Can a home someone else finished feel like yours?
Yes, once it’s arranged around your household rather than the last one.
The layout stays; how each room is used can change completely.
A previous family may have used the +1 for a helper and the fourth bedroom for guests. You might want a study and a playroom. We start with how you live today, then decide what to keep.

We don’t hold a published record for The Northshore Gardens itself. Across nine published renovation records for Desa ParkCity condominiums, other firms’ projects, the median came to RM92 per sq ft and RM130,000 for a whole home.

The Northshore Gardens, one question at a time
Is a 2010 Northshore Gardens unit worth renovating, or just refreshing?
It depends on what the last owner did. Original kitchens and bathrooms are now fifteen years old, so many owners renew those and refresh the rest. On the site visit we tell you which rooms need work and which only need furniture.
What can the +1 room become?
It depends on its size and your household: a study, store, dressing room or helper’s room are all possible. Designing it adds RM3,565 to our fee, and leaving it adds nothing.
Should I replace the original air-conditioners and water heaters?
If they date from the 2010 handover, it’s worth an electrician’s check before the finishes go in. Replacing them during the renovation avoids reopening new ceilings and walls later.
Do I need every bathroom in a 3+1 or 4+1 redone?
Rarely. We usually renew the main bathroom and the shared one. Each bathroom we design adds RM3,565, including one we only refresh with new taps and mirrors; one you leave as it is isn’t counted.
How much does a Northshore Gardens renovation cost?
