What does a home that begins at 2,831 sq ft ask of its designer?

ParkCity Residences is a pair of freehold towers still to be built, where even the smallest plan is a three-bedroom of about 2,800 sq ft.

So the work is about scale more than space: making big rooms feel lived in.

Sundays in Bed is a Kuala Lumpur interior design studio. We haven’t designed a home here, and none is finished yet, so what follows draws on the published plans.

ParkCity Residences is two freehold towers with 433 homes on a 4.98-acre site between Park Place and Plaza Arkadia, set on one of the highest points in the township.

Privacy and space

Perdana ParkCity (ParkCity Group) opened sales in July 2026 at a median of around RM1,500 per sq ft, aimed at families already in Desa ParkCity who want a house’s privacy without the house. Each home opens from a private lift lobby, and selected upper floors carry rooftop gardens.

For a buyer waiting on keys, that changes the order of things. There is no old fit-out to strip out. Instead, the 2032 handover leaves years to decide which furniture travels from the current home, which rooms need a firm purpose, and how nearly 3,000 sq ft should feel on an ordinary Tuesday.

02The design

Lift lobby, rooftop garden or main suite: which rooms here earn the first ringgit?

The ones you use every day at a scale most homes never reach: the arrival, the main living space and the main suite.

A rooftop garden, where your plan has one, comes next.

Arrival begins at the lift

With a private lift lobby to every home, the first thing a guest sees is yours rather than a shared corridor. A console, a mirror and warm light there set the tone, subject to whatever the management allows.

Rooms of real depth

A 2,831 sq ft three-bedroom gives each room unusual depth. Standard sofas and rugs look marooned in it, so we size furniture to the floor, zone the living space and layer light so evenings don’t feel cavernous.

A garden on the roof

Selected upper homes come with rooftop gardens. Treated as an outdoor room, one needs shade, furniture heavy enough for the wind, drainage for planters and a load check before any stone or pot goes up.

A lift just for deliveries

Larger homes pair a passenger lift with a separate service lift. We measure that lift car at handover and plan stone slabs, joinery and the biggest sofa around it, so nothing gets cut on the landing.

Use the deck downstairs

The two-level facilities deck holds private dining rooms, music rooms and study lounges. A family that hosts there twice a year can give a spare room at home a daily use instead, and spend accordingly.

What does it cost to design and furnish a ParkCity Residences home?

For a 2,900 sq ft A-plan three-bedroom at ParkCity Residences, the Sundays in Bed design fee is estimated at RM23,310–30,440, the same as a B1; for a 5,199 sq ft four-bedroom C plan, RM26,875–34,005.

Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

Whatever we agree is written down before work begins and paid in stages. Builders invoice you directly, so a heavier marble in the main suite moves their price, not ours.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 2,900 sq ft A plan here comes to about RM186k–346k in all.

Spend where it matters. Skip what doesn’t. In a home that arrives new, the bathrooms, and the kitchen if the specification includes one, should last for years, so the money goes on furniture scaled to the rooms, lighting and joinery. Every figure is a guide.

How these figures are worked out

Every plan is priced as a new handover, with its bathrooms kept: the towers are due around 2032. Kitchen layouts haven’t been published, so each row allows for a dry and a wet kitchen; your sale plan settles it.

Curated draws on Commune, Cellini or Poet Living, Bespoke on Space Furniture, BoConcept or Molteni&C. These ranges include air-conditioners, kitchen cabinets, hob, hood and wardrobes. If the developer’s specification includes them when it is published, expect less.

Your own number comes up on the first call, for a B2 or one of the largest homes, which the table leaves out. You name it; we plan the rooms to it.

Keys are years away, so when should the design actually start?

Talk early, draw late.

A first conversation now settles budget and what you’re bringing; detailed drawings wait until the plan is final and the handover specification is out. Licensed contractors you choose, from quotes we compare with you, build it.

    Once you have keys: rooms measured, the service lift sized, where your home has one, the developer’s finishes checked against the spec, and a list of what stays.
  3. Scope, then design
    Rooms and fee agreed in writing. Then layouts, lighting, finishes and furniture drawn for rooms of this size, and a job settled for every spare room.
  4. Drawings and quotes
    Detailed sets that builders can price line by line. Their quotes come back through us, we go through them together, and you choose.
  5. Building, then moving in
    Approval lodged, lift slots booked, works checked stage by stage, then furniture placed and beds made before your first night.

When 433 homes are handed over around the same time, contractors and lift slots go fast. Starting the design before handover means your works can begin in the first weeks rather than months later. The full process

Two sets of permission

ParkCity Residences sits under DBKL, Kuala Lumpur’s city council; where a permit is needed, your licensed contractor normally applies for it.

The building’s own renovation rules, covering deposits, working hours and lift bookings, will only exist once management is set up. We ask for them before any drawing is issued.

The things that make it your family’s: the dining table everyone gathers round, the art, a favourite chair.

The rest can be chosen for rooms of this scale, on a floor high above the township.

The towers are aimed at Desa ParkCity families moving up within the township, and at grown children setting up near their parents. Both deserve a home that remembers where they came from.

What homes of this size have cost nearby

Published renovation records from other firms put two Park Regent homes of 2,700 to 2,900 sq ft at RM350,000 to RM500,000, and a Casaman hillside home of about 4,000 sq ft at RM450,000.

Buying off plan at ParkCity Residences: what owners ask

Can we start on the design before the towers are finished?

Yes, the early part. From the sale plan we can agree budget, furniture to keep and the job of each room. Detailed drawings wait for the final plan and the developer’s specification, due closer to the expected 2032 handover.

How far can we change our private lift lobby?

That depends on the building’s rules, which don’t exist yet. Lighting, a console and art are usually possible; touching walls, floors or doors may need management’s consent. We check before designing it.

What does a rooftop garden need before it can be used?

Shade, furniture that won’t move in the wind, drainage for planters, and a check on weight before heavy pots or stone. Only selected upper homes have one; your sale plan shows whether yours does.

Does a 2,831 sq ft three-bedroom need every room designed?

Rarely at once. Many owners start with the living and dining, the kitchen and the main suite, then add rooms later. Our fee covers only the rooms you choose.

What might an A plan cost to design and furnish?

Roughly RM163k–316k for a 2,900 sq ft A plan at Curated (Commune, Cellini, Poet Living), or RM333k–734k at Bespoke (Space Furniture, BoConcept, Molteni&C), with our design fee on top. Contractors’ quotes firm these up.

Will the service lift take a large sofa or stone slab?

In the larger homes, a service lift is paired with the passenger lift. We measure its car and doors at handover, then size slabs, joinery panels and furniture to fit before anything is ordered.
