Interior designer at Sutramas

Generous rooms at Sutramas, furnished with a lighter hand.

Sutramas homes are listed at around 2,800 to 3,200 sq ft, and the temptation is to fill every wall. We would rather place fewer, better pieces: a long sofa, a table for eight, lamps that carry the evening, art you will take with you. Whatever came with your home, we begin there. No renovation needed.

A writing desk, a pleated lamp and an armchair drawn close. In a home as large as many at Sutramas, a corner set for reading or work gives a big room a human scale.

01Making it feel like home

Making Sutramas feel like home: large rooms and floor plans

Sutramas is a low-density block of large homes, and the challenge is scale.

A room this size needs a few substantial pieces set in groups, rather than many small ones spread around the walls.

Dutamasa, of the See Hoy Chan Group, launched Sutramas on Jalan Dutamas Melati in 2004 and finished it in 2007: one block of 178 homes, four of them penthouses, with a handful of shops at its base. Changkat View, Mesra Terrace and Duta Ria are among its neighbours, with BRDB’s Verdana close by.

Sutramas doesn’t publish its floor plans, and we haven’t seen one. StarProperty lists homes of about 2,800 to 3,200 sq ft, though its 2017 sales records also include smaller homes from about 1,400 sq ft. We count the bedrooms and measure every room on the visit.

Furnishing a big room

The usual mistake in a large living room is to push everything against the walls. Float the sofa instead, put a console behind it, and give the room two or three groups: one for conversation, one for reading, one for eating.

Scale the rug to the seating, so every front leg rests on it. Lamps at three heights, on the floor, on tables and on the wall, keep a deep room from feeling dim at night.

StarProperty notes that homes facing Mont Kiara can hear the Duta toll plaza. Lined curtains and upholstered pieces take the edge off without any works.

02Styling a home

Styling a rented Sutramas home

Renting a Sutramas home still leaves the furniture, lighting, textiles and art to you.

Anything that goes into a wall, or changes the home itself, needs your landlord’s written yes first.

When the rooms are bigger than your furniture

Coming to Sutramas from a smaller home often leaves your furniture looking lost. We keep what you love, then add the larger anchors, a sofa and a rug of the right size, and let your own pieces settle around them.

Tenancy terms worth reading

Look for the clauses on furnishings and alterations. Free-standing pieces are generally yours to change; nails, tracks and brackets need the landlord’s consent, and works need management’s approval as well.

Moving in on a date

Give us the date at the start. The largest pieces take longest to arrive, so they are chosen first; the bedrooms are finished before the living room.

03How does styling work?

Styling a Sutramas home, from first call to the last lamp

At Sutramas you deal with one stylist from the first call to the last cushion.

The rooms and our fee are settled on paper before anything else; nothing is bought without your nod; and the home is set out in one go when everything has landed.

In a home this size, the install itself runs to a week or two. Allow a month to three for new pieces to reach you; that is why anything large is ordered at the start.

Management sets the hours for deliveries and the lift; we get both confirmed before a single van turns up.

  2. A measuring visit RM200, deducted if you go ahead with us
Every room measured and counted, the light and the outlook noted, and the furniture already there photographed.

Buy from the list at your own pace; we keep track of every order and delivery.
  5. Install day

A large home asks for a lot of decisions at once. We keep them in order, so you only need to make each one once.

04How much does styling cost?

What styling costs at Sutramas

Our styling fee at Sutramas is estimated at RM7,780–11,210 for a three-bedroom home and RM9,495–12,925 for four bedrooms, at RM1,715 a room and RM2,635 for the open-plan living and dining, agreed in writing first.

We show two possibilities because Sutramas plans aren’t published: three bedrooms or four. The lower figure counts the bedrooms and the living and dining; the upper adds two rooms, such as a study and a family room. A room’s size doesn’t change its fee.

Four bedrooms about 2,800–3,200 sq ftFour bedrooms, living and diningRM9,495RM12,925

Adding it up: three bedrooms at RM1,715 plus RM2,635 for the living and dining come to RM7,780, or RM11,210 with two more rooms. Four bedrooms with the living and dining come to RM9,495, or RM12,925 with two more.

Estimates for October 2026. The furniture is bought separately, from a shortlist set to your budget.

What the fee includes

A call, a measuring visit, a layout and shopping list for each room you choose, and an install day when everything has arrived. In rooms this large, the layout drawing matters most: it shows where each group of furniture sits before anything is bought.

05Want more than styling?

Want more than styling at Sutramas?

Furniture alone can settle a Sutramas home.

In others, the first thing you would change is a kitchen, a bathroom or a run of wardrobes.

A home of this size holds a great deal of built-in surface: kitchens, bathrooms and wardrobes that may never have been changed. Interior design is how those are renewed.

Together we sort what stays, what goes and in what order, a single room at a time or the home entire.

Styling changes what is in the home. Interior design changes the home itself.

06What does interior design cover?

Interior design at Sutramas, when a large home needs renewing

Sutramas was completed in 2007, and a home of nearly 3,000 sq ft holds a lot of original kitchen, bathroom and wardrobe.

Interior design here is usually about renewing those, and about lighting rooms that run deeper than most.

What a Sutramas renovation usually covers

  • KeepLayoutLarge rooms; we confirm the plan on the visit before suggesting any change
  • RenewKitchen, bathsThe likeliest rooms to be original, and the ones a long stay notices
  • RebuildWardrobesInteriors rebuilt for how you store, behind new doors
  • LightDeep roomsLamps and wall lights planned to reach the far end of a large room

Your papers list what the home was handed over with; we check them against the rooms.

Renovation rules at Sutramas

Sutramas’ renovation rules aren’t published anywhere we found. Before quoting, we ask management for the current rules, deposit and working hours. We haven’t designed a home here yet; on the first call we show you homes we have designed elsewhere in Kuala Lumpur.

Before any works at Sutramas

Tenants start with the landlord’s written consent. Management’s written approval follows, and some works also need a council permit, which the contractor applies for.

Moving a kitchen, removing a wall or rewiring will usually need all three, so we raise it on the first call. Styling needs none of them.

Interior design fees at Sutramas

07How much does interior design cost?

What interior design costs at Sutramas

Our design fee at Sutramas is estimated at RM19,745–26,875 for a three-bedroom home and RM23,310–30,440 for four bedrooms.

That pays for designing; what the builders and the furniture cost is budgeted apart, and the fee itself is confirmed in writing first.

Each room we design
RM3,565
Living and dining
RM5,485

The fee is for designing. Renovation and furniture have budgets of their own, further down.

With three bedrooms, the first figure counts the bedrooms and the kitchen at RM3,565 each, plus RM5,485 for the living and dining: RM19,745. Four bedrooms make RM23,310. The second figure adds two more rooms, perhaps a study and the main bathroom, reaching RM26,875 and RM30,440.

With interior design, rooms that only want styling are charged at half the styling rate.

Our design fee, estimated

3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.

What the two levels mean

Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Reading the Sutramas estimate

We have counted the kitchen as a closed room; if yours opens onto the dining area, take off RM3,565. Because the plans aren’t published, the visit settles both the kitchen and the bedroom count. Our fee is paid in stages and stays as agreed, whatever you go on to choose.

For a 2,800 sq ft three-bedroom, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) comes to roughly RM215k–379k.

Behind the renovation figures

Sutramas is priced as an older home, so new flooring is in. Bathrooms are not in the first figure; add those you would redo in the calculator. Wardrobes, kitchen cabinets, air-conditioners and the main appliances are included.

Furnishing to let?

Preparing a Sutramas home for new tenants? If only the furniture needs attention, styling may be enough. If there are works too, our Essential level (Ikea, SSF Home, Harvey Norman) is quick to install and copes with a change of tenants. The design fee is the same at any level.

FAQ

Sutramas styling and interior design questions

Our Sutramas home is much bigger than our last one. How do you furnish it?

With fewer, larger pieces set in groups. At Sutramas we usually float the sofa, scale the rug to the seating and give the living room a separate corner for reading or work, so the space feels used rather than empty.

Do I need my landlord’s permission to style a Sutramas home?

For things that simply stand in the room, no. A sofa, a rug, a lamp or a picture on a ledge is your business. Once a drill, a carpenter or an electrician is involved at Sutramas, ask your landlord in writing, and then management.

How much does styling a Sutramas home cost?

Around RM7,780 to RM11,210 for a three-bedroom Sutramas home, and RM9,495 to RM12,925 with four bedrooms. That is RM1,715 per bedroom plus RM2,635 for living and dining together, with room for two extra rooms in the higher number. The furniture is a separate spend; our fee is set down in writing.

How long does it take to style a Sutramas home?

Allow a week or two for the setting itself. New pieces take a month to three to be delivered, which is why the big sofa and the dining table head the order list at Sutramas.

How big are Sutramas homes?

StarProperty lists them at about 2,800 to 3,200 sq ft, though its 2017 sales records include some smaller homes from about 1,400 sq ft. There are 178 homes, four of them penthouses. Floor plans aren’t published, so we measure on the visit.

Can anything be done about traffic noise at Sutramas?

Yes, in part, with no works. For Sutramas homes facing Mont Kiara and the toll plaza, lined, floor-length curtains, a dense rug and upholstered furniture soften the sound. Acoustic glazing is a renovation and needs management’s approval.

Styling or interior design for my Sutramas home?

Ask what bothers you. If it is the mood of the rooms, styling. If it is the kitchen, a bathroom or the wardrobes at Sutramas, that is interior design. Plenty of households style now and redesign a room or two in a later year.

What is the interior design fee at Sutramas?

We estimate RM19,745 to RM26,875 for a three-bedroom Sutramas home and RM23,310 to RM30,440 for four, set down in writing before we start. Works and furniture come on top: for a 2,800 sq ft three-bedroom at Curated (Commune, Cellini, Poet Living), roughly RM196k–359k.

Are there renovation rules at Sutramas?

Yes. Sutramas’ management sets them, but we found no published copy, so we request the rules, the deposit and the permitted hours before any quotation. If you rent, your landlord signs off first.

Which services do you offer at Sutramas?

Two, mainly. Styling, for anyone living at Sutramas, whether renting, letting or owning, from a single room to every room. And interior design, for new kitchens, bathrooms and wardrobes: we draw it, weigh contractors’ quotes alongside you and watch over the works, which contractors build. For a home beyond Kuala Lumpur and Selangor there is Virtual Design.
