Solasta Dutamas homes are compact and are due to arrive with wardrobes, a Signature kitchen and air-conditioning in.
Our interior design plans the storage, the light and the small room’s job before the keys come.
In a home of this size, every cupboard counts, and the time to plan them is before the keys. We’re Sundays in Bed, and we can work from YNH’s plans while the towers are finished.
YNH Property, a Bursa-listed developer founded in 1982, is building Solasta on 3.52 freehold acres off Jalan Dutamas 5, beside the DUKE highway, with a covered walkway to Segambut KTM station.

The six layouts sit within 180 sq ft of each other, from 720 to 900 sq ft, so storage decides more than size does.

Storage and the layout
Some sales plans call the last room a study. When we measure, we’ll confirm which yours is.
YNH says its homes come partly furnished: Signature kitchen cabinets and appliances, wardrobes in the bedrooms, and air-conditioners in each bedroom and the living room. What’s left is the part that makes it yours: lighting, curtains, a sofa that fits, and somewhere for everything else.
If you’re still waiting, you have time on your side. With 1,159 households collecting keys in the same season, lifts, loading bays and good contractors will be booked fast, and drawings finished before handover keep you ahead of that queue.
YNH launched the towers one at a time: Block C in the last quarter of 2022, Block B early in 2023 and Block A in October 2023, when The Edge described the buyers it expected as young, upwardly mobile professionals. Block C, the tallest at 42 storeys, was topped out by July 2024, and in April 2025 YNH said the project was on track to complete in 2026.

If you’re not sure what the study is for
Several plans here show a small room marked as a study. It can hold a desk, a guest bed, a cot or the suitcases; we agree which before drawing anything else.
If your keys, bags and shoes land by the door
In the 720 sq ft plan the kitchen opens beside the foyer and straight onto the living room. A stronger hood, a closed tall unit and a proper place for shoes keep arriving home calm.
If you own more than fits
At 720 to 900 sq ft, every freestanding cabinet costs floor. Full-height joinery in the foyer, the study and beside the dining table holds more and keeps each room feeling wider.
If you sleep lightly
One side of the site runs along the DUKE, and the walkway leads to the KTM line, so rooms facing either may want lined curtains or acoustic blinds. We note which way yours face.
If the new fittings suit you
Everything YNH fits will be new at handover: the Signature kitchen, the wardrobes, the air-conditioners. If they suit how you live, they stay, and the design goes into lighting, curtains and furniture.
Six plans, and what each one asks
The two-bedroom types are A at 720 sq ft, A1 at 750 and A2 at 800. In the agent-published plan of the 720, the second room is drawn as a study beside the two bathrooms, and MetProperty lists the same type as a 1+1. For a couple who both work from home, that study is the room to draw first: desk depth, a door that closes, and somewhere for the printer that isn’t the dining table.
The three-bedroom types are B at 880 and B1 and B2 at 900 sq ft. One agent plan of the 880 draws its third bedroom as a study too; the B1 plan shows three bedrooms, two bathrooms and air-conditioner ledges outside the windows, which largely set where the indoor units go before we draw a wardrobe.
Plans for A1, A2 and B2 haven’t been published, so for those we work from the plan in your sale agreement until we can measure.

What interior design costs at Solasta Dutamas
At Solasta Dutamas, the Sundays in Bed design fee is an estimated RM16,180–19,745 for a 900 sq ft three-bedroom and RM12,615–16,180 for a 720 sq ft two-bedroom. It is a fee per room, agreed in writing before we begin.

Here is what the design fee covers in a Solasta home. Think about the small room before anything else. Whether it becomes a desk, a guest bed or a nursery, it is one room in our fee, and its lighting, cooling and shelving all follow from that first decision.
The kitchen, the wardrobes and the air-conditioners are due with your keys, so in most Solasta homes the fee covers the living and dining with its open kitchen, and each bedroom or study.
3 bedrooms: 3 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and utility yard are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
The figure is agreed in writing before work begins and paid in instalments. New fronts on the Signature wardrobes would show on your contractor’s bill, and our fee doesn’t move. How our fees work
A three-bedroom finished at Curated, with our fee, comes to about RM157k–280k.
YNH’s handover list already includes the kitchen, the wardrobes and the cooling, so the design here is mostly light, fabric, furniture and the joinery for the small room.

The lower figure counts the open living, dining and kitchen and every bedroom or study; the upper adds one more room, perhaps a bathroom you’d like reworked.

The plans we have seen have two bathrooms, both new at handover, so neither is counted here; add one if you plan to change it.
The ranges price in cooling for the bedrooms, a hob and hood, kitchen cabinetry and wardrobes. Most arrive with your keys, and keeping them pulls your total down.

Your Solasta Dutamas interior designer as the whole building moves in
At Solasta, snags go to YNH first, management’s sign-off comes second and the trades come last.
We run the job; contractors you choose do the works.
Some buyers took YNH’s furnishing offer: Signature furnished selected units, and others had a rebate of up to RM30,000 on customised built-in cabinets, as YNH announced in August 2024. If you did, those pieces arrive with your keys, and our drawings start from them, so nothing you have already paid for is pulled out.
On the day, three towers share one entrance road off Jalan Dutamas 5 and a car park of eight levels above ground and a basement. We agree loading times with management before the first van, since every neighbour’s contractor will want the same mornings.

Defects first, then the builders
YNH expects all three blocks to be completed in the fourth quarter of 2026. Your sale agreement may name the vendor as Kar Sin Bhd, the YNH subsidiary in the joint venture with the landowners; send defects to the name on your agreement. Photograph and list them before any contractor starts; most sale agreements give 24 months from vacant possession to report defects, and yours carries the date that counts.
Solasta is in Kuala Lumpur, so works fall under DBKL; your contractor normally obtains the permit, and management usually approves the works first. Solasta’s renovation deposit, permitted hours and lift rules haven’t been made public, so we get them from the management office early.
Interior design at Solasta Dutamas that fits the whole household
Two Solasta homes on different floors can share a plan and still be lived in very differently, so we shape yours around the people in it.
One B1 might hold a couple and a baby, the next a tenant who works late, a third a visiting parent. We’ll begin with your days, then the drawings, so your life fits comfortably into 900 sq ft.

What have compact homes nearby cost to renovate?
Solasta is too new to have renovation records of its own. The closest guides are two other firms’ published records of compact homes nearby, filed on two different cost indexes.
A 600 sq ft home at The Era @ Dutamas ran RM90,000, about RM150 per sq ft, with ten weeks on site. A 765 sq ft two-bedroom at Arte Mont Kiara ran RM150,000, about RM196 per sq ft.
Each firm scoped its job differently. The Era record sits on the Kenny Hills and Damansara Heights cost index, and the Arte record on the Mont Kiara cost index.
A badminton court, sky decks and a childcare room beyond your front door
The press lists what Solasta’s three towers will share: a childcare room, swimming pools, a jacuzzi, a gymnasium, an outdoor barbecue area, a multi-purpose hall with a badminton court, a playground and sky decks. Parking takes eight levels above ground, plus a basement.
Each is something a compact Solasta plan needn’t make room for. Exercise kit can stay at the gym, a crowded birthday can take the barbecue area, and the small room is free for the desk or the cot.
With a playground and a childcare room shared, the toy box at home can stay small. We size the dining table for a weeknight, not the year’s largest gathering.
Agents add what the press leaves out: a sky garden with a viewing deck, a sky lounge, a pavilion, a barbecue and a reflexology path, and on the podium a beach pool, a lap pool, eco ponds, an open lawn and an outdoor cinema; StarProperty adds a sauna. With a cinema downstairs, the living room can be arranged for talking rather than around the largest screen the wall will take.

What to know before moving into Solasta Dutamas
Is the small room in a Solasta plan a bedroom or a study?
It depends on the type, and on who’s describing it. The press counts it as a bedroom; some plans label it a study, and MetProperty lists the 720 sq ft Type A as a 1+1. Either way, you choose: a desk, a guest bed, a nursery or storage. We measure it on the visit.
Should I keep the Signature kitchen and wardrobes YNH hands over?
Usually, yes. They’re new, and sound joinery is worth keeping; if the finish clashes, new doors on the same carcasses are the gentler change. If you took YNH’s Signature furnishing package or its cabinet rebate, we design around what’s already coming. Anything kept adds nothing to our fee.
Solasta is expected to complete in late 2026. When should I start?
Now, ideally. When 1,159 homes are handed over together, the good contractors and the service-lift diary fill up first. Start before your keys come, and your drawings and quotes are waiting the week your snag list is in. Block C was topped out by July 2024, and YNH still gave 2026 for completion in April 2025.
What does it cost to renovate and furnish a 900 sq ft Solasta three-bedroom?
Expect about RM141k–260k for works and furniture with Curated pieces (Commune, Cellini, Poet Living); with Bespoke (Space Furniture, BoConcept, Molteni&C), RM300k–631k. Our fee, estimated at RM16,180–19,745, comes on top. Hold on to YNH’s kitchen, wardrobes and air-conditioners and the total falls.
My windows face the DUKE highway. Can the noise be softened?
Partly. Lined, floor-length curtains, a rug, upholstered pieces and full-height joinery on the noisy wall all absorb sound. Changing the glazing needs management’s approval, so we ask first. We note which way your rooms face on the site visit.
Can a 720 sq ft Type A be furnished to let?
Yes. Hard-wearing fabrics, plenty of closed storage and pieces that are simple to replace suit tenants, and the covered walkway to Segambut KTM, which YNH puts at 100 metres and The Edge at about 200, is a draw. Agents describe Solasta’s buyers as young executives and small families; for either, owner or tenant, the study earns its keep as a home office. Our fee per room is the same whatever level you furnish to.
