Six homes in ten are one-bedrooms. How does that shape a Mews brief?

Most homes in its two 38-storey towers are 925 sq ft one-bedrooms, many bought from abroad. They were handed over well equipped in 2017, so the brief is renewing and personalising for whoever will live there, not starting from bare.

Sundays in Bed is a Kuala Lumpur studio that designs homes room by room and manages the work, and we would plan yours at The Mews from its own floor plan.

E&O and Japan’s Mitsui Fudosan built The Mews on a 1.3-acre freehold site on Jalan Yap Kwan Seng, with each tower shaped as a V. Each tower has five homes to a floor lower down, three higher up, and two penthouses at the top.

The Mews units range from 925 to 2,615 sq ft built-up; six in ten are one-bedrooms.

The plans are column-free. The handover brought timber floors to the living areas and master bedroom, a fitted kitchen with its appliances, air-conditioning and light fittings.

Nine years on, that kit is ageing at different rates. Floors and kitchen carcasses often have years left in them; fridges, washer-dryers and air-conditioners from 2017 are nearing replacement.

Most first buyers came from overseas, and a number of homes here are now let. So a brief at The Mews starts with who the home is really for.

A bathroom behind the wardrobe, a kitchen over timber: what comes first at The Mews?

Who will live in it, what the 2017 handover still does well, and how the kitchen copes with the way you cook. Those three settle most of the budget.

The route to the bathroom. In the one-bedroom, the only bathroom sits behind the master’s walk-in wardrobe, so a visitor crosses your bedroom to reach it. Wardrobe doors that close it off, and soft lighting, matter more than finishes.

The open kitchen. Below the penthouses, every kitchen opens onto the dining, over the same timber floor as the living room. For regular wok cooking, induction, a stronger hood or a glass screen come before new cabinet doors.

The study and the utility room. The 2+1’s study opens off the dining, so we settle its job, study, guest room or den, before choosing doors. The 3+1’s utility room, by the yard, becomes a helper’s room, laundry or store.

A home that’s let. Some homes here host tenants or short-stay guests. Covers that zip off for washing, worktops that shrug off knocks and a lockable owner’s cupboard will outlast any feature wall.

What still works. Timber floors can usually be sanded and refinished rather than replaced, and sound kitchen carcasses can take new doors and tops. We keep what has worn well since 2017 and spend where it hasn’t.

What does it cost to design and furnish a one- or two-bedroom at The Mews?

At The Mews, the Sundays in Bed design fee for the 925 sq ft one-bedroom is estimated at RM12,615–16,180, and for the 1,270 sq ft two-bedroom, RM16,180–23,310. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a one-bedroom here comes to about RM166k–281k in all.

Spend where it matters. Skip what doesn’t. At The Mews that tends to mean the kitchen, lighting, storage in the second bedroom and tired appliances, seldom the timber floors. Pick the plan nearest yours, then tick only the rooms you want drawn.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure is a usual layout: the open-plan living, dining and kitchen, the bedrooms, any study and the bathrooms shown. The higher one adds a room, or two from 1,200 sq ft: perhaps the bathroom we assumed you’d keep.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Each row is a home handed over in 2017. We’ve priced one bathroom fewer than the plan has, never fewer than one, because not every bathroom needs redoing. Count only the ones you’d change.

The 2+1 row includes its study; the 3+1’s utility room is left as it is.

The ranges include new kitchen cabinets, hob and hood, a washer-dryer, wardrobes and air-conditioning. The 2017 handover supplied most of these; keep what still works and yours comes in lower. October 2026 estimates; your contractors’ quotes decide the price.

Furnishing to let? Some Mews homes are let, several to short-stay guests. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee is made up. Each bedroom, study or bathroom we design is RM3,565. The open-plan living and dining, which takes in the kitchen in every type below the penthouses, is RM5,485. Rooms you leave alone aren’t charged.

The total is set down in writing before work begins, and paid in stages. It isn’t tied to what the contractors charge, so choosing stone over laminate for the kitchen top doesn’t move it.

Your spend comes first. Tell us what you’d like to put into the home; if you let it, the rent or nightly rate you have in mind too. We design to that figure and say early if something won’t fit.

How does a Mews renovation run when the owner lives abroad?

Whether you live here or let from abroad, one designer stays with your home from the first call to the styled rooms. We design and manage; licensed contractors build, from quotes we collect, compare and go through with you.

    Your tower and type, who lives there or who it’s let to, what remains of the 2017 handover, and the figure you’d like to spend. A call across time zones is fine.
  2. The site visit RM200, waived if you go ahead with us
    We measure, check the timber by the sink and balcony doors, test the ageing appliances and list what’s worth keeping. Overseas owners get photos and a video walkthrough.
  3. Scope in writing, then the design
    Rooms, budget and fee are written down first. Then layouts, lighting and materials, joinery for the walk-in wardrobes, and a decision on the study or utility room.
  4. Drawings and quotes
    Contractors price the same drawing set. We bring back their quotes, explain where they differ, and you choose who builds.
  5. Works, then styling
    Approvals, lift bookings and deliveries go through the management office. We inspect each stage against the drawings, then dress the rooms for you or your first guests.

If you live overseas, you needn’t fly in for each decision: photos arrive at every stage, and the lift lobby is left clear for the neighbours who share it, four other homes on the lower floors. The full process

Approvals at The Mews. The towers fall under Kuala Lumpur City Hall, so a DBKL permit is usually needed, and your licensed contractor applies for it. The Mews’ management body must also approve the works.

Its renovation deposit, working hours and lift-booking rules aren’t published, so we ask the management office for the current terms before scheduling anything. The developer’s defect period ended long ago, so we record existing wear on the visit.

City flat, long let or short-stay suite: whose home will yours be?

By starting with whoever wakes up in it. A 925 sq ft one-bedroom here might be your own city flat, a long let or a short-stay suite, and each wants a different brief.

We begin with your days: who cooks, who works from home, who visits, and what you want to come back to after a flight. The developer’s 2017 brochure took its identity from furoshiki, the Japanese wrapping cloth, which suits a quiet brief, though yours may be livelier.

From the developer’s 2017 specification, which your sale agreement overrides. It doesn’t list floors or wardrobes for the other bedrooms, so we check them on the visit.

What a renovation here has cost

There’s no Sundays in Bed project at The Mews to show you yet. One home here does appear in the published renovation records: 2,066 sq ft, the size of the 3+1 plan, at RM400,000 and ten weeks on site.

That works out at about RM194 per sq ft, above the KLCC median of RM158 across 18 records. Set it beside neighbouring towers on the KLCC renovation cost index.

Questions owners at The Mews ask

In a one-bedroom, can a guest reach the bathroom without crossing the bedroom?

Not as built: the only bathroom is entered through the master’s walk-in wardrobe. A new powder room is rarely practical. Instead we plan the route, with wardrobe doors that close neatly, a sliding door and soft night lighting, so the walk through feels intended.

What does a 1,270 sq ft Mews two-bedroom cost to renovate and furnish?

Works and furniture typically come to RM179k–311k at Curated (Commune, Cellini, Poet Living), or RM355k–696k at Bespoke (Space Furniture, BoConcept, Molteni&C), plus our design fee. Keeping the sound parts of the 2017 handover brings it down.

Should I replace the timber floors?

Often not. The developer laid timber in the living, dining, kitchen and master bedroom. Where boards are sound, sanding and refinishing changes their colour for far less. Near the sink and the balcony doors, we check for water damage first.

Can the 2+1’s study double as a guest room?

Yes. It sits off the dining, behind sliding panels. A sofa bed, a wall of storage and a door that closes properly let it work both ways. It’s already one of the rooms in our 2+1 estimate, at RM3,565.

I live overseas. Can you run the project without me in KL?

Yes. After a video call and the site visit, drawings and quotes are shared online, and photos follow each stage of the works. You approve the scope in writing, and we’re on site in your place, from the first measurement to the last cushion.

Which homes here have a wet kitchen?

Only the four penthouses, which pair a dry kitchen and island with an enclosed wet kitchen and yard. Every other type cooks in an open kitchen over a timber floor, so frequent frying calls for induction, a stronger hood or a glass screen.
