What does a 3,000 sq ft home with its own lift lobby ask of a designer?
Every home here is over 3,000 sq ft, six share a typical floor, and each has its own lift lobby. Fifteen years on, most have been let, so the work is making a large home feel owned again.
Sundays in Bed is a Kuala Lumpur studio that designs homes and runs their renovation. We haven’t yet designed a home at The Pearl; for one here, we would set out the design fee room by room, in writing, before anything begins.
The Pearl, marketed at launch as Stonor 116, is one freehold tower of 41 storeys and 179 homes, completed in 2011, at the corner of Jalan Stonor and Jalan Kia Peng.

The Pearl’s units start at 3,109 sq ft built-up; most follow one of the first three floor plans below.

Even the smallest has four or five bathrooms and a room for a helper, and agents list a dry and a wet kitchen in each.
Then there is who has lived in it. The Edge found 64% of occupied homes tenanted in 2024, most of them to expatriates. So many homes may now hold a landlord’s furniture and years of tenants’ wear.
That shapes the brief. Moving back in, the question is how to make a let home feel like yours. Re-letting, it is what will look right and survive the next three tenancies. We ask which before drawing anything.
Living in it or letting it: where should the money go first at The Pearl?
Whether you’ll live in it or let it, then what the years have done to the bathrooms. Those two decide where the money goes long before anyone picks a tile.
The lobby is the first room. Your lift opens into a lobby only your household uses, so arriving begins there, not at a corridor door. Shoes, a console and good light belong in it. We first ask management whether it is yours to build in.
Four to six bathrooms. Every typical layout has at least four, and fifteen years tests waterproofing and pipes. We have them checked before tiling over anything, and design only the ones used daily; a guest bath may need nothing more than new fittings.
A dry kitchen and a wet one. Agents describe homes here with both a dry and a wet kitchen; we confirm yours on the visit. We keep that division for the wok and the steam, and draw the dry side as somewhere to pour drinks for guests, open to the dining.
Lived in, or let? With most homes tenanted, the brief splits. For you, we design around your habits and the pieces you already own. For tenants, hard-wearing finishes that are simple to replace, and furniture that can move between lets.
Keep the bones that work. The launch specification promised 3-phase wiring and a fitted kitchen with quality appliances. Where your cabinet carcasses and worktops are still sound, we refront them rather than rip them out, and spend the difference on lighting.
What would it cost to design and refurnish a Pearl 3+1 or 4+1 after its tenants?
For a 3,109 sq ft 3+1 here, the Sundays in Bed design fee is estimated at RM37,570–44,700; for a 3,973 sq ft 4+1, RM44,700–51,830. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.
With our fee and Curated finishes (Commune, Cellini, Poet Living), a 3+1 here comes to about RM333k–578k in all.
Spend where it matters. Skip what doesn’t. At The Pearl that tends to mean the bathrooms you use every day, the dry kitchen and the lighting, rarely the helper’s room. Switch on the rooms you want drawn; the figures stay estimates until contractors quote.
3 bedrooms, 4 bathrooms and the dry and wet kitchens: 9 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

The lower figure covers a usual brief: the living and dining, both kitchens, every bedroom, and all bathrooms but one. The upper allows two rooms more, say the bathroom left out, or the helper’s quarters reworked as a home office.
At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.
These homes were completed in 2011 and change hands, or tenants, as resales and relets rather than new handovers. Not every bathroom needs designing, so each row counts one fewer than the home has; usually it’s the helper’s.
Room counts come from sale and rental listings, which don’t always agree; we confirm your layout on the visit. The helper’s room is left as it is.
New wardrobes, kitchen cabinets, appliances and air-conditioners are all priced in. If an earlier owner left yours in good order and you keep them, expect less. These are October 2026 estimates, not a quotation.
Furnishing to let? In 2024, 64% of occupied Pearl homes were let, many to expatriates. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

Where the fee comes from. RM3,565 for every bedroom, bathroom or study we design, and RM5,485 for the open living and dining. In a 4+1 with six bathrooms, the ones you’re happy with never reach the sum.
The total is written down and agreed before work begins, then paid in stages. Contractors’ bills don’t move it, so choosing a dearer marble for the master bathroom costs you the marble, and nothing more in fee.
Start from your number. Whether you’re moving back in or preparing for the next tenant, tell us what you plan to spend. We design within it, and say early if something won’t fit. If a lease ends soon, tell us the date; we plan the drawings and quotes around it.
How does a renovation fit between one tenancy and the next?
If your home is let, the work usually fits between tenancies; if you’re moving back, around your moving date. Either way, one designer stays with it throughout. We design and manage; licensed contractors build, chosen by you from quotes we collect and go through with you.

Where most neighbours are tenants, the management office hears every complaint about drilling. We agree the loud weeks with them in advance, and finish pipes and wiring before anything is closed up. The full process
DBKL and the management corporation. The Pearl is in Kuala Lumpur, so DBKL issues the renovation permit, usually applied for by your licensed contractor. The management corporation, with Henry Butcher as its managing agent since 2017, must approve the works first.
We haven’t found its renovation deposit, permitted hours or lift-booking terms in print, so we request them from the management office. With its ten lifts being modernised in stages (six were done by mid-2024), we also check which are running before booking deliveries.
Will my home look like the five others on my floor?
It shouldn’t. Your neighbours may share the plan, but a let home furnished to suit anyone tends to suit no one in particular. Yours should hold your things, your routines and your people.
So we begin with your household. Who cooks, and in which kitchen? Does family fly in for weeks? What did you collect while the home was let? Any designer can make rooms look smart; making them unmistakably yours is where the hours go.

We haven’t found a developer specification in print, and tenancies have changed many homes since 2011. We see what yours has on the visit.
What a renovation here has cost
We haven’t yet designed a home at The Pearl. One published renovation record is for a 3,973 sq ft 4+1 here, filed as The Pearl Residence: RM900,000, about RM227 per sq ft. What its scope included isn’t published, so treat it as a guide, not a quote.
The KLCC median across 18 published records is RM158 per sq ft. On the same 3,973 sq ft, that comes to about RM628,000, just above the Curated range for a 4+1.

The Pearl KLCC questions, answered
Is the private lift lobby mine to renovate?
Often only in part. In many KL towers, the lobby outside your door is common property even when only your lift stops there. We ask The Pearl’s management corporation what applies to your unit before drawing any cabinet, lighting or flooring beyond your front door.
What does a 3+1 at The Pearl cost to renovate and furnish?
For a 3,109 sq ft 3+1, renovation and furniture are estimated at about RM295k–541k at Curated (Commune, Cellini, Poet Living), or RM544k–1.1M at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. How many bathrooms you redo moves it most.
Can I renovate between tenants?
Yes, if it’s planned before the lease ends. We visit while the tenant is still in, so the drawings and contractors’ quotes are ready when they hand back the keys. Once the management corporation approves and the permit is in, works can start soon after, rather than after months of an empty flat.
Should I furnish differently if I plan to let it?
Yes. Most tenants here have come from abroad, so we lean towards durable upholstery, washable rugs, plain-fronted joinery and lighting that photographs well. Personal pieces stay out, and anything a tenancy is hard on can be replaced quickly.
What can the helper’s room become?
A study, a walk-in wardrobe, a store, or simply a good room for a helper. We check its window and airflow on the visit, since a study needs fresh air and air-conditioning. Designing it adds RM3,565 to our fee.
Can the wiring take more air-conditioners or an induction hob?
The launch specification listed 3-phase wiring, which helps. Even so, we have an electrician check the distribution board and circuits before adding air-conditioners, an induction hob or a second oven, so nothing trips once you’ve moved in.
