What does a One Central Park home want, a decade in?
One freehold tower on the edge of The Central Park, its layouts generous from the smallest up.
Here the job is mostly renewing what years of family life have worn, not finding room.
Sundays in Bed, an interior design studio based in Kuala Lumpur, takes on One Central Park homes room by room, at a fee settled in writing up front. No home in this tower is in our portfolio yet; what follows comes from its published layouts.
One Central Park is one freehold tower of 45 storeys and 359 homes, completed in 2016.
Across eight layout types, One Central Park units run from 1,034 to 3,153 sq ft built-up.

Space and the layout
Perdana ParkCity put the tower on sale in 2013 at around RM800 per sq ft. Resale two-bedrooms now change hands nearer RM1,220 per sq ft. It stands on Persiaran Residen, reached through a private 1.8-acre garden, with The Central Park just beyond.
No layout here dips below 1,000 sq ft, so cramming is seldom the worry. Age is.
Whatever the developer fitted in 2016, from sanitaryware to switches and lights, has now had a decade of family life, and owners who have cooked, bathed and worked from home since have a ready list. A seller’s floor plan may have been altered, so we look at yours in person.
Kitchen, bathrooms or spare room: which comes first here?
Whichever has taken the most wear since 2016, usually the cooking and washing rooms, then any spare room whose purpose has drifted.
Floors in decent shape can stay put.
Cooking in two halves
The B2b plan keeps a wet kitchen out of sight behind an open dry counter. That counter can turn into a breakfast bar or an island people lean on while dinner happens next door, with the frying kept away from the sofa.
Up to four bathrooms in a 3+1
That’s a lot of grout, taps and silicone a decade old. Rather than gut every one, we usually suggest rebuilding the master and the busiest shared bathroom, then regrouting and resealing the others.
The plus rooms
B1 is a 2+2, the C types 3+1, LBD a 4+2. Tutoring corner, guest bed, wardrobe wall or quarters for a helper: lighting, power points and cupboards differ for each, so we pin down the use early.
Trees at the window
A private garden at the gate and The Central Park next door mean many outlooks here are green. Facing that, sheer linen and pale walls go a long way, and heavy blackout belongs only in bedrooms.
Worth saving
Timber or tiles laid in 2016 often have years left. We knock, lift a corner and check for hollow spots before writing anything off, then redirect that money to the rooms in daily use.
What does it cost to refresh and furnish a One Central Park home?
For a three-bedroom here, the Sundays in Bed design fee is estimated at RM26,875–34,005; for a two-bedroom, RM16,180–19,745.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

3 bedrooms, 1 bathroom and the dry and wet kitchens: 6 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
Once both of us sign it, that number holds and is settled in instalments. Contractors bill you separately, so upgrading your wet kitchen’s tiles shifts their invoice, never ours.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 1,388 sq ft three-bedroom here comes to about RM261k–428k in all.
Spend where it matters. Skip what doesn’t. For a tower of this age, cooking and washing rooms and the lighting tend to earn it; perfectly good flooring seldom does. Pick a layout, untick what you’d leave alone, and treat every figure as a guide until builders price it.

Lower figure: kitchens, the living and dining, all bedrooms and every bathroom but one, which is where owners in this tower usually start. Higher figure: add one room, or two from 1,200 sq ft up, for example the last bathroom, or turning a plus room into a study.

How these figures are worked out
As resale homes, each line counts one bathroom under the number the home has. Not every bathroom needs designing; count only the ones you’d change.
The three-bedroom and 3+1 rows are priced with a dry counter plus a separate wet kitchen; the two-bedroom row, one open kitchen. Your plan is confirmed when we visit.
Curated draws on Commune, Cellini or Poet Living, Bespoke on Space Furniture, BoConcept or Molteni&C. Air-conditioners, cabinets, hob, hood and wardrobes are inside these ranges; reuse those still working and the total drops.
Furnishing to let?
Rent listings in this tower span RM3,800–8,500 a month. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Permission first
The tower falls under DBKL, Kuala Lumpur’s city council; where a permit is required, your licensed builder normally applies.
Inside the building, management signs off renovations and fixes the deposit, hours and lift arrangements. These aren’t public, so we request the latest set before drawing a line.
Why shouldn’t your home still feel like a 2016 show unit?
Because the household has moved on.
Children grow, someone works from the spare room, grandparents stay longer. The rooms should catch up with the life now lived in them.
The nursery of 2016 may be a teenager’s den now; the four-seat table may need to stretch for ten at Chinese New Year. Today’s household is where we start.

What One Central Park’s neighbours spent
Published renovation records from towers close by: one Park Place three-bedroom, 1,300 sq ft, about RM120,000 (RM92 per sq ft); three South Brooks homes, 1,001–1,537 sq ft, between RM100,000 and RM150,000.

One Central Park, the practical side
Refresh or full renovation: which suits a One Central Park home?
Usually the former. Rooms are large and much of a 2016 fit-out often holds up. New kitchen fronts, a rebuilt master bathroom and better lighting change most; on the visit we point out what can stay.
What might a three-bedroom here cost to renovate and furnish?
Roughly RM234k–401k for a 1,388 sq ft three-bedroom at Curated (Commune, Cellini, Poet Living), or RM447k–859k at Bespoke (Space Furniture, BoConcept, Molteni&C), with our design fee on top. Builders’ quotes firm these up.
Could the plus room in a 2+2 or 3+1 work as a home office?
Most can. It needs proper desk lighting, extra power points and its own air-conditioner if none is fitted. Including it adds RM3,565 to our fee; leaving it out adds nothing.
Can the B2b kitchen keep its wet room and still look new?
Yes. Plumbing in the wet kitchen can usually stay put, while the open dry side gets fresh doors, stone and lights, and starts to belong to the living room.
Will we have to move out during the works?
Not for a one- or two-room refresh, as a rule. Once kitchens or bathrooms are opened up, water and dust make it hard, and many families rent nearby for those weeks. We order the works around your plans.
Who approves a renovation in this tower?
Building management first, with its own deposit, hours and lift rules, alongside DBKL’s. We collect the current requirements and supply the drawings they ask for before work begins.
