We’re Sundays in Bed, a Kuala Lumpur studio that designs and looks after homes across Kuala Lumpur and Selangor. Elmina Ridge is new to us, and we’d like to learn it with you. We charge per room, and you’ll read the fee on paper before any work starts.
Elmina Ridge is Sime Darby Property’s first release in its Elmina Ridge precinct, in Seksyen U15 of Shah Alam: 228 freehold two-storey houses in a gated, low-density estate beside the Bukit Cherakah Forest Reserve.

The layout and kitchens
These are big houses with new bathrooms, so your budget can go to what your household needs. Maybe that’s storage on both floors, a living floor where guests and homework share the table, and bedrooms fitted to whoever sleeps there.
Every house comes with solar panels and a battery, an EV-charger isolator point, and a skylight over an indoor planting area. They’re hard to move, so we’ll plan around them from the very first sketch, and you won’t meet surprises on site.
Keys are due in May 2027, so there’s time to do this well. Published room-by-room plans are hard to find, so we’ll read your own sale plan together to see the kitchen layout and where the +1 room sits, before we draw anything.
Before the keys arrive, who are we planning this house around?
Who’ll be living in the house comes first, then the parts that stay put, such as the solar battery and the skylight.
After that, the furniture follows.
If you love plants
The indoor planting area sits under a skylight, inside the house. We choose plants for the light it really gets, a floor beside it that copes with watering, and seats that look into it, with screens kept away from the midday sun.
If your family keeps bicycles, bins and an electric car
The car porch has an EV-charger isolator point ready, so it will do more than park cars. We fit the charger, bins, shoes and bicycles around it, and keep the solar battery reachable for whoever services it.
If a parent stays for Raya or Chinese New Year
Clusters and semi-Ds add a fifth room. It could be a guest room for them, a study, a prayer room or a store. We give it one job before the electrical layout: a study wants data points, a guest room an easy route.
If you stir-fry every day
We haven’t found a published kitchen layout for these houses, so we start from your sale plan. A wet kitchen out back with a ducted hood may earn its place, and it counts as a second room in our fee.
If the bathrooms already feel like yours
Every superlink bedroom has its own bathroom, and all of them arrive new. We’ll leave them as they are, and put your budget into wardrobes, lighting and the kitchen, where a new house tends to have least.
What will our design for your Elmina Ridge house cost?
For a new superlink at Elmina Ridge, the Sundays in Bed design fee is estimated at RM19,745–26,875; for a semi-D, RM23,310–30,440.
Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
That sum is on paper for you to approve ahead of any drawing, and it’s paid in stages. It never follows the renovation bill, so solid timber treads on the stair instead of laminate leave it where it was.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a superlink here comes to about RM177k–339k in all.

The lower figure prices a typical layout: living and dining with the kitchen, each bedroom, and the +1 where there is one. The higher figure leaves room for two extras, a separate wet kitchen out back, say, or a bathroom you’d like redone.

How these figures are worked out
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
We’ve assumed not every bathroom needs designing. Count only the ones you’d change. Every Elmina Ridge bathroom is new on handover, so none is priced; the 4+1 rows count the extra room as one we design.
Priced in: kitchen cabinets, wardrobes, a hob and hood, a washer-dryer and air-conditioning. Sime Darby’s published fittings stop at solar, roof insulation and digital locks; if your sale agreement adds any of these, your figure drops.
Furnishing to let?
A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How much can we do for you before handover?
Most of the design can be done now.
The building waits for your keys, but the rooms, drawings and contractor quotes can all be ready when they arrive. Our part is the design and running the project; the contractors who build are yours to choose, and we’ll go through each quote with you first.

- Drawings and quotesYour contractors price from our drawing set and later build to it. Each quote comes back to us; we compare them line by line with you, and the pick is yours.
- On site, then moving inTrades and deliveries come through the estate gate on a schedule we keep. We inspect the work against the drawings, then dress the rooms before your first night there.
Sime Darby’s handover, the estate’s own rules and MBSA each have their own order. We’ll keep them in step and let you know when something needs you, so the wait for your keys stays easy. The full process
When the keys arrive
Walk the house with your sale plan and list any defects for Sime Darby in writing before a contractor starts.
Then approvals. Elmina Ridge comes under MBSA, the Shah Alam City Council. Additions to an intermediate superlink can use its quicker equivalent-plan route, Pelan Setara; a corner lot, cluster or semi-D needs its plans signed off by an architect or a registered draughtsperson.
As a gated estate, Elmina Ridge may set its own contractor rules. Nothing has been published on those yet; we’ll request them before any trade arrives.

What a house this size has cost to renovate elsewhere
Elmina Ridge is new to us, and we have no Shah Alam cost index yet. The closest guide we can offer is a set of published renovation records from Petaling Jaya, all by other firms.
A 2,900 sq ft semi-detached house in Damansara, close in size to the semi-D here, came to RM230,000 after eight weeks on site. Three Bandar Utama terraces of 2,100–3,800 sq ft came to RM200,000–630,000.

Elmina Ridge, from the sale plan to moving in
Can I start designing my Elmina Ridge house before the keys in May 2027?
Yes, most of it. From your sale plan we can agree the rooms, draw layouts and lighting, and line up quotes. After handover we measure and adjust before anything is built, so the house isn’t standing empty for months while drawings catch up.
What works around the skylight and indoor planting area?
Plants chosen for the light it actually gets, a floor finish beside it that can take watering, and seating that looks into it. We keep screens and artwork out of its direct sun, and leave an easy way in for pruning and care.
Can the car porch take an EV charger and the solar equipment?
Every house comes with an EV-charger isolator point, so the supply is planned for. We place the charger, the cars, bins and shoe storage together, and keep the solar battery and its equipment reachable for servicing. Your electrician confirms the load before installation.
What can the +1 room become in a cluster or semi-D?
Guest room for a parent, study, prayer room or store. We decide early, since each needs different power, light and storage. Designed, it adds RM3,565 to our fee, already in the estimates above; left as handed over, it comes off.
Do I need MBSA approval to renovate an Elmina Ridge house?
For built work, usually. An intermediate superlink can use MBSA’s Pelan Setara route, approved in about five working days; corner lots, clusters and semi-Ds need certified plans. Whether purely interior work needs a permit, your licensed contractor checks with MBSA first.
How much does it cost to renovate and furnish an Elmina Ridge superlink?
At Curated (Commune, Cellini, Poet Living), a new superlink usually needs RM158k–313k for renovation and furniture; at Bespoke (Space Furniture, BoConcept, Molteni&C), RM329k–741k. Our design fee comes on top, estimated at RM19,745–26,875. The contractors’ quotes settle the real number.
