Interior designer at Mont Kiara Pines

At Mont Kiara Pines, the boxes go and the lamps come on.

Whether your Pines flat came empty, came with the landlord’s sofa or still holds the last household’s choices, we style it around the way you live: lighting, rugs, art and furniture chosen to travel with you when the posting ends. Nothing to hack, nothing to rebuild. Just evenings that feel like yours.

A warm living room at dusk: a teal velvet sofa with rust cushions and a cream throw, two tan leather lounge chairs, a round walnut coffee table on a patterned rug, a long walnut sideboard, a globe pendant and a fiddle-leaf fig by sheer curtains

Walnut, worn leather and a sofa in deep teal. In a three-bedroom of around 1,300 sq ft, a few pieces with some warmth in them do more than a roomful of new ones.

01Making it feel like home

Making Mont Kiara Pines feel like home: three-bedroom layouts

Most Mont Kiara Pines homes have three bedrooms and two bathrooms in roughly 1,230 to 1,430 sq ft, so styling here is about proportion: furniture scaled to the rooms, light in layers, and the third bedroom given a clear job.

Pines is one of the earliest condominiums on Jalan Kiara, built by Sunrise as three 35-storey towers, Aspen, Everett and Scott, set in about eight acres. Many households have passed through since, so no two flats are quite alike inside. One has a kitchen redone a few years ago; the one above may still have its first cabinets.

  • 1,228–1,268 sq ftThree bedrooms, two bathrooms
  • About 1,428 sq ftThree bedrooms, two bathrooms, the roomier plan
  • Up to 2,900 sq ftLarger homes and penthouses, some with four bedrooms

StarProperty gives a built-up range of 1,228 to 2,900 sq ft; the plan sizes come from listings. No layout schedule is published, so we measure your home on the visit.

The third bedroom, and what to keep

In a Pines three-bedroom, the smallest room decides how the household runs. A daybed that sleeps a guest, a desk under the window and one good shelf let it be a study on weekdays and a spare room when family flies in.

What the landlord left can often stay. A solid dining table earns its place; a sagging three-seater is usually the first thing we suggest handing back. Built-in wardrobes don’t move, so beds and bedside lamps are planned around their doors.

Where the living and dining share one room, a rug under the sofa and a pendant low over the table give each half its own edges, without a single nail.

02Styling a home

Styling a rented Mont Kiara Pines home without any works

Anything freestanding in a Mont Kiara Pines flat can change on the day you move in: furniture, rugs, lamps, curtains on the tracks already there.

Drilling, rewiring or built-ins wait for the owner’s written yes, then management’s approval.

When the flat came furnished

Furnished lets at Pines range from sparse to crowded, so we start by walking the flat with you and marking every piece keep, move or return. Landlords are often happy to collect a tired sofa if asked early. What stays gets new cushions, a throw and kinder light, and starts to belong to you.

What the tenancy allows

Most agreements allow anything freestanding and ask permission for anything screwed to a wall. Picture ledges, a mirror leant against the wall and art on hooks that are already there go a long way. Plug-in wall lights and a tall floor lamp stand in for new ceiling points.

Settling in before school starts

Plenty of households arrive in the weeks before a school term. We order beds and mattresses first and the sofa second, so the children’s rooms are calm by the first morning and the living room follows behind.

Pieces that move on with you

A stay at Pines may be two years or ten. We lean towards pieces that will suit the next home too: a sofa that seats three without filling the room, a round table that fits any dining corner, rugs in sizes that travel. Little is made to measure.

Refreshing a Pines flat between tenants

If you own a Pines flat and let it, a home with sensible furniture and good light photographs well and wears well. Styling on its own is often enough; where the kitchen or bathrooms need work too, see Furnishing to let further down.

03How does styling work?

How styling works at Mont Kiara Pines, from call to install

One stylist runs a Mont Kiara Pines project from first call to the last lamp switched on.

We plan the rooms, you approve and buy, and we set everything out once it has been delivered.

The styling itself takes a week or two after the furniture lands. Delivery is the long wait, often four to twelve weeks for anything made to order, so the large pieces are chosen first.

With three towers, it helps to know which one is yours. We check with management which lift in Aspen, Everett or Scott takes deliveries, and when it can be booked, before any van is scheduled.

  1. A first conversation Free
Who is moving in, what came with the flat, what is still at sea, and the date you’d like it finished.
  2. At your door on Jalan Kiara 1 RM200, credited if you go ahead
Every room measured, windows photographed, the existing furniture sorted into keep, move and return.
  3. The plan and the fee, in writing
Rooms and fee confirmed, then a layout for each room and a list to buy from, longest lead times first.
  4. Buying
You order from the lists at your own pace, and we keep track of what has arrived and what is still to come.
  5. Install day
Your stylist places the furniture, hangs the art, makes the beds and sets the lamps for the evening.

A move into Pines has its own rhythm: the shipment, the school term, the landlord’s inventory. We hold the threads together, and you can ask where things stand at any point.

04How much does styling cost?

What styling costs at Mont Kiara Pines

Styling a Mont Kiara Pines three-bedroom is an estimated RM7,780–11,210: three bedrooms at RM1,715 each and the living and dining at RM2,635, with up to two more rooms in the higher figure.

A four-bedroom is about RM9,495–12,925. The fee is agreed in writing before we begin.

The lower figure is the bedrooms plus the living and dining. Pines homes are a little over 1,200 sq ft, so the higher figure allows for two more rooms, often the balcony set up for sitting out and the entrance hall given a console and a lamp. Every room is charged, at the same rate whatever its size.

Worked through: three bedrooms come to RM5,145; with the living and dining (RM2,635) that is RM7,780, and two further rooms at RM1,715 bring it to RM11,210. Four bedrooms are RM6,860, so RM9,495, or RM12,925 with two more.

What styling includes

A first call, in person or by video, around your photos and floor plan. A visit to measure, when what you already own is counted in before anything new is proposed. For every room we style, a plan of where each piece goes and a list of the furniture, lighting, textiles and art to finish it. Then an install day once everything has arrived, when your stylist sets the rooms.

05Want more than styling?

Want more than styling at Mont Kiara Pines?

Often the furniture is all a Mont Kiara Pines flat needs.

Sometimes the sofa is fine and it is the kitchen, or a bathroom, that has had its day.

A vanity with a chipped edge, wardrobe doors that no longer close, a kitchen laid out for someone else’s cooking. Furniture can’t solve those; design can.

We help you sort what to leave alone, what to adapt and what to redo properly, from a single bathroom to the whole flat.

Styling furnishes the flat you have. Interior design changes the flat itself, and only where it needs it.

06What does interior design cover?

Interior design at Mont Kiara Pines, for the long run

A Mont Kiara Pines three-bedroom has sensible bones and a modest footprint, so design work is usually about making each room pull its weight: a kitchen re-planned, bathrooms renewed, storage built where it counts.

Nothing has to happen at once. A kitchen this year and the bathrooms the next is a common way to do it.

What a Mont Kiara Pines renovation usually covers

  • KeepRoom countThree bedrooms in around 1,300 sq ft rarely need a wall moved
  • AdaptStorageWardrobes and a study wall planned to the last centimetre
  • RenewKitchen, bathsThe rooms most likely to be original or tired
  • CheckServicesWiring and pipework looked at before any contractor prices the job

Renovation rules at Mont Kiara Pines

Pines has been run by its residents since management passed to them, and they have used the sinking fund to renew the lobbies and grounds. Works inside a flat need management’s approval. No renovation rules are published, so we ask for the current copy, with its deposit, working hours and forms, before a contractor is asked to price.

We have not designed a Pines home yet; on the first call we show you homes we have designed elsewhere in Kuala Lumpur.

Before any works at Mont Kiara Pines

If you rent, the owner signs first. After that the management office looks over the plans, and anything structural may need a council permit as well, which the contractor arranges.

Relocating a wet area or removing a wall tends to bring in all three, so we flag it at the visit rather than after the drawings. Styling needs none of this.

Interior design fees at Mont Kiara Pines

07How much does interior design cost?

What interior design costs at Mont Kiara Pines

Our design fee for a Mont Kiara Pines three-bedroom is an estimated RM19,745–26,875, and RM23,310–30,440 for a four-bedroom.

It pays for the design work only and is agreed in writing; renovation and furniture are budgeted separately.

Each room we design
RM3,565
Living and dining
RM5,485

The fee is for designing your home. Renovation and furniture are separate budgets, set out below.

Each bedroom and the kitchen is RM3,565; the living and dining together, RM5,485. Three bedrooms with the kitchen make RM19,745, four make RM23,310. The higher figures add two rooms, the two bathrooms for instance, for RM26,875 and RM30,440.

Once you choose interior design, any room that only needs styling is styled at half the usual rate.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

BespokeRM383,000 to RM752,000

Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

How the fee works

We count the kitchen as a room of its own. If a past owner opened yours to the dining area, it joins the living and dining and the fee falls by RM3,565; we see which on the visit. The fee is paid in stages, and picking a dearer stone moves the contractor’s price, never ours.

For a 1,268 sq ft three-bedroom, our fee with works and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM214k–356k.

How we reached these numbers

Both rows are priced as older homes with new floors throughout. The bathrooms sit outside the lower figure; add them in the calculator above.

Wardrobes, kitchen cabinets, bedroom air-conditioning, a washer-dryer, hob and hood are allowed for, less anything you decide to keep. Vanities are extra.

Furnishing to let?

Getting a Pines flat ready for the next tenant? New furniture and better lighting are often enough, and styling covers that. If the kitchen or bathrooms need work as well, Essential, with furniture from Ikea, SSF Home or Harvey Norman, is quick to put in and stands up to a change of household; our fee is the same at every level.

FAQ

Styling and interior design questions at Mont Kiara Pines

How do you style a Mont Kiara Pines flat that came furnished?

We start with what is there. At Mont Kiara Pines we list the landlord’s furniture with you, keep what works, ask for the rest to be collected, and fill the gaps with lighting, rugs and art before any big purchase.

Can I change a rented Mont Kiara Pines home without the landlord’s approval?

Yes, for anything that stands on the floor or hangs from what is already up: furniture, rugs, lamps, curtains on existing tracks. Drilling, rewiring or built-in joinery at Mont Kiara Pines need the owner’s written approval, then management’s.

How much is interior styling at Mont Kiara Pines?

An estimated RM7,780–11,210 for a three-bedroom and RM9,495–12,925 for a four-bedroom. That is RM1,715 per bedroom and RM2,635 for the living and dining, with up to two more rooms in the higher figure. Furniture is bought separately.

What is included when you style a Mont Kiara Pines home?

A first call, a measuring visit, a plan and shopping list for each room, and an install day with your stylist on site. You can style one room of your Mont Kiara Pines home or every room.

How long does it take to style a Mont Kiara Pines flat?

A week or two on site, once the furniture is delivered; deliveries often take four to twelve weeks. For a Mont Kiara Pines move we order the beds first, so the bedrooms are ready before the living room.

What can the third bedroom become at Mont Kiara Pines?

A study, a guest room or both. In a Mont Kiara Pines three-bedroom we often pair a desk with a daybed, so the room is used every day and still sleeps visitors.

What are the floor plans at Mont Kiara Pines?

Mostly three bedrooms and two bathrooms, from about 1,228 to 1,428 sq ft, with larger homes up to about 2,900 sq ft. Mont Kiara Pines has about 500 homes in three 35-storey towers named Aspen, Everett and Scott.

Is Mont Kiara Pines the same as Pines Mont Kiara?

Yes. Pines Mont Kiara is how many people search for it, but the development on Jalan Kiara 1 is Mont Kiara Pines, sometimes written Mont’Kiara Pines. It is a freehold condominium by Sunrise, now UEM Sunrise, completed in 1993.

Should my Mont Kiara Pines home have styling or interior design?

Styling if the flat works and simply needs to feel like yours. Interior design if a kitchen, bathroom or set of wardrobes at Mont Kiara Pines needs redoing. Plenty of people start with styling and design later.

How much does interior design cost at Mont Kiara Pines?

Our design fee is an estimated RM19,745–26,875 for a three-bedroom and RM23,310–30,440 for a four-bedroom, agreed in writing. Works and furniture are separate: roughly RM194k–336k at Curated (Commune, Cellini, Poet Living) for a 1,268 sq ft three-bedroom.

Are there renovation rules at Mont Kiara Pines?

Yes. Works need the approval of the Mont Kiara Pines management, which does not publish its rules, so we request the current copy, with its deposit, hours and forms, first. Tenants need the owner’s written consent before that.

What interior design services do you offer at Mont Kiara Pines?

At Mont Kiara Pines we style three- and four-bedroom homes room by room, and design kitchens, bathrooms and wardrobes for households staying longer. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Styling is also offered on its own, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
