Making a Sri Kenny home feel like home: floor plans and styling
Styling a Sri Kenny home starts with large rooms and a lot of green outside, then adds the furniture, lighting, rugs and art that make them yours.
No works are needed; the floor plans below show the space.
Sri Kenny is a low-density condominium on Jalan Tun Ismail in Kenny Hills, also known as Bukit Tunku: 108 homes in four five-storey blocks, set into a hillside of trees and completed in 1994. Every home is family-sized. The smallest layouts are about 2,000 sq ft, so the job is rarely fitting things in and usually giving each room a purpose.
- About 2,000 sq ftThree or four bedrooms, three or four bathrooms
- About 2,250–2,500 sq ftFour bedrooms, three to five bathrooms
- About 2,800 sq ftFive bedrooms and five bathrooms
- From about 4,300 sq ftThe largest homes, with four or five bedrooms
Layouts from MyRumahBaru, which marks them as approximate; StarProperty puts the main homes at 2,030–2,600 sq ft. Your own plan may differ, so we measure.
Large rooms, older bones
A home finished in 1994 has had three decades of owners and tenants. Some Sri Kenny kitchens and bathrooms will be original and some long since redone, so on the visit we note what is there before suggesting anything.
In rooms this size, scale matters more than quantity. One deep sofa, a rug large enough for all the chairs to sit on, and a dining table that seats eight read better than many small pieces spread thin.
Five storeys and a hillside of trees mean a lot of green at the windows. We keep furniture low near the glass, choose sheer curtains that soften the light without shutting the view out, and let the colours inside take their cue from outside.
Styling a rented Sri Kenny home in Bukit Tunku
If you rent at Sri Kenny, the large rooms are yours to furnish however you like, from the sofa to the pictures.
Changes that involve tools, a contractor or anything built in need the landlord’s agreement in writing, then the management’s.
A big home, part furnished
Sri Kenny lets often come part furnished, and in rooms of this size a landlord’s three-seater can look marooned. We go through each piece with you and decide whether it anchors a room, moves to the family room or goes back to the owner.
In big rooms, grouping matters most. Pulling the seating off the walls onto one generous rug, with a lamp at each end, gives a living room a centre before anything new is bought.
Your agreement, clause by clause
The furnishing schedule tells you what belongs to the landlord; the alterations clause tells you what you may change. Freestanding things are yours to arrange. Wall fixings normally need the landlord’s nod; joinery, wiring and plumbing need it on paper, and then Sri Kenny’s management has its say.
Without fixings, a tall freestanding wardrobe, picture ledges on a sideboard and standing lamps solve most of it.
Settling a big household quickly
With four or five bedrooms to furnish, order matters. Beds go first, so everyone sleeps well from the start; the dining table next, because family life runs through it; the living room and the art last, when you know how the house is used.
Furniture with a future
Big homes tempt big furniture that won’t fit anywhere else. If Sri Kenny may not be forever, we choose a sofa that could split into two rooms later, an extendable table and rugs in sizes that move well.
Landlords between tenants
If you own a Sri Kenny home and let it, styling can refresh it between tenancies without works. For homes that need work as well, see Furnishing to let below.
Styling at Sri Kenny, from first call to install day
One stylist takes a Sri Kenny home from the first conversation to the day the last picture goes up.
We plan room by room, you choose what to buy, and we bring it together when it arrives.
The styling itself runs to one to two weeks; a home with five bedrooms sits at the longer end. New furniture usually needs four to twelve weeks to arrive, so the slowest pieces are ordered first.
The blocks are five storeys, but a long sofa still has to turn corners. We measure doors and landings on the visit and agree a delivery time with management before booking anything large.
- How the household lives FreeHow many at the table, who works from home, what came with the house and when you want to be settled.
- A visit with the tape measure RM200, deducted if you go ahead with usEach room measured, doors and landings checked for big pieces, and the existing furniture sorted keep, move or return.
- Fee first, then the plansThe styling fee agreed in writing, then a placement guide and shopping list for each room.
- Buying, at your speedFrom the shortlist yourself, or through our Procurement Concierge, who handles orders and deliveries.
- Everything in its placeYour stylist arranges the furniture, hangs the art, lights the lamps and makes the beds in person.
Four or five bedrooms means dozens of decisions and deliveries. We keep the running list, and you can ask us what’s next at any point.
What styling costs at Sri Kenny
Styling a Sri Kenny home carries an estimated Sundays in Bed fee of RM7,780–11,210 for three bedrooms, RM9,495–12,925 for four and RM11,210–14,640 for five, at RM1,715 per room styled and RM2,635 for the open-plan living and dining, agreed in writing first.
Bedrooms plus the living and dining make the lower figure. Big Sri Kenny homes often have rooms beyond those, so the upper figure adds two of them, such as a study and a family room. There are no free rooms, and a 300 sq ft bedroom costs the same to style as a smaller one.
| Home | Lower figure covers | Lower figure | With two more rooms |
|---|---|---|---|
| 3 bedrooms about 2,000 sq ft | Three bedrooms, living and dining | RM7,780 | RM11,210 |
| 4 bedrooms about 2,000–2,500 sq ft | Four bedrooms, living and dining | RM9,495 | RM12,925 |
| 5 bedrooms about 2,800 sq ft | Five bedrooms, living and dining | RM11,210 | RM14,640 |
The sums: 3 × RM1,715 + RM2,635 = RM7,780, or RM11,210 with two more rooms. Four bedrooms: 4 × RM1,715 + RM2,635 = RM9,495, or RM12,925 with two more rooms. Five bedrooms: 5 × RM1,715 + RM2,635 = RM11,210, or RM14,640 with two more rooms. The largest homes, from about 4,300 sq ft, are priced room by room after the visit.
Estimates as at October 2026, not a quotation. Furniture is bought separately, from a shortlist set to your budget.
What styling at Sri Kenny includes
It begins with a conversation, in person or on video, around your photos and plan. We then visit to measure and to see what you have, which is reworked before anything new is proposed. Each room we style gets a placement guide and a shopping list covering furniture, art, lighting, textiles and objects. When everything is delivered, your stylist styles the rooms in person.
If you would rather not manage the orders, our Procurement Concierge places them, keeps the paperwork and books the deliveries.
Want more than styling at Sri Kenny?
Good furniture goes a long way in rooms this size.
But in a home from 1994, the kitchen, bathrooms and wardrobes may be the original ones, and styling can’t change those.
A kitchen too small for the way a big family cooks. Bathrooms that haven’t been touched in thirty years. Wardrobes along walls that would work harder as a dressing room. Interior design is for those.
We’ll help you decide what stays, what goes and what to do properly, one room at a time or the whole home.
Styling makes a large home feel lived in. Interior design changes how it is built.
Interior design at Sri Kenny, when the home needs more than furniture
Sri Kenny’s homes have the space; after three decades, some have kitchens, bathrooms and wardrobes ready for a rethink.
Interior design plans what to change, and in what order, so the home works for how you live now.
With homes of 2,000 sq ft and more, a renovation can be phased: the kitchen and main bathroom first, the guest rooms later.
What a Sri Kenny renovation usually covers
- KeepSpaceRooms large enough that walls rarely need moving
- AdaptWardrobesOld carcasses, if sound, take new doors and lighting

Renovation rules at Sri Kenny
Sri Kenny’s rules for renovation aren’t published anywhere we found, so we ask management for the current version, with the deposit, working hours and forms, before any quote. We haven’t designed a Sri Kenny home yet; on the first call we show you homes we have designed elsewhere in Kuala Lumpur.
Before any works at Sri Kenny
Up to three approvals, one after the other: a tenant needs the landlord’s written consent; then Sri Kenny’s management approves under its rules; then, for certain works, a council permit, which the contractor applies for.
Moving pipes, removing walls and structural work generally need all three, so we discuss them at the first meeting. Styling requires none.
What interior design costs at Sri Kenny
Interior design at Sri Kenny carries an estimated Sundays in Bed fee of RM19,745–26,875 for three bedrooms and RM23,310–30,440 for four, agreed in writing before work starts.
It pays for our design service; renovation and furniture are separate budgets.
- Each room we design
- RM3,565
- Living and dining
- RM5,485
Our fee is for the design service. Renovation and furniture are separate budgets, shown below.
A typical Sri Kenny brief: bedrooms and kitchen at RM3,565 each, open-plan living and dining at RM5,485. Three bedrooms: 4 × RM3,565 + RM5,485 = RM19,745. Four bedrooms: 5 × RM3,565 + RM5,485 = RM23,310. Add two rooms, for example a bathroom and a study, for RM26,875 and RM30,440.
Our Procurement Concierge comes with interior design, and rooms needing only styling are styled at half the styling fee.
3 bedrooms and the kitchen: 4 rooms at RM3,565, plus the open-plan living and dining at RM5,485. The foyer and any yard or service area are designed free.
Within each level, the lower figure covers the essentials; the upper figure adds extras such as a feature wall, LED strips and a kitchen island.
What the two levels mean
Curated. Melamine or laminate carpentry, quartz or sintered stone tops, the existing ceiling kept or a new plaster ceiling. Furniture from Commune, Cellini, Fella Design, Dezign District, Poet Living, Big Brain, Gudang, Crown Livin and Dadswood.
Bespoke. Detailed joinery, sintered stone tops, a plaster ceiling with detailing. Furniture from Space Furniture, Tekni, BoConcept, King Living, Ambient Living, Stanzo, Forest Furniture, Roche Bobois, XTRA, Urban Edge, Molteni&C, Nostaloft, Flexform, Janine and Chesters Collection.
How the fee works
These figures count the kitchen as a separate room. If yours at Sri Kenny opens onto the dining area, deduct RM3,565; we check on the visit. The fee is agreed in writing and paid in stages; a more expensive counter stone affects the contractor’s price, never ours.
Our fee plus renovation and furniture at Curated (Commune, Cellini, Poet Living) totals roughly RM214k–356k for a 2,000 sq ft three-bedroom.
| Home | Our fee | Curated | Bespoke |
|---|---|---|---|
| 3 bedrooms about 2,000 sq ft | RM19,745–26,875 | RM194k–336k | RM383k–752k |
| 4 bedrooms about 2,250 sq ft | RM23,310–30,440 | RM222k–408k | RM433k–901k |
Curated: furniture from Commune, Cellini and Poet Living. Bespoke: furniture from Space Furniture, BoConcept and Molteni&C. Both are renovation and furniture before our fee.
October 2026 estimates, not a quotation.
How these figures are worked out
Renovation is priced for a home of this age, with the floors relaid. No bathroom is redesigned in the lower figure; add yours in the calculator.
The ranges include wardrobes, kitchen cabinetry, bedroom air-conditioners, a washer-dryer, hob and hood; deduct whatever you’d keep. Vanities are outside them.
Furnishing to let?
Preparing a Sri Kenny home for tenants? New loose furniture through styling may be all it needs. If works are due too, our Essential level, with furniture from Ikea, SSF Home or Harvey Norman, goes in quickly and wears well between tenancies. Our design fee doesn’t change with the level.
Renovation and furniture at Essential, before our fee
- 3 bedrooms
- RM108k–167k

FAQ
Styling and interior design questions at Sri Kenny, Bukit Tunku
How do you style a Sri Kenny home that came furnished?
Sort before you shop. At Sri Kenny we look at each landlord or leftover piece and decide whether it anchors a room, moves elsewhere or goes back, then rearrange for the room sizes and shortlist only what is missing.
Can I style a rented Sri Kenny home without the landlord’s permission?
Yes, for freestanding things: furniture, rugs, lamps, curtains on existing rods and pictures on a ledge. At Sri Kenny, fixings, carpentry and anything built in need the landlord’s written consent, and works need management’s approval as well.

How long does it take to style a Sri Kenny home?
One to two weeks of styling, more for five bedrooms, once everything is in. Deliveries of new furniture add four to twelve weeks, so the beds and dining table are ordered first.

Do I need interior design or styling for my Sri Kenny home?

Yes. Renovation at Sri Kenny goes through its management, whose rules we couldn’t find published, so we request the current copy, deposit, hours and forms before quoting. Tenants need the landlord’s written consent first.
What interior design services do you offer at Sri Kenny?
At Sri Kenny we style rented and owned homes room by room, and design kitchens, bathrooms and storage for large family homes that need more. We draw the plans, compare contractors’ quotes with you and manage the works on site, and contractors do the building. Interior styling and our Procurement Concierge are available without a full design, and Virtual Design looks after homes outside Kuala Lumpur and Selangor.
