01Making it feel like home

Making Palma Mont Kiara feel like home: floor plans and styling

At Palma Mont Kiara, styling means working with the flat as it stands and adding what makes it yours: furniture, lamps, rugs and art, no builders.

Most homes are three bedrooms in roughly 1,200 to 1,400 sq ft.

Arriving at Palma, the gardens come first. Sunrise finished it in 1994, among the first condominiums in Mont Kiara: two towers around a man-made lake, paths through the planting, two pools. Thirty years of growth have made that green the obvious place to start a room from.

  • About 1,208 sq ftThree bedrooms and two bathrooms, the plan listed most often
  • 1,280–1,390 sq ftThe same three bedrooms and two bathrooms, with a little more living space

Approximate sizes, taken from sale and rental listings and our own building notes. A few listings mention bigger homes we couldn’t confirm, which is one more reason we measure.

What a Palma flat comes with

After three decades, no two Palma flats are alike inside. Some keep the 1994 kitchen and wardrobes, others have been redone twice; some are let bare, some partly furnished. We start by seeing which you have.

The third bedroom is the hard-working one. It may need to be a child’s room this year, a study the next and a bed for visiting parents over the holidays, so a sofa bed or a fold-down desk earns its place there.

Some flats look down on the lake. If yours does, low furniture by the window keeps the view in the room.

02Styling a home

Styling a rented Palma Mont Kiara home

Rent at Palma Mont Kiara and almost everything loose is yours to change: sofa, rugs, lamps, curtains, art.

Drilling, hacking or anything built in waits for the landlord’s written consent, then management’s rules.

Landlord’s furniture already in place

Plenty of Palma flats are let with a few pieces left behind. We look at each one honestly: a solid dining table earns its keep, a tired sofa can go back to the landlord if the agreement allows, and a bookcase might be better in the third bedroom.

Holes in the wall

Hooks, rails and shelves leave marks, so most tenancy agreements want the landlord’s agreement first. Without it, art can lean on a sideboard, a standing lamp can do a ceiling light’s job, and a freestanding rail can turn the third bedroom into a dressing room.

Furnishing for the next move too

A sofa that suits a Palma living room will fit most flats you move to afterwards, which makes this an easy building to buy for. We still favour rugs, lamps and art that pack well, and avoid anything made to measure for a rental.

Owners letting the flat

EdgeProp reported in 2018 that short-term lets such as Airbnb are strictly prohibited at Palma. So a let flat here is furnished for a household staying a year or more: hard-wearing fabrics, fewer ornaments, a proper desk.

03How does styling work?

Styling at Palma Mont Kiara, from first call to install day

Your Palma Mont Kiara stylist stays with the job from the first call to the day the last lamp goes on.

We plan, you choose, and we put it all in place once the pieces are here.

The styling itself is a week or two. New furniture is what sets the pace: allow four to twelve weeks for orders, so the sofa and the dining table are chosen before anything else.

Everything big travels up in the tower lifts, and we check management’s delivery hours and booking before a date is agreed with a supplier.

  1. A call about the household Free
Who is moving in, when the lease starts, and which pieces are coming from the last home.
  2. A visit with a tape measure RM200, deducted if you go ahead with us
Each room measured, the third bedroom and the balcony assessed, and the landlord’s pieces noted.
  3. Our fee in writing, then the plan
The rooms and the fee agreed first. Then a layout for each room and a list to buy from, sofa and table at the top.
  4. Buying
Order from the list yourself, or let our Procurement Concierge place the orders and track them.
  5. The install
With everything delivered, your stylist arranges each room, hangs the art and makes the beds.

Lease dates, deliveries and an agent’s inventory don’t have to live in your head. We hold the list, and you can ask where things stand whenever you like.

04How much does styling cost?

What styling costs at Palma Mont Kiara

Styling a three-bedroom Palma Mont Kiara flat is an estimated RM7,780–11,210 with us.

Each bedroom is RM1,715 and the open-plan living and dining RM2,635, and the total is agreed in writing before we start.

The lower figure covers the three bedrooms plus the living and dining. Because Palma flats are a little over 1,200 sq ft, the upper figure allows for two more rooms, such as the kitchen and the balcony. Every room styled is charged, whatever its size.

The sum: three bedrooms at RM1,715 (RM5,145) plus RM2,635 for living and dining is RM7,780; two extra rooms bring it to RM11,210.

Estimated in October 2026. The furniture is a separate purchase, from a list pitched at the budget you give us.

What you get for the styling fee

A call with your photos and the plan, a visit to measure and see what stays, then for each room a placement plan and a buying list covering furniture, lighting, textiles and art. When it has all arrived, your stylist sets the rooms up in person.

Ordering is yours to do, or hand it to our Procurement Concierge, who places orders and arranges deliveries.

05Want more than styling?

Want more than styling at Palma Mont Kiara?

For many Palma Mont Kiara flats, new furniture is enough.

For others, the flat is lovely but the kitchen has cooked for thirty years.

Wardrobe doors that no longer close. Bathroom tiles chosen in the 1990s. This is where interior design starts.

Together we sort what stays, what goes and what is worth doing well, one room or the whole flat.

Styling dresses the flat you have. Interior design changes the flat itself.

06What does interior design cover?

Interior design at Palma Mont Kiara, when home needs a little more

Palma Mont Kiara’s three-bedroom plans are sensible, and its gardens have had thirty years to grow.

The fittings inside, kitchens, bathrooms and wardrobes, are often the original ones and ready for a rethink.

A kitchen with room for two people cooking, wardrobes with drawers instead of one long rail, bathrooms retiled and re-plumbed: these are the usual Palma projects. A flat this size can be done room by room while you live in it.

Renovation rules at Palma Mont Kiara

Palma is run by its management corporation. EdgeProp reported in 2018 that SCM Property Services, a UEM Sunrise company, had managed it since completion, and that year Palma was a joint Gold winner among strata homes over ten years old in EdgeProp Malaysia’s property management awards. In 2007 Kuala Lumpur City Hall (DBKL) gave it top honours for condominium beauty and cleanliness.

Palma’s renovation rules aren’t published that we can find, so we get the current version, deposit and permitted hours from management before quoting. No Palma flat is in our portfolio yet; on the first call we show you homes we’ve designed elsewhere in Kuala Lumpur.

Before any works at Palma Mont Kiara

Renting? The landlord signs off first, in writing. Management approves next, under its own rules. Work that needs a council permit goes to Kuala Lumpur City Hall (DBKL), applied for by your contractor.

Moving pipes, removing a wall or touching structure usually needs all three, so we raise it early. Styling that leaves the walls alone needs none.

Interior design fees at Palma Mont Kiara

07How much does interior design cost?

What interior design costs at Palma Mont Kiara

For a three-bedroom flat at Palma Mont Kiara, our design fee is an estimated RM19,745–26,875.

That is the fee for designing the rooms, set down in writing before work starts; the renovation itself and the furniture are budgeted on their own.

Each room we design
RM3,565
Living and dining
RM5,485

Our fee is for the design service. Renovation and furniture are separate budgets, shown below.

Most Palma briefs we’d expect cover the three bedrooms and the kitchen, at RM3,565 a room, and the living and dining as one open space at RM5,485: 4 × RM3,565 + RM5,485 comes to RM19,745. Redo both bathrooms as well and two rooms join the list, which takes it to RM26,875.

With interior design, our Procurement Concierge comes included, and a room that only wants new furniture is styled at half its usual fee.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Reading the Palma figures

A kitchen with its own door counts as a room here. Some Palma owners have opened theirs to the dining area over the years; if yours is one, take RM3,565 off, and we’ll know which it is once we’ve seen it.

Put our fee beside renovation and furniture at Curated (Commune, Cellini, Poet Living) and a 1,208 sq ft flat lands at about RM214k–356k all in. Choose a pricier worktop and it is the contractor’s figure that moves, not ours.

Where the Palma ranges come from

We price a 1994 flat as an older home that gets new flooring. Bathrooms sit outside the lower figure until you add them in the calculator.

Wardrobes, kitchen cabinets, air-conditioning for the bedrooms, a washer-dryer, hob and hood are all inside each range, so keeping good originals brings it down. Basins and vanities are priced separately.

Furnishing to let?

Letting a Palma flat out again? A refresh of furniture alone is styling. If it needs works, our Essential level (furniture from Ikea, SSF Home or Harvey Norman) is quicker to install and wears well between tenancies, and our design fee doesn’t change with the level.

FAQ

Styling and interior design questions at Palma Mont Kiara

How do you style a Palma Mont Kiara home that came partly furnished?

By deciding what earns its place first. At Palma Mont Kiara the 1994 wardrobes and kitchen often stay; the loose pieces are sorted into what stays, what moves rooms and what goes back. In 1,200 to 1,400 sq ft, a rug, two lamps and better-hung art often beat a new sofa.

Do I need my landlord’s OK to style a Palma Mont Kiara home?

Not for loose things: furniture, rugs, lamps, curtains on existing rails, art on a sideboard. Drilling, hacking or built-ins at Palma Mont Kiara need the landlord’s written consent, and works then need management’s approval.

How much does interior styling cost at Palma Mont Kiara?

About RM7,780–11,210 for a three-bedroom Palma Mont Kiara flat. The lower figure is the three bedrooms at RM1,715 each and the living and dining at RM2,635; the upper adds two rooms, such as the kitchen and balcony. Furniture is bought separately.
