Corner windows, two kitchens and keys from 2017: what does a Residensi 22 home ask of its designer?
Generous 3+1 and 4+1 homes, most on a corner, all facing north or south, now about nine years old. So the work is rarely finding space; it’s renewing what has aged and using light from two sides.
Sundays in Bed is an interior design studio in Kuala Lumpur. We haven’t yet designed a Residensi 22 home, so this guide is built from UEM Sunrise’s brochure, the developer’s site plan and published renovation records.
Residensi 22 is a freehold condominium on Jalan Kiara 3, with a second gate onto Jalan Kiara 4, built by a UEM Sunrise subsidiary and handed over from late 2017.

Residensi 22 units range from 1,878 to 3,163 sq ft built-up; most have three bedrooms and a utility room.

On every floor, each lift core serves just four homes. Three in four homes here are on a corner, and every one faces north or south.
That shapes the brief more than the square footage does. A corner home has glass on two sides and fewer long, solid walls, so the sofa, the beds and the wardrobes need placing before anything is chosen.
Every home here is now either a resale or one lived in since 2017. The question is what has aged, what still works, and how your family, or a tenant, will use the rooms next.
Island, wet kitchen, utility room: which Residensi 22 decisions come before the drawings?
How the household will use the rooms, before how they should look. These five choices settle most of the rest.
The island and the wet kitchen. The show unit paired a stone-topped island, open to the dining table, with a closed wet kitchen fitted with hob, oven and hood. We decide which cooking lives where before redrawing either.
Two walls of glass. Most homes here are corner units, so windows take up wall the furniture would otherwise use. We plan where the sofa, the television and the beds stand first, then choose curtains that work with them.
The utility room. Every type has one, the +1 in its name. Helper’s room, store, study or a laundry with space to fold: we give it a single job early, because cabinets, sockets and ventilation all follow from that choice.
The family area. Type A and the 4+1s add a second, informal sitting room. Used as a television den or a homework corner, it keeps the formal living room clear for guests. Left without a purpose, it fills with boxes.
What’s still sound. The show unit had stone-look floors in the living areas and timber in the bedrooms. Where yours have worn well since 2017, they stay, and the money moves to kitchens, bathrooms and lighting.
What does it cost to renew and furnish a Residensi 22 home handed over in 2017?
For a 3+1 of about 2,020 sq ft here, the Sundays in Bed design fee is estimated at RM34,005–41,135; for a 4+1, RM41,135–48,265. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM308k–522k in all.
Spend where it matters. Skip what doesn’t. In a nine-year-old home that usually means both kitchens and the bathrooms used daily, seldom the floors. Pick your type, then just the rooms to redraw. Every figure is an estimate until contractors quote.
3 bedrooms, 3 bathrooms and the dry and wet kitchens: 8 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a typical layout: living and dining, both kitchens, each bedroom, three bathrooms and any family area. The higher allows two more rooms, such as the fourth bathroom or the utility room made into a study.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
Each row is a 2017 resale home with three of its four bathrooms redesigned, as one is usually fine. Both kitchens count as rooms; the family area in Type A and the 4+1s is priced like a study. October 2026 guides, not quotes.
The ranges include new cabinets in both kitchens, wardrobes, bedroom air-conditioners, a hob, hood and washer-dryer. The show unit’s wet kitchen came fitted with cabinets and appliances, so if yours are in good order, keep them and expect a lower figure.
Furnishing to let? Homes here come up to let, opposite an international school. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

A fee counted in rooms. Each bedroom, bathroom, kitchen or study we design is RM3,565; the living and dining together, RM5,485. In a 2,000 sq ft 3+1, a fee by the foot climbs fast; ours rises only with your rooms.
The total is agreed in writing before we begin, then paid in stages. Choose a dearer stone for the island and the contractor’s bill rises; our fee stays where it was.

What changes when you renovate in a tower people have lived in since 2017?
Neighbours live on every floor, four households share each lift lobby, and management sets the rules. One designer stays with you from the first call to the last delivery; licensed contractors you choose do the building, from quotes we compare with you.

Before the first hammer. Residensi 22’s renovation rules aren’t published, so we ask management for the current set first: the deposit, the hours trades may work and how the lifts are booked. Nothing starts until management approves the work in writing.
Where a DBKL permit is needed, for instance for structural or plumbing changes, your licensed contractor usually applies for it. Buying resale? Ask the seller whether any earlier works had management’s approval.
Nine years on, how does a Residensi 22 home stop feeling like the show unit and start feeling like yours?
By starting with the people in it. The show unit was dressed as “Skies and Beyond”; your home should be dressed around who cooks, who works late and who comes to stay.
Perhaps the grandparents visit every school holiday, or the dining table doubles as a desk. We ask those things before we pick a single tile. Making a room handsome is the easy part; making it fit your routine is where the time goes.

What a Residensi 22 renovation has cost
One published renovation record covers a home here, another firm’s project: 3,043 sq ft, the size of a Type G 4+1. It came to RM700,000, or RM230 per sq ft, with 32 weeks on site.
That is a full renewal, well above the Mont Kiara median of RM138 per sq ft across 25 records on our Mont Kiara renovation cost index. A lighter brief would sit nearer the median.

Can the utility room in a Residensi 22 3+1 become a study?
Often, yes. Every type has one, and it can be a small study, a store or a walk-in wardrobe as easily as a helper’s room. We check its window and ventilation on the visit. Designing it adds RM3,565 to our fee.
Are the original 2017 kitchen cabinets worth keeping?
Sometimes. If the carcasses are dry and the hinges sound, new doors, a fresh worktop and better lighting can renew the island for far less than replacing it. The wet kitchen works harder, so we look at its cabinets, hood and plumbing more closely.
My home is a corner unit facing north. How do we handle two walls of glass?
Plan the furniture first, then the curtains. With windows on two sides, we place the sofa and beds against the solid walls, use layered sheers and dim-out curtains for privacy and heat, and keep the views clear rather than blocking them with joinery.

What should I check before buying a Residensi 22 resale to renovate?
Ask the seller what was changed and whether management approved it, and get management’s current renovation rules. Check the unit type against the floor plan, and the car bays: larger 4+1s generally came with three, most others with two; confirm on the title.
How long does a full renovation here take?
