What does a semi-furnished 2019 home in an eleven-tower estate ask of its designer?

Agile Mont Kiara, now Residensi Duta Kiara, is 813 freehold homes in eleven towers on Jalan Duta Kiara, finished in 2019. Most are family homes of three bedrooms or more, handed over with a wet kitchen, a dry kitchen and ducted air-conditioning.

Agile Mont Kiara’s eleven towers fall into three zones.

Agile, a Hong Kong-listed developer from mainland China, built it with PJ Development, to designs by Singapore’s DP Architects. About six of its ten acres are an environment deck of pools and gardens, and a semi-open sky club sits on the 29th floor.

Homes came semi-furnished: ducted air-conditioning in the living room, split units in the bedrooms, centralised hot water, a gas hob in the wet kitchen and a wardrobe in the master bedroom only.

Six or seven years on, that equipment shapes the brief more than the plan does: what still works, what has tired, and what a tenant or earlier owner changed.

Ducts, two kitchens, a dual-key door: what should be settled before an Agile home is drawn?

Which of the 2019 fittings still earn their place, and what each extra room is really for. Those two answers steer every drawing after them.

The ducted living room. The living and dining were cooled by a ducted system, the bedrooms by split units. Ducts decide where a ceiling has to drop, so we check the system’s age and service history before drawing any lighting.

Two kitchens, one gas hob. The handover put the gas hob and hood in the wet kitchen and cabinets in the dry one. If the wok lives at the back, the front can become a breakfast counter rather than a second place to cook.

The dual-key door. Types D and E are dual-key homes, with part of the home behind its own key. Parents, a grown-up child or a tenant: who it’s for decides its lock, storage and furniture.

Deck side or road side. Six acres of pools and gardens lie on the deck below. Where your windows face them, sheers and colours can lean on the green; where they face the road, privacy and quiet come first.

What already works. The handover included a master wardrobe, bathtubs and kitchen cabinets. Where yours are still sound, we refresh doors, handles and lighting instead of replacing them, and spend on what you touch every day.

What does it cost to design and furnish an Agile Mont Kiara 3+1 or dual-key home?

For a 1,377 sq ft Type B 3+1, our design fee is estimated at RM30,440–37,570; for a 2,065 sq ft dual-key Type D, RM37,570–44,700. Your final fee depends on the rooms you choose, and is agreed in writing before we begin.

With our fee and Curated finishes (Commune, Cellini, Poet Living), a 1,377 sq ft 3+1 here comes to about RM283k–463k in all.

Spend where it matters. Skip what doesn’t. In a home handed over in 2019, that usually means the air-conditioning, the bathrooms used daily and the wardrobes the developer never fitted, rarely tiles still in good order.

Pick your type, then switch on only the rooms you’d like us to draw. Our fee and the Curated and Bespoke ranges stay estimates until contractors send their quotes.

Within each level, the low end is the essentials; the high end adds extras such as a feature wall, LED strips and a kitchen island.

What the two levels mean

Curated. Melamine and laminate, sintered stone, a plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.

Bespoke. Bespoke laminate, detailed joinery, a ceiling with cornice. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.

Each lower figure covers the usual set: living and dining, both kitchens, the bedrooms and all but one bathroom. As every home here tops 1,200 sq ft, the higher one allows two more, say that last bathroom and the +1 room.

At Curated, furniture comes from Commune, Cellini and Poet Living; at Bespoke, from Space Furniture, BoConcept and Molteni&C.

Handed over in 2019, these homes seldom need every bathroom designed, so each estimate counts one fewer than the home has: two of three in a Type B, three of four in a C or D, four of five in an F.

The ranges assume new air-conditioning, wardrobes in every bedroom, kitchen cabinets and appliances. The handover included a master wardrobe, a fridge, a washing machine and a gas hob; keep what still works and yours comes in lower.

Bathroom counts come from listings and vary between units, and the +1 is treated as a utility room. These are October 2026 guides; quotations come only from your contractors.

Furnishing to let? Duta Kiara’s rental yield reached 5.38% in late 2023. A lighter, hard-wearing fit-out at our Essential level, quicker to finish and easy to keep tenant-ready, is one possibility, with furniture from Ikea, SSF Home and Harvey Norman. The design fee is the same at every level.

How the fee is counted. Each bedroom, bathroom or kitchen we design is RM3,565; the open living and dining is RM5,485. The wet and dry kitchens count as two, and any room you leave alone drops out.

The total is written down and agreed before we start, then paid in stages. It never rises with the contractors’ bills, so trading the ducted unit for a newer system leaves our fee where it was.

Your budget leads. Tell us the figure on the first call, whether it’s for a 2+1 high in Tower K or a pool home in the low-rise. We design inside it, and don’t nudge it upwards.

How does a renovation get past Residensi Duta Kiara’s management office?

Through two approvals: the management corporation’s, in writing, and a DBKL permit, which your contractor applies for. We design and manage; licensed contractors build, from quotes we gather and go through with you.

    Your tower and type, whether the home is for you or for tenants, what the 2019 handover left, what later owners changed, and the figure you have in mind.
  2. Seeing the home RM200, waived if you go ahead with us
    We measure, run the ducted air-conditioning and the hot water, look behind the kitchen cabinets, and list what can stay.
  3. Scope first, design second
    Fee, budget and rooms are agreed in writing. Then come layouts, lighting and materials, with both kitchens and any dual-key suite given a clear job.
  4. A drawing set to quote on
    Contractors price the same drawings, room by room. We compare their quotes with you line by line; who builds is your decision.
  5. Works, then the finishing
    We book the service lift and deliveries with management, check each stage against the drawings, then style the rooms before you, or your tenants, move in.

DBKL and the management corporation. Jalan Duta Kiara is DBKL territory, so your licensed contractor usually applies to the city council for the permit. The management corporation, with Henry Butcher as property manager since May 2023, must approve the works in writing.

No deposit, working hours or lift-booking rules have been published, so we ask the management office for its current terms before quotes go out.

Can a home handed over like hundreds of others stop looking like them?

Yes. Most homes here began with the same tiles, wardrobe and air-conditioning; what sets yours apart is who lives in it and how.

A Type C might house a family with two school-age children, or a couple whose parents stay for months. We start with them: who cooks at the back, who needs a desk, where the suitcases go. Pretty comes easily; fitting your days is the work.

From the developer’s semi-furnished specification, as agents quote it, and owners’ accounts. Your sale agreement and the home itself are what count, so we check both on the visit.

What Agile homes have cost to renovate

Three published renovation records for Agile, all by other firms, cover homes of about 1,350 to 2,163 sq ft. They came to RM150,000–350,000 (RM69–164 per sq ft), with 5 to 12 weeks on site.

Their scopes differ. Our ranges include new air-conditioning, wardrobes in every bedroom and the furniture, so they sit higher.

What Agile and Residensi Duta Kiara owners ask us

Is Residensi Duta Kiara the same development as Agile Mont Kiara?

Yes. The 813 homes on Jalan Duta Kiara were launched and sold as Agile Mont Kiara, and the development now goes by Residensi Duta Kiara, the name The Edge used in 2024. Listings still use both, so search for either when comparing units.

What does it cost to renovate and furnish a Type C 3+1 here?

For the 1,603 sq ft Type C, expect roughly RM272k–463k at Curated (Commune, Cellini, Poet Living) or RM507k–958k at Bespoke (Space Furniture, BoConcept, Molteni&C), before our fee. Three published Agile renovations came to RM150,000–350,000: see the Mont Kiara cost index.

Can the ducted air-conditioning in the living room be replaced with split units?

Usually, but weigh it first. The ducted system sits in the ceiling, so replacing it means new wall units, outdoor ledge space and a reworked ceiling. If it still cools well, a service and new grilles may do. We check it on the site visit.

How should the second part of a dual-key Type D or E be furnished?

Decide who it’s for first. Parents want an easy bathroom and a proper bed; a grown-up child, a desk and storage; a tenant, hard-wearing pieces and a good lock. We plan both parts together, so they still read as one home.

Is the gas hob in the wet kitchen worth keeping?

If it lights cleanly and the hood still draws, often yes. The handover put gas in the wet kitchen, which suits heavy cooking. Many owners keep it there and fit the dry kitchen with an induction hob, or simply a counter for breakfast and baking.

When can contractors work at Residensi Duta Kiara?

The management office sets the working hours, the deposit and lift bookings, and none of them has been published. We ask for the current rules before quotes are gathered, so your contractors price them in from the start. Your contractor also obtains the DBKL permit.
