Why does a Peter Silling handover change the brief at The Ritz-Carlton Residences?

Most homes here were handed over already finished: marble, engineered timber, a kitchen with Gaggenau appliances and a scheme by Peter Silling & Associates. So the work is editing a designed home for the people in it, rarely starting again.

Sundays in Bed designs and manages home interiors across Kuala Lumpur. We haven’t yet designed a home in this tower, so the facts below come from the developer’s own plans and specification.

The Residences are the home tower of Berjaya Central Park, at the corner of Jalan Sultan Ismail and Jalan Ampang, with the office tower Menara Bangkok Bank beside them.

It is one freehold tower of 48 storeys and 288 homes, completed in 2017 by Wangsa Tegap, a Berjaya company. Typical floors have eight homes around a shared lift core; the penthouse floors have four.

The Ritz-Carlton Residences units range from 1,023 to 4,284 sq ft built-up; most are one- and two-bedrooms.

Three things shape almost every brief here. The handover: buyers chose a Modern, Classic or Finesse scheme, so two neighbours’ identical plans can look nothing alike.

The services: air-conditioning runs on one central system, and steel cables run inside the floor slabs. Moving a wall, a bathroom or a downlight means working with both, not around them.

And the age: finished in 2017, the oldest upholstery, curtains and sealant are due their first real refresh.

Modern, Classic or Finesse: which parts of the scheme you inherited should stay?

Which parts of the developer’s scheme still suit you, and which were never yours. Settle that first and the rest follows.

The scheme you inherited. Typical homes were fitted to one of Peter Silling’s three concepts. If yours is Classic and you live Finesse, cabinet fronts, lighting and fabric can shift it without lifting the marble.

The kitchen. The specification lists an induction hob and a recirculating hood, which filters air rather than venting it outside. In the open island kitchens of Bella, Eva and Hanna, a wok’s smell reaches the sofa, so a glass screen is usually the first thing to consider.

The glass. Double-glazed low-E glass runs floor to ceiling, with no sill to rest anything on. Privacy at night and where the sofa sits matter more than glare here, and we’d never plan a room around a view.

The study or the helper’s room. Flora and Gina have a Library/Office worth designing as a proper study or guest room. Eva and Hanna have a maid’s room with its own bath, which works better as storage than as a desk.

What deserves to stay. Imported marble, engineered timber, TOTO and Hansgrohe fittings were chosen to last. Re-honing the stone and keeping the joinery frees your spend for what has worn: sofas, curtains, lamps and the bed.

What does it cost to refresh and furnish a Ritz-Carlton Residences two-bedroom?

For a two-bedroom here, the Sundays in Bed design fee is estimated at RM16,180–23,310; for the three-bedroom Hanna, RM23,310–30,440. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a two-bedroom here comes to about RM195k–328k in all.

Spend where it matters. Skip what doesn’t. In a tower handed over semi-furnished, that is usually soft furnishing, lighting and the open kitchen, seldom the marble or the wardrobes. Pick your type and switch off whatever already pleases you.

All of it stays an estimate until contractors have priced your drawings.

2 bedrooms and 1 bathroom: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure covers the usual rooms: living and dining with the kitchen, each bedroom, and every bathroom bar one. The higher allows one more, or two in homes of 1,200 sq ft and up, such as the powder room every type has.

Completed in 2017, these are resale homes, so the ranges cost kitchens, wardrobes and bathrooms new, leaving one bathroom per home as it is. Not every bathroom needs designing.

Typical units came with a fitted kitchen and Gaggenau appliances, wardrobes in each bedroom, marble and timber floors and central air-conditioning. Keep those and expect noticeably less.

The Flora and Gina row counts the Library/Office as a study; Eva and Hanna’s maid’s room isn’t priced. Penthouses arrived without kitchen, wardrobes or appliances, so they sit above every row.

Curated rows assume furniture from Commune, Cellini or Poet Living, and Bespoke rows Space Furniture, BoConcept or Molteni&C. All are October 2026 guides; only your contractors issue a quotation.

Furnishing to let? Agents ask RM13,000–19,500 a month for furnished homes here. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee adds up. RM3,565 for each bedroom, bathroom, study or closed kitchen we draw, and RM5,485 for the living and dining. In a home that arrived furnished, the rooms you are content with simply aren’t counted.

That sum is written down before design starts and paid in stages as the work moves on. It is never a share of what contractors charge, so choosing a heavier marble or a better sofa leaves it where it was.

You name the budget. Whether it’s a Citra being readied for a tenant or a Hanna for three generations, we work to the figure you give us and say plainly what it buys.

How does a renovation run around central air-conditioning and post-tensioned slabs?

If you live abroad or let your home, we plan for decisions made at a distance. The designer you first speak to stays until the styling. Licensed contractors you choose carry out the work, on quotes we gather and weigh up alongside you.

  2. The site visit RM200, waived if you go ahead with us
    We measure, photograph the marble and joinery, note where the air-conditioning units sit, and mark what is worth keeping.
  3. Scope, then design
    Rooms, budget and fee are agreed in writing before any drawing. Then layouts, lighting and materials, with the kitchen screen and the study given proper thought.
  4. Drawings and quotes
    Contractors price one identical set of drawings. We compare their figures with you line by line, and you pick who builds.
  5. Works, then the finishing touches
    Deliveries go through the building’s service arrangements, every stage is checked against our drawings, and we dress the rooms before you return or your tenant arrives.

Central air-conditioning, post-tensioned slabs, a management office and DBKL: a renovation in this tower involves more parties than most. Keeping them in step is our job, not yours. The full process

Abroad, or letting the home? The developer’s brochure lists a Vacant Home Care programme whose services can include meeting contractors at your residence. We send drawings, photographs and stage sign-offs, so you approve each step from wherever you are.

Building plans here were approved by DBKL, and any permit is normally applied for by your licensed contractor. Management will usually need to approve the works too. Its deposit, working hours and coring rules aren’t published, so we obtain the current terms before quoting.

Eight plans stacked thirty-odd floors high: will mine look like the rest?

Out of the box, it may: each typical type repeats up more than thirty floors, in one of only three schemes. What turns it into your home is the layer you add on top.

A Gina might belong to someone who works late in the library, or to a couple who visit twice a year. We start there: who is home, who cooks, who stays over. The marble was chosen for everyone; the rest can be chosen for you.

What a Ritz-Carlton Residences renovation has cost

One home here appears in the published renovation records for KLCC, from another firm’s project: about 1,200 sq ft, one bedroom and one bathroom, RM190,000 in total and 10 weeks on site. That works out at RM158 per sq ft, level with the KLCC median.

The Ritz-Carlton Residences questions, answered

My home came furnished to a Peter Silling scheme. Is it worth redesigning?

Often only in part. The marble, timber and kitchen were built to last; what dates first is fabric, lighting and anything that never suited you. We usually keep the shell, change cabinet fronts where needed, and design the soft layer around how you actually live.

Roughly what might renovating and furnishing a Hanna cost?

A 2,142 sq ft Hanna is estimated at RM225k–408k at Curated (Commune, Cellini, Poet Living) or RM434k–883k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Published renovation records list one 1,200 sq ft home here at RM190,000: the KLCC cost index.

Can the open kitchen handle everyday Malaysian cooking?

With help. The hood here recirculates rather than venting outside, over an induction hob. A glass screen between kitchen and dining, a stronger recirculating hood, or frying in a closed kitchen are the usual answers. Flora, Gina and Dana already have kitchens behind a wall.

Can we move a bathroom, a wall or the downlights?

Sometimes, with care. The slabs are post-tensioned, so coring or drilling needs the cables located first, and management’s approval. Air-conditioning runs on a central VRV system, so new walls must work with its units and ducts. We check both before promising a layout.

We live overseas. Can the renovation go ahead without us?

Yes. We agree the scope and fee in writing first, then share drawings, quotes and photographs at every stage for you to approve remotely. The building’s Vacant Home Care service, as the developer describes it, can include meeting contractors at your residence.

Is designing a penthouse here different?

Quite. Penthouses on Levels 45 to 48 came without the kitchen, wardrobes or appliances typical homes have, so the brief is nearer a full fit-out. Each has a private lift lobby to dress, and Cassandra, the largest, has separate dry and wet kitchens.
