Making Sutera Bukit Tunku feel like home: floor plans and styling
A Sutera Bukit Tunku home needs no building work to feel like yours.
Its rooms are already large; styling fills them with the furniture, light, rugs and art that suit how you live. The plans below show what each type offers.
Most people who move to Kuala Lumpur move into a tower. Sutera Bukit Tunku is the exception: three low blocks of four storeys on Lorong Tun Ismail, 24 homes in all, finished by Asian Pac in 2007 and wrapped in tropical planting. It feels closer to a house on the hill than a condominium, and the rooms are sized to match.
That size is the first thing to plan for. A sofa bought for a city flat looks marooned in a Sutera living room, and one rug leaves a moat of bare floor around it. So we draw each big room as two or three settings, somewhere to sit and talk, somewhere to eat, a corner for reading, before a single piece is chosen.
- 3,251 sq ftThree bedrooms plus two more rooms, six bathrooms
- 3,787 sq ftFour bedrooms plus one, six bathrooms
- About 6,300–7,100 sq ftPenthouses, five bedrooms plus one, seven bathrooms
Sizes as StarProperty and MyRumahBaru list them. MyRumahBaru shows a handful of other layouts as well, so we tape-measure your rooms rather than rely on a brochure.
The extra rooms, the six bathrooms, and what stays
Nothing we found records what these homes were handed over with in 2007, and two decades of owners will have changed plenty since. The built-in joinery usually stays and we plan around it; anything loose that isn’t yours is a conversation with whoever owns it.
The 3,251 sq ft plan comes with two rooms beyond the bedrooms, the 3,787 sq ft plan with one. Nobody publishes what they were meant for, so we judge each by its light and proportions: a study, a room for guests from home, a dressing room, a quiet room for music or prayer.
A standard home here has six bathrooms, more than most households use every day. The ones kept for guests deserve a little attention too: a heavy towel, a small lamp, a framed print. It is the cheapest room in the house to make feel cared for.
Styling a rented Sutera Bukit Tunku home
Tenants at Sutera Bukit Tunku can restyle freely with anything that stands on its own: sofas, rugs, lamps, curtains, art.
Drilling, built-ins or wiring wait for the landlord’s written consent and the management’s approval.
Large rooms, thinly furnished
Homes this size are often let with just enough furniture to call them furnished: a sofa against one wall, a dining set, beds. We go round each room with you and note what belongs to the landlord, what works where it is, and what would work better elsewhere.
Usually the fix is adding, not replacing. A second seating group by the window, a long console behind the sofa, a rug big enough to hold the furniture on it, and the landlord’s table moved under a new pendant can change a room completely.
What your landlord needs to agree
Your tenancy decides. Anything you can carry out of the door is your own business. Screws in walls, curtain tracks and wall-mounted shelving usually need a yes from the landlord; built-in joinery, new wiring or plumbing needs that yes on paper, followed by the building management’s approval.
If drilling is off the table, there is still plenty to work with: framed pieces stood on a sideboard, tall lamps doing the job of ceiling lights, a clothes rail in a spare room, linen curtains hung from the rods already fitted.
When you move in
Give us your date early. With rooms this size, the big orders, sofas, beds and the dining table, have the longest waits, so they go in first and accessories come last. We make the main bedroom whole before anything else, so the first nights are restful even if the living room is still bare.
Choosing for the next home too
Today’s living room may be twice the size of the next one. If you expect to move on, we favour modular seating that splits into two sofas, rugs in pairs rather than one vast one, and lamps, art and side tables that work anywhere. Made-to-measure pieces stay to a minimum.
Styling at Sutera Bukit Tunku, from first call to install day
The same stylist stays with your Sutera Bukit Tunku home from the first conversation to the day the last lamp goes on.
You decide what to buy; we plan, coordinate and finish.
The styling work is a week or two. Furniture is the slow part: four to twelve weeks for most made-to-order pieces, so sofas and beds are settled first.
Every block has two lifts. We find out from management which one carries furniture, and at what hours, before booking a delivery, so nothing waits on the driveway.
- We talk FreeWho will live here, what the shipment holds, what the home already has, and when you need a bed to sleep in.
- We visit and measure RM200, which comes off the fee if you go aheadEach room measured, the spare rooms assessed, the furniture already there noted room by room.
- You see the plan and the feeOur fee in writing, then a layout for each large room in its settings, with a list of what to buy.
- You buy, or we doOrder from the list yourself or let our Procurement Concierge handle it; either way we track every delivery.
- We style itWhen the last piece lands, your stylist sets out the rooms: sofas placed, pictures up, lamps on, beds dressed.
Many rooms means many small decisions. We keep the list so you don’t have to, and you can ask where things stand whenever you like.
What styling costs at Sutera Bukit Tunku
Styling a Sutera Bukit Tunku home is estimated at RM7,780–11,210 for the three-bedroom plan and RM9,495–12,925 for the four-bedroom.
We charge RM1,715 a room and RM2,635 for the living and dining as one space, with the total agreed in writing before we begin.
For the lower figure we style the bedrooms plus the living and dining. The higher figure brings in two more rooms: on the 3,251 sq ft plan, perhaps both extra rooms as a study and a guest room; on the 3,787 sq ft plan, the extra room and a dressing room. Every room is charged, however large it is.
| Home | Rooms in the lower figure | From | Two rooms more |
|---|---|---|---|
| Three bedrooms plus two 3,251 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| Four bedrooms plus one 3,787 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
The sums: three bedrooms at RM1,715 plus the living and dining at RM2,635 is RM7,780; two more rooms bring it to RM11,210. Four bedrooms come to RM9,495, then RM12,925. We have treated the living and dining as one space; where they are separate rooms, each counts as RM1,715. Penthouse fees are set room by room after we have seen them.
Estimated as of October 2026. Furniture is your own purchase, from a shortlist pitched at the budget you give us.
What you get for the fee
We talk first, face to face or on a video call, looking at your photographs and plan. Then we visit, measure every room and look properly at what you already own. You receive a layout for each room and a list of the pieces to buy, from the sofa down to the lamps, rugs and cushions. When the last delivery is in, your stylist spends the day placing, hanging and arranging.
Our Procurement Concierge can take the buying off your hands, from placing orders to booking deliveries.
Want more than styling at Sutera Bukit Tunku?
For plenty of Sutera Bukit Tunku homes, new furniture is enough.
For others, the furniture can stay and it is the 2007 kitchen that has to go.
Six bathrooms is a great deal of tiling to live with if you never liked it. The wardrobes might suit someone else’s clothes. Fixing that is interior design.
We help you sort what should stay, what should change and what deserves doing well, whether it is one bathroom or, over time, the whole home.
Styling changes what is in the rooms. Interior design changes the rooms themselves.
Interior design at Sutera Bukit Tunku, for the long run
Sutera Bukit Tunku has only 24 homes, each large, with six bathrooms in a standard plan.
Close to twenty years on, kitchens, bathrooms and wardrobes are where a long stay usually starts.
When the furniture is right but the rooms themselves are not, we help you decide where to begin.
That might be a kitchen rebuilt around how you cook now, wardrobes deep enough for a family’s clothes, or one bathroom at a time brought up to date. In a home with this many rooms there is no need to empty it all at once; a room or two a year is a perfectly sensible pace.
What a Sutera Bukit Tunku renovation usually covers
- KeepSpace, roomsGenerous plans with spare rooms already in them
- AdaptWardrobesSound carcasses can take new doors, drawers and lighting
- RenewKitchen, bathsThe rooms most likely to be original; six bathrooms can go in stages
- CheckPlan, ceilingsCeiling heights and kitchen layouts aren’t published, so we measure
Your purchase or tenancy papers list what the home came with; we compare them with what is actually there.
Renovation rules at Sutera Bukit Tunku
Neither the management body nor its renovation rules for Sutera are online, so our first step on any design project here is to ask for them: the deposit, the permitted hours, the application forms. With 24 homes sharing two lifts per block, how materials arrive and when the drilling happens affects every neighbour, so we agree it with management before work starts.
Sutera would be our first project in the development; on the first call we show you homes we have designed in other parts of Kuala Lumpur.
Permissions before works at Sutera Bukit Tunku
Renting? Your landlord signs off first. Every home then needs the building management’s written approval on its own terms, and some works also need a city council permit, which your contractor applies for.
Plumbing that moves, walls that come down and anything touching the structure usually need all of them, so we flag it on day one. Styling that leaves the walls alone needs none.
What interior design costs at Sutera Bukit Tunku
Our design fee at Sutera Bukit Tunku is an estimated RM19,745–26,875 for the three-bedroom plan and RM23,310–30,440 for the four-bedroom plan, agreed in writing before we begin.
It covers the design work only; building works and furniture are budgeted separately.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
A typical Sutera brief covers the bedrooms and the kitchen at RM3,565 a room and the living and dining together at RM5,485. On the 3,251 sq ft plan that makes four rooms plus the living space, RM19,745; on the 3,787 sq ft plan, five rooms plus the living space, RM23,310. Add two rooms, a guest bathroom and an extra room made into a study, and the figures become RM26,875 and RM30,440.
With a design project, our Procurement Concierge comes included, and rooms that only want styling are charged at half the usual styling rate.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
Reading the fee
The kitchen is counted as a separate room on the assumption that it has its own door. If yours opens onto the dining area, take RM3,565 off; the visit settles it. Payment is in stages against the written agreement, and pricier materials raise the contractor’s quote, not our fee.
For the 3,251 sq ft plan, our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) totals around RM217k–400k.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| Three bedrooms plus two 3,251 sq ft | RM19,745–26,875 | RM197k–380k | RM388k–845k |
| Four bedrooms plus one 3,787 sq ft | RM23,310–30,440 | RM223k–433k | RM436k–953k |
The Curated column assumes furniture from Commune, Cellini and Poet Living; Bespoke, from Space Furniture, BoConcept and Molteni&C. Neither includes our fee.
Estimates as of October 2026.
Behind the renovation figures
We have priced a home of this age with its floors replaced. The lower figure leaves the bathrooms alone; with six to choose from, tick in the calculator only those you would redo.
Wardrobes, kitchen cabinets, air-conditioners in the bedrooms, a washer-dryer, hob and hood are all inside the range; anything you already have and want to keep comes out of it. Vanities are extra, and penthouses are priced room by room.

FAQ
Styling and interior design questions at Sutera Bukit Tunku
How do you style a furnished home at Sutera Bukit Tunku?
By adding to it before replacing anything. Sutera Bukit Tunku homes are large, and furnished lets here often feel half empty, so we note what the landlord has supplied, keep what works, and fill the gaps with a second seating area, bigger rugs and better light.
Does my Sutera Bukit Tunku landlord need to approve styling?
Not for freestanding pieces such as furniture, rugs, lamps and art leaned rather than hung. At Sutera Bukit Tunku, anything screwed in, built in or wired needs the landlord’s written consent, and works then need the management’s approval too. We go through the alterations clause of your tenancy together first.

How do you furnish such large rooms at Sutera Bukit Tunku?
In zones. A Sutera Bukit Tunku living room of this size works better as two or three settings, a place to sit, a place to eat and a corner to read, each with its own rug and light, than as one oversized sofa against a wall. It also means the pieces suit a smaller home later.
